How to Evaluate an AI Infrastructure Company’s Debt and Cash Flow

Evaluate an AI infrastructure company by tracing every claim on cash, then testing whether unrestricted liquidity and recurring operating cash can fund interest, maturities, leases and the capital spending required before new capacity earns revenue. Do not stop at reported borrowings or a cash balance. Include lease liabilities, project and special-purpose-vehicle (SPV) financing, guarantees and material commitments; separate corporate debt from project debt; and map each data-center project from announcement to power, commissioning, customer deployment and actual utilization.

The result should be a dated, filing-based view of payment capacity and funding dependence, not a sector-wide leverage verdict. High capex can be sensible when backed by contracted, creditworthy demand, while a large cash balance can be less useful if it is restricted, pledged or needed for committed construction.

What should an AI infrastructure credit review answer?

A useful review answers three linked questions: what must the company pay, what cash can it reliably generate, and what must happen operationally before planned investment produces cash. Start with the latest annual and quarterly filings and keep every figure tied to its reporting date, currency and reporting boundary.

  • What are the obligations? Identify principal, interest, maturities, collateral, covenants, guarantees, lease payments and commitments across the parent, subsidiaries and project entities.
  • What cash is actually available? Distinguish unrestricted cash and liquid investments from restricted, pledged or trapped cash, and keep undrawn revolver capacity separate from cash.
  • What spending is unavoidable? Model maintenance capex, construction already committed, equipment purchases, power and transmission work, and other costs required before capacity can generate revenue.
  • What could break the plan? Stress utilization, rental rates, energization dates, construction costs, customer deployment, refinancing access and counterparty performance.

There is no supported universal debt-to-EBITDA cutoff for this sector. A diversified cloud provider with established operating cash flows has a different risk profile from a specialized operator whose repayment depends on completing a few large projects.

How do I reconstruct an AI infrastructure company’s full obligations?

Read the debt, lease, commitments, contingencies, liquidity and risk-factor notes rather than relying on the balance-sheet debt line. Build one schedule for the legal entity that raises funding and another for the projects and subsidiaries that receive it.

Start with every funded claim

  1. List current and long-term loans, bonds, secured facilities, equipment financing, convertible notes and drawn revolvers.
  2. Add finance leases and operating-lease commitments. A lease can be economically similar to financing even when accounting presentation separates it from borrowings.
  3. Identify project or SPV debt, supplier-finance arrangements, take-or-pay contracts and other material contractual claims on cash.
  4. Record guarantees, letters of credit, completion support and other obligations that may become payable if a project or customer fails.
  5. For each instrument, capture principal, interest rate or spread, maturity, amortization, collateral, financial and incurrence covenants, conversion terms, guarantees and recourse.

Separate gross debt, net debt and liquidity

Gross debt is the contractual principal before offsets. Net debt is meaningful only when the subtraction includes cash and investments that are liquid, unrestricted and available to the relevant borrower. Cash held in a project account, pledged to lenders, required by a debt-service reserve or trapped in a subsidiary cannot automatically fund parent obligations.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Show unused revolver commitments on a different line from cash. Check the borrowing base, collateral tests, covenant headroom, conditions to draw and expiration date. A large undrawn facility may disappear when asset values fall or a covenant is breached.

Build a maturity and security map

Sort principal and lease payments by quarter or year, then mark secured claims ahead of unsecured creditors. Note cross-default provisions and guarantees linking a project facility to the parent. The map should show refinancing walls, not just total debt. A company that appears lightly leveraged can still face a near-term maturity concentrated in a period when construction consumes cash.

How can I test whether cash flow covers debt service and capex?

Use the company’s fiscal periods and calculate cash available after the spending needed to keep and expand the platform. Accounting earnings or EBITDA are not cash available for debt service unless reconciled to actual cash receipts and payments.

Use a transparent cash-coverage bridge

A practical bridge is:

Cash available before financing = operating cash flow − maintenance capex − committed growth capex − cash interest − scheduled principal − lease payments

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

State exactly what the company includes in operating cash flow and capex. Some issuers exclude equipment deposits, capitalized software, acquisitions or capitalized interest from “free cash flow.” Reconcile the issuer’s non-GAAP measure to the cash-flow statement and create your own version when necessary.

