Use AI to turn a clean loan-maturity inventory into a ranked refinance-risk work queue. Start with contractual maturity dates and outstanding balances from servicing or core-loan systems, then enrich each record with property, borrower, public-record and CMBS data. A useful model ranks proximity to maturity together with DSCR, LTV, debt yield, property type, geography, financial-data freshness, extension history and delinquency status. It should preserve links to the source documents, show confidence for every extracted field and send high-risk cases to credit staff for review—not make an automatic lending decision.
This approach matters because a loan can look current while its balloon payment is becoming difficult to refinance. The Office of the Comptroller of the Currency (OCC) says banks should assess refinance risk “at underwriting, during ongoing monitoring, and near maturity,” and monitor the “volume and cadence of upcoming loan maturities.”

The objective is not simply to find dates in documents. It is to identify which loans are likely to need a refinance, extension, payoff or workout soon, and to order those cases by the effort and risk they represent. AI performs the repetitive work—reading documents, matching entities, filling missing fields and calculating scores—while lending professionals validate the evidence and decide what to do.
Keep three date concepts separate in the data model:

- [Deep Bass with Clear Vocals] High-performance drivers produce punchy bass while keeping vocals clean and detailed for everyday listening.
- Contractual maturity: the original date on the note or current loan agreement when the balance is due.
- Confirmed extension or modification date: a later date supported by an executed agreement, not merely a conversation or servicing comment.
- Past maturity: a loan whose contractual date has passed without a documented payoff, extension or other resolution.
Mixing those dates creates false urgency or hides loans that are already in a maturity default. A record should retain the original date, each subsequent extension, the document that supports it and the date on which the field was last verified.
How should you define the loan population and maturity windows?
Define the population before choosing a model. A bank-held commercial-real-estate (CRE) portfolio, a CMBS book, multifamily loans, construction and land-development loans and owner-occupied commercial loans have different data and risk patterns. Record the inclusion rule, as well as the as-of date, so that a change in the population is not mistaken for a change in risk.
Use operational maturity buckets
Most teams need queues that match staffing and escalation cycles. A practical starting point is:
- 0–6 months: immediate relationship-manager and credit-officer action.
- 7–12 months: obtain current financials, valuation information and a preliminary refinance plan.
- 13–24 months: monitor trends, concentrations and data freshness before the case becomes urgent.
Store the exact number of days to contractual maturity in addition to the bucket. Recalculate it daily or at least weekly. A loan that moves from 7–12 months to 0–6 months should change queue priority even if its risk factors are unchanged.
Measure concentration as well as individual risk
Aggregate balances by maturity month, lender, geography, sponsor, property type and relationship manager. The OCC’s portfolio guidance calls for systems that monitor the “volume and cadence of upcoming loan maturities.” A portfolio with moderate individual scores can still create a liquidity or staffing problem when many large balloons fall due in the same month.
Which data should feed an AI maturity model?
Use servicing or core-loan data as the system of record for balances and contractual terms, then add independent sources to fill gaps and test plausibility. Do not merge totals from different datasets unless the population, date and definition are recorded alongside the value.
Core and servicing fields
- Loan and facility identifier, product type and current status.
- Original and current principal, scheduled amortization and balloon amount.
- Contractual maturity, interest-rate type, reset dates and documented extension options.
- Payment history, delinquency, covenant exceptions and prior modifications.
- Borrower, guarantor, sponsor, property and lender identifiers.
Property and borrower information
- Property type, address, market and occupancy or rent-roll indicators.
- Net operating income (NOI), debt-service coverage ratio (DSCR), loan-to-value (LTV) and debt yield, with the measurement date and calculation definition.
- Borrower and guarantor liquidity, leverage, covenant compliance and the date of the latest financial statement.
- Collateral valuation, valuation method, appraisal date and trend.
Public-record and securitized-loan enrichment
Open-lien public records can supply lender, borrower, loan amount, interest rate and address fields when internal records are incomplete. Federal Reserve research cautions that lender names and geography are not standardized across counties, so a normalization layer is essential. Keep the original county value beside the standardized entity rather than overwriting it.

