How much did the Polk County distribution center sell for?

The reported sale price was $131 million. The asset contains 685,000 square feet, but the sources do not provide a verified price-per-square-foot calculation, lease rate or cap rate. The sale price therefore should not be used by itself to estimate the building’s market value or investment return.

A Tampa Bay Business and Wealth Polk County index entry dated October 23, 2026, carried a $133 million headline. The detailed Business Observer account and the canonical transaction title identify $131 million; the higher figure remains an unverified discrepancy rather than a second confirmed sale price.

Where is the Sherwin-Williams warehouse in Winter Haven?

The distribution center is at 400 Bert Schulz Blvd. in Winter Haven, near Old Lucerne Park Road and U.S. 27 in Polk County. The site occupies less than 40 acres and serves as a storage and distribution location for Sherwin-Williams.

Who bought the facility?

The buyer’s legal identity was not disclosed. SRS described the purchaser as “an East Coast-based private family-owned diversified company with interests in real estate and agriculture,” but neither the buyer’s name nor a corporate registration was provided in the transaction report.

The seller was identified through Polk County property records as a New Jersey limited-liability company. That entity paid $34.5 million for the property in 2018. The available information does not establish whether the New Jersey LLC is affiliated with a larger investment platform, so no ownership connection should be inferred.

What changed at the property before the sale?

The original building dates to 1992. A significant expansion completed in 2026 added buildings and office space, increasing the site’s utility for the tenant’s distribution network. The sources do not state the expansion cost, the added square footage or a revised total site area.

What lease does Sherwin-Williams have at the center?

Sherwin-Williams occupies the facility under a corporate-guaranteed triple-net lease with a new long-term extension. In a triple-net arrangement, the tenant generally bears property taxes, insurance and maintenance costs in addition to rent; the corporate guarantee links the lease obligation to the tenant’s parent company rather than only to a local operating entity.

The report does not disclose the extension’s exact expiration date, rent schedule, escalation clauses or renewal options. Those missing terms are important to any underwriting analysis and prevent a complete calculation of the property’s income yield from the published sale price.

How was the transaction financed?

SRS said the purchase was part of a 1031 exchange, a tax-deferred structure in which an investor rolls proceeds from a qualifying property sale into another qualifying real-estate investment rather than immediately recognizing the full taxable gain. The exchange treatment applies to the investor’s tax position; it does not change the recorded purchase price.

The brokerage also described a multistep debt strategy: simultaneous debt placement, subsequent loan assumption, a zero-cash-flow paydown and a secondary loan. SRS said it advised “on the highly structured debt strategy from its inception through closing.” The report does not identify the lenders, loan balances, interest rates or the sequence’s effect on the buyer’s equity contribution.

Why are investors watching Central Florida industrial property?

Regional logistics demand provides context, although it does not prove that this individual center was worth $131 million. JLL reported that the Lakeland industrial market recorded nearly 3 million square feet of net absorption in 2025, matching its historic 2021 peak and rising 74% year over year. JLL also reported more than 10 million square feet of active tenant requirements.

Those figures indicate strong tenant demand across the broader Lakeland market, which includes the Winter Haven area. They do not reveal this building’s rent, vacancy, operating expenses or comparable-sale adjustments. JLL Managing Director Cody Brais characterized the Lakeland Commerce Center sale as evidence of investor confidence in Central Florida’s industrial fundamentals, citing tightening vacancy and accelerating rent growth as support for value-add strategies.

Who handled the sale?

John Redfield of SRS represented the seller. SRS’s Matthew Mousavi and Patrick Luther represented the buyer. SRS announced the transaction and represented both parties, while the buyer’s name remained undisclosed.

What should readers take away from the deal?

  • The asset is a large, expanded Sherwin-Williams distribution center in Winter Haven, not a newly built speculative warehouse.
  • The confirmed reported consideration is $131 million, while a separate $133 million index headline has not been independently verified.
  • The 2018 seller’s purchase price was $34.5 million, but the intervening expansion, lease extension and financing structure mean the two prices are not a simple measure of appreciation.
  • A long-term, corporate-guaranteed triple-net lease can reduce direct expense exposure for an owner, but the undisclosed rent and lease term leave key investment metrics unknown.
  • Lakeland’s strong 2025 absorption and tenant requirements explain investor interest in the region without establishing a standalone valuation for this property.

Frequently Asked Questions

When was the distribution center originally built?

The main facility dates to 1992. It received a major expansion in 2026 that added buildings and office space, although the published account does not state how many square feet the expansion added.

Which brokers represented the parties in the sale?

John Redfield represented the seller. Matthew Mousavi and Patrick Luther represented the buyer, all through SRS Real Estate Partners.

What does a 1031 exchange change for a property buyer?

It can defer recognition of taxable gain when proceeds from one qualifying real-estate sale are reinvested in another qualifying property. The exchange is a tax treatment and does not make the transaction tax-free forever or alter the property’s deeded sale amount.

Does the $131 million figure reveal the center’s cap rate?

No. A cap-rate calculation requires the property’s net operating income, which depends on rent and expenses that were not disclosed. The sale price alone cannot supply that missing income figure.