Measure runway, not just a single ratio

Runway is the number of periods unrestricted liquidity can fund the modeled cash deficit after committed and necessary infrastructure spending. Start with cash and liquid investments available to the borrower, add only realistically drawable facilities, and subtract restricted cash, minimum operating balances and committed uses. Then layer in scheduled debt service and construction milestones.

Present at least a base case and downside cases. In a downside, reduce utilization or GPU rental rates, delay energization, increase construction costs, slow customer deployment and assume refinancing is unavailable or more expensive. The output should identify the month or quarter when a new equity raise, asset sale, refinancing or project-level draw becomes necessary.

Check the timing mismatch

Data-center spending often precedes revenue by many quarters. Compare the payment date for land, power equipment, servers and construction invoices with the date a customer can begin paying. A signed contract may improve visibility but does not eliminate the interim funding gap, commissioning risk or customer credit risk.

What is the difference between corporate debt and project-level debt?

Corporate debt is raised by the parent or an operating company and usually supports a broad pool of assets and activities. Project-level debt is tied to a defined facility, contract or SPV, with repayment sized to specified project cash flows and lender protections.

Corporate financing

  • Proceeds can fund multiple sites, general operations, acquisitions or equipment.
  • Creditors may have recourse to the issuer’s wider asset base, subject to security and guarantees.
  • Repayment depends on consolidated cash flows, so weakness at one project can be covered by another only if cash can legally move.
  • Covenants may restrict additional borrowing, dividends, asset sales or transfers to subsidiaries.

Project or SPV financing

  • Debt is secured by project assets, contracts, accounts and sometimes reserve accounts.
  • Lenders may rely primarily on the project’s contracted cash flows and impose completion, coverage and distribution tests.
  • Non-recourse or limited-recourse language can protect the parent, but completion guarantees, equity commitments and support agreements can recreate economic exposure.
  • Cash may be trapped at the project until debt-service and reserve requirements are met.

Map the entity that owns the data center, the entity that signs the customer contract and the entity that owes the lender. Off-balance-sheet presentation does not remove an economic obligation. J.P. Morgan’s overview of data-center financing describes how structure, recourse and contracted cash flows change risk; read it alongside the issuer’s own facility documents and filings at J.P. Morgan’s infrastructure financing analysis.

How do I tell whether planned capacity will become revenue?

Track capacity through operational gates instead of treating an announcement as production. For each material project, record the date and evidence for every stage.

  1. Announced: management has described a site, customer, power plan or target capacity.
  2. Financed: debt, equity, lease or other funding is committed and its conditions are understood.
  3. Under construction: permits, equipment orders and construction milestones are progressing.
  4. Powered: utility interconnection and transmission deliver usable electricity at the site.
  5. Commissioned: systems have passed testing and can be placed into service.
  6. Customer-deployed: contracted equipment or space is installed for a named or identifiable customer.
  7. Utilized: the customer is actually running workloads and producing billed revenue.

For each step, test power availability, permitting, supply-chain lead times, construction completion, network connectivity and GPU delivery. Then examine contract duration, pricing or rental-rate mechanics, minimum commitments, termination rights, customer credit and concentration. A 20-year lease can provide demand visibility while leaving execution, counterparty and utilization risks.

Examples of why delivery detail matters

IREN’s FY2026 filing identifies data-center development and GPU purchases as primary cash requirements and flags capital-market access, execution, GPU rental rates and counterparties as liquidity risks. Its disclosure shows why a debt schedule must be read with the spending plan and operating assumptions; see the IREN FY2026 filing.

Riot’s Q2 2026 materials describe a 191 MW, 20-year lease, an initial 25 MW delivery in May 2026 and sales of Bitcoin inventory as a funding source for the equity component of data-center capex. Those details connect contract timing and an unusual funding source to the project’s cash needs; they do not prove that all planned capacity is operational. The filing is available in Riot’s Q2 2026 earnings materials.

Which metrics let me compare two AI infrastructure companies fairly?

Normalize the reporting period, currency, consolidation boundary, capex definition and debt treatment before comparing. Use the same six axes for every issuer.