For securitized loans, specialist CMBS data can add maturity, delinquency and special-servicing status. Treat a CMBS record as a separate source with its own as-of date. A maturity total from a CMBS dataset cannot be added to a bank portfolio total without proving that the populations do not overlap.
How can AI extract and reconcile maturity dates?
Document extraction is most useful when it produces evidence, not just a date in a spreadsheet. Process notes, amendments, extension agreements, servicing records, payoff letters and relevant filings. For every extracted field, store the original text span, document date, document identifier, extraction confidence and a field for human correction.
- Ingest and classify documents. Identify whether each file is a note, amendment, extension, modification, payoff statement, servicing comment or public filing. Preserve the file hash and access location.
- Extract candidate fields. Ask the model for maturity, extension, modification and payoff dates; principal; borrower; lender; property address; and the exact supporting text. Require an explicit “not found” result instead of a guessed date.
- Match entities. Link spelling variants of borrowers, guarantors, lenders and properties to controlled identifiers. Use address components, tax-parcel references and loan numbers as corroborating keys.
- Reconcile conflicts. Compare the candidate date with the servicing system and any later executed agreement. If two authoritative sources disagree, keep both values, mark the conflict and route it for review.
- Apply confidence rules. Require two-source agreement for high-risk records where possible. A low-confidence extraction on a large loan in the 0–6-month bucket should be escalated even if the numeric score is otherwise moderate.
- Write an audit trail. Record the model version, prompt or extraction rule, timestamp, source text and human correction. Never replace the original text with a silently corrected value.
What counts as a reliable extension?
Count an extension only when an executed agreement, signed modification or authoritative servicing record confirms the new date. A borrower request, a term-sheet discussion or an internal note that says “likely extension” is an exception requiring follow-up, not a new maturity date. Keep the original contractual date so the system can distinguish a loan that was extended once from one that has been extended repeatedly.
How should AI rank refinance risk?
Use a transparent score that combines maturity proximity with the borrower’s ability to support a new loan and the collateral’s likely refinancing value. Federal Reserve supervisory models use loan type, property type, LTV, loan size, loan age and proximity to maturity; a low DSCR near maturity increases projected refinancing risk.
A practical feature set includes:
- Days to contractual maturity, days to a confirmed extension date and past-maturity flag.
- Outstanding principal and balloon amount.
- Current DSCR, DSCR trend and the date and definition of the NOI used.
- LTV, debt yield and the remaining cushion to the lender’s underwriting limits.
- Property type, market, office exposure and local indicators.
- Borrower and guarantor liquidity, covenant status and financial-reporting freshness.
- Collateral-value trend and estimated refinance proceeds available.
- Extension count, prior modifications, delinquency and special-servicing status.
- Concentration measures by lender, geography, sponsor and maturity month.
Rankings should show the contribution of each factor. A credit officer should be able to see whether a loan is high on the queue because it matures in 45 days, has a 55% LTV with falling DSCR, has stale financials, or has several factors together. An opaque probability without explanations is difficult to challenge and difficult to improve.
Why DSCR, LTV and debt yield need trends
A single ratio can hide deterioration. Store at least the current value, prior reported values and the periods used. Falling DSCR can indicate declining NOI or rising debt service; rising LTV can reflect a lower collateral value even when principal has not changed. Debt yield provides another view of property income relative to the loan balance, but it is meaningful only when NOI is calculated consistently.
Include property type and local stress
Federal Reserve research links higher LTV, larger property size and local remote-work exposure to delinquency risk, especially for office loans. The Federal Deposit Insurance Corporation (FDIC) reported that office loans accounted for nearly one-quarter of CRE maturities in 2025. A model should therefore expose office concentration and local-market signals rather than treating every property type as interchangeable.

How do you stress-test loans that are close to maturity?
Run scenarios that reflect how a refinance can fail: higher interest rates, lower NOI, higher operating expenses and a lower collateral value. The OCC recommends multivariable stress testing at both transaction and portfolio levels.
Transaction-level scenarios
- Rate-up: increase the assumed refinancing rate and recalculate debt service and DSCR.
- NOI-down: reduce income for weaker occupancy, rent loss or a lease rollover.
- Expense-up: increase operating costs, taxes, insurance or capital requirements.
- Value-down: reduce collateral value and recalculate LTV and available proceeds.
- Combined case: apply plausible changes together rather than testing each variable in isolation.
Flag a loan when the modeled proceeds cannot retire the balloon, DSCR falls below the institution’s policy threshold or a covenant breach becomes likely. The output is decision support, not an automatic classification. Credit staff must check leases, borrower liquidity, guarantor support, lender appetite and any documented mitigating facts.
Portfolio-level scenarios
Aggregate the same assumptions by maturity month, property type and geography. A modest rate increase may be manageable for one loan but problematic when thousands of loans refinance in the same period. Include the effect of extensions: a New York Fed study found that maturity extensions and payment relief increased the stock of CRE mortgages maturing in the near term, concentrating potential losses.
How should the work queue be routed and monitored?
Send the highest-ranked cases to the people who can act, with an explanation and a due date. A typical routing design is:
Recommended Free Tools
- Relationship manager: confirms borrower intent, requests current financials and documents any extension discussion.
- Credit officer: validates ratios, collateral information and stress results, then sets a refinance, extension or workout path.
- Special-assets team: receives past-maturity, delinquent, special-servicing or severe-stress cases.
- Portfolio-risk team: reviews concentration by month, geography, sponsor, lender and property type.
Each queue item should include the contractual and confirmed dates, balance and balloon, key ratios and trends, stress outcomes, source-document links, extraction confidence, open data conflicts and the next required action. Set service-level dates so a high-risk item cannot remain unassigned.
Refresh stale information
Refresh borrower financials, rent rolls and property valuations when they become stale under your policy or when the model detects a material change. Federal Reserve research finds that stale financials are associated with higher subsequent default risk. A stale-data flag should increase review priority, not be interpreted as proof of default.
Track outcomes for recalibration
Record whether each case was refinanced, extended, paid off, modified, transferred to special servicing or became delinquent. Compare the outcome with the score and the information available at the time of ranking. Recalibrate thresholds only after checking for changes in portfolio mix, data completeness and servicing practices.

How can you compare two or more loans consistently?
Use a common comparison record so a large, soon-due loan is not ranked below a smaller loan merely because the smaller loan has more complete data.

What does the current maturity data say about CRE refinance pressure?
Several published figures explain why an automated maturity queue is useful, while also showing why definitions must be explicit. Trepp reported on July 30, 2025, that “more than $23 billion in CMBS loans now sit past maturity without payoff, liquidation, or extension,” with another $18 billion scheduled to mature within six months. Those figures describe the CMBS population and Trepp’s definitions; they are not a total for every commercial loan.
The FDIC reported $3.2 trillion in bank-held CRE loans in the fourth quarter of 2024 and said nearly one-quarter of CRE maturities in 2025 were office loans. Board of Governors of the Federal Reserve System public-record research placed outstanding CRE mortgage debt at $6 trillion at the end of 2024. These totals cover different populations and dates, so they should not be added together.
Public-record research can reveal liens and terms that are absent from an internal file, but county-level naming differences limit automated matching. A model should display the source and confidence for every enriched field rather than presenting a standardized value as certain.
What controls keep an AI maturity system safe and useful?
Governance is part of the workflow, not an afterthought. Establish controls before the model is connected to a live queue:
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →- Human approval: require a qualified reviewer to confirm high-risk dates, extensions and classifications.
- Evidence retention: retain source text, document identifiers, extraction confidence and correction history.
- Access control: limit borrower and guarantor financial data to authorized staff and log access.
- Versioning: record model, rules, feature definitions and threshold versions used for each score.
- Data-quality monitoring: report missing dates, unmatched entities, stale financials and conflicting sources by portfolio.
- Change management: test a new model or threshold against historical cases before changing production queues.
- Override reasons: require staff to record why a score was rejected, raised or lowered.
There is no universal published accuracy benchmark for AI systems that identify approaching commercial-loan maturities. Accuracy depends on portfolio scope, date-field completeness, entity matching, extension handling and the freshness of borrower and collateral data. Measure those components separately instead of claiming one accuracy number for the entire system.
What are the most common implementation failures?
Counting an unexecuted extension as final
Borrower discussions and unsigned term sheets can move a date out of the urgent queue and conceal a past-maturity exposure. Require documentary confirmation and keep the original maturity visible.
Best Value
Using one date field for every event
Replacing the contractual date with an extension date prevents the portfolio team from seeing how often maturities are being pushed. Store an event history with effective dates and document evidence.
Ignoring missing or stale financials
A high DSCR calculated from old statements may be less reliable than a lower ratio from current data. Add freshness and confidence to the ranking and request updates before relying on the ratio.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteCombining incompatible totals
Bank-held, CMBS and public-record datasets use different populations and definitions. Label each total with its source, as-of date and inclusion rule; do not add them for a headline number.
Allowing the model to make the credit decision
AI can prioritize review, but it cannot verify a lease, judge a sponsor’s willingness to contribute capital or approve a modification. Keep a human decision point for every material action.
What is a practical first rollout?
Start with one well-defined portfolio and a limited set of fields. A staged rollout reduces risk while producing useful work quickly:
- Inventory: export contractual maturities, balances, statuses and identifiers from the servicing or core system.
- Normalize: standardize borrower, lender, property and geography entities while preserving original values.
- Extract: process a representative sample of notes and amendments; have reviewers measure field-level errors and unresolved conflicts.
- Queue: create the 0–6, 7–12 and 13–24-month buckets and show evidence and confidence beside every date.
- Score: add DSCR, LTV, debt yield, property type, data freshness, extensions and delinquency, then test transparent rules against experienced credit staff.
- Stress: run rate, NOI, expense, value and combined scenarios for the largest or soonest balloons.
- Route: assign owners and due dates, then record outcomes and overrides.
- Expand: add public-record and CMBS enrichment only after internal identifiers and date logic are reliable.
This sequence makes it possible to distinguish a model problem from a source-data problem. It also gives management an auditable explanation for why a loan entered the queue and what happened afterward.
Frequently Asked Questions
Can AI find commercial-loan maturities from PDFs and scanned documents?
Yes, document-extraction models can locate maturity, extension and payoff language in notes, amendments and filings, including scanned files when optical character recognition is used. Their output should include the exact text span and confidence, because tables, handwritten changes and superseded clauses can produce plausible but incorrect dates.
How often should a commercial-loan maturity dashboard refresh?
Recalculate days to maturity at least weekly, and more often for loans inside the 0–6-month bucket or with active negotiations. Refresh immediately when a payoff, executed extension, modification, delinquency event or valuation change is posted.
Should a maturity-risk model include loans that are already past maturity?
Yes, but use a distinct past-maturity status rather than placing those loans in a future bucket. They require a resolution workflow and can materially change the interpretation of scheduled-maturity statistics.
What should a credit officer do when the AI date conflicts with the servicing system?
Pause automated routing, compare the source text and document dates, and identify the latest executed agreement. Preserve both values and the reviewer’s correction so the conflict becomes a data-quality issue that can be fixed rather than an invisible overwrite.