Comparison axis Questions to answer
Liquidity and operating cash How much unrestricted cash and liquid investment is available, and has operating cash flow been positive and repeatable?
Debt and lease burden What is gross debt, lease commitment, secured debt and the maturity profile after including project and SPV obligations?
Post-capex cash flow What remains after maintenance, committed growth capex, interest, principal and lease payments under the same definition?
Funding dependence How much expansion requires new equity, refinancing, asset sales, customer prepayments or volatile operating-asset sales?
Customer quality How concentrated are customers, how long are contracts, and what are credit, termination and minimum-payment provisions?
Delivery and utilization What share of capacity is powered, commissioned, deployed and producing revenue, and what delays or utilization assumptions remain?

A hyperscaler’s established businesses may provide cash to fund new data centers, while a specialized operator may depend directly on project completion and customer utilization. The comparison is useful only after those structural differences are made explicit.

What do current company figures show—and what do they not show?

Dated examples illustrate the mechanics, but figures from different issuers and periods are not universal benchmarks.

Issuer or source Reported or estimated figure How to use it
Microsoft, June 30, 2026 $76.8 billion in cash, cash equivalents and short-term investments Point-in-time liquidity; test how much is unrestricted and available after commitments.
Microsoft, FY2026 $182.9 billion operating cash flow Annual operating cash generation; compare with the same year’s interest, maturities and capex.
Microsoft, FY2026 annual report $51.4 billion year-over-year increase in additions to property and equipment Shows the scale of investment growth, not a measure of debt capacity by itself.
Tesla, December 31, 2025 $8.18 billion aggregate principal indebtedness Debt principal at a reporting date; add leases and other claims.
Tesla, December 31, 2025 $7.96 billion total minimum lease payments Contractual lease burden; timing and discounting determine cash impact.
Tesla, 2026 management expectation More than $20 billion capital expenditures, including AI initiatives Forward-looking forecast, not a settled outcome.
J.P. Morgan, 2026 estimate $697 billion capex for the five largest U.S. hyperscalers Industry forecast, not realized spending or an issuer credit threshold.
IMF, April 2026 online annex Around $3 trillion hyperscaler capex through 2029 Multi-year estimate; compare with company plans only after aligning definitions.

Microsoft’s own FY2026 annual report provides the cash, operating-cash-flow and property-and-equipment figures. Use management’s liquidity outlook as one input, then independently test restrictions, commitments and spending timing.

Tesla’s debt, lease and capex disclosures are in its 2025 annual report. The more-than-$20 billion capex amount is management’s 2026 expectation and should be revised when later filings report actual spending or a changed plan.

What do lending-market statistics add to an issuer review?

Market statistics provide context, not a pass-fail test. The Bank for International Settlements analyzed a dataset in which average loans to AI-related companies were $169 million versus $90 million for other companies; average maturities were 4.7 versus 4.8 years, and average spreads were 6.2 versus 6.1 percentage points. These are population averages, not terms every AI infrastructure borrower receives. Review the methodology in the BIS bulletin on financing the AI boom.

J.P. Morgan quoted John Servidea, its Global Co-Head of Investment Grade Finance, saying, “AI financing is the biggest secular theme in our professional lifetimes.” That is a market perspective, not evidence that any particular issuer can repay debt. The quotation appears in J.P. Morgan’s August 10, 2026 article.

The IMF’s estimate of around $3 trillion in hyperscaler capex through 2029, from its April 2026 online annex, is likewise a forecast. It cannot substitute for a company’s contracted backlog, construction schedule or liquidity test; consult the IMF annex for scope.

How should I stress-test the financing plan?

Stress each assumption that turns infrastructure spending into debt-service cash. Use explicit dates and show which covenant or funding need is affected.

Demand and pricing

  • Lower GPU rental rates or cloud prices while keeping debt service fixed.
  • Reduce utilization during customer delays, workload migration or weaker demand.
  • Apply customer concentration shocks, including a delayed or terminated anchor contract.

Construction and power

  • Delay energization and commissioning by several quarters.
  • Increase equipment, labor, interconnection or financing costs.
  • Assume a permit, transmission or supply-chain milestone slips while interest continues to accrue.

Funding and refinancing

  • Remove an expected refinancing or assume a materially higher interest rate.
  • Reduce revolver availability when borrowing-base or covenant tests tighten.
  • Test whether equity, asset sales or customer prepayments can realistically arrive before the cash shortfall.

Report the first period in which unrestricted liquidity falls below required operating and debt-service balances. Also show the minimum utilization or rental rate needed to avoid that point. A scenario is useful when it identifies a trigger and a management action, not when it produces a single false-precision probability.

How do I turn filings into a repeatable evaluation worksheet?

Use a worksheet that preserves source dates and lets another analyst reproduce every conclusion.

  1. Collect filings: download the latest annual report, quarterly report, debt agreements, lease note, commitments table, liquidity note and subsequent-event disclosures.
  2. Create an obligation register: enter each facility, lease, guarantee, commitment and project entity with principal, rate, maturity, security and recourse.
  3. Tag cash: classify each cash balance as unrestricted, restricted, pledged, trapped or otherwise unavailable, and identify the legal owner.
  4. Reconcile cash flow: bridge operating cash flow to your stated post-capex cash measure and explain every adjustment.
  5. Build the maturity calendar: place interest, principal, lease and committed construction payments in the period they are due.
  6. Map projects: record capacity, power, permits, construction, commissioning, customer deployment, utilization and revenue for each material site.
  7. Document contracts: capture customer duration, minimum payments, pricing, credit quality, concentration and termination rights.
  8. Run scenarios: test utilization, pricing, delays, cost overruns and refinancing assumptions, then identify the liquidity breach point.
  9. Update after each reporting period: replace forecasts with actual capex, cash flow, debt draws, deliveries and customer activity.

Keep management forecasts labeled as forecasts. For example, Oracle announced on February 1, 2026 a plan to raise $45–50 billion in gross proceeds during calendar 2026 to expand OCI capacity for contracted demand. The announcement explains intended funding and demand, but does not establish that all proceeds were raised or all planned capacity became operational. Track subsequent filings and financing announcements before treating the plan as available liquidity. The announcement is described in the cited infrastructure financing coverage.

What mistakes most often distort an AI infrastructure debt analysis?

  • Counting only headline borrowings: leases, guarantees, SPV debt and take-or-pay commitments can be material.
  • Netting all cash against debt: restricted or project-level cash may not be available to the parent.
  • Calling announced capacity revenue: power, commissioning, deployment and utilization are separate gates.
  • Using EBITDA as debt-service cash: taxes, working capital, capex, interest and principal still require cash.
  • Ignoring contract quality: a large nominal contract may have weak customer credit, termination rights or no minimum payment.
  • Comparing mismatched periods: align fiscal years, currencies, consolidation boundaries and capex definitions.
  • Treating forecasts as results: label management expectations and industry estimates until filings confirm them.
  • Assuming non-recourse means no exposure: completion guarantees, equity commitments and trapped cash can transfer risk back to the parent.
  • Applying a universal leverage cutoff: business maturity, asset security, contract quality and funding access matter as much as a ratio.

How should the final investment or credit memo be written?

State the conclusion in terms of conditions and timing. Identify the obligations that must be paid, the unrestricted resources available, the projects that must reach revenue and the external funding the plan assumes. Separate observed facts from management forecasts and your stress assumptions.

A defensible memo can therefore say, for example, that liquidity covers modeled obligations through a stated quarter only if a project reaches a stated utilization level, a customer remains solvent and refinancing closes on specified terms. It should also list the evidence that would change the view: a delayed energization date, a covenant amendment, a new guarantee, a customer termination, actual capex above plan or a shift from project funding to parent funding.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Recalculate after every annual and quarterly filing. Debt, leases, restricted cash, capex and project status change quickly in this sector, so a conclusion without a reporting date is incomplete.

Frequently Asked Questions

How should I treat an undrawn revolver in liquidity analysis?

Show it separately from cash and include it only to the extent the borrowing base, covenants, collateral and expiration terms permit a draw in your scenario. A facility that is technically committed may be unavailable after a covenant breach or asset-value decline.

Should convertible notes be counted as debt or equity?

Count the contractual principal and cash interest as debt until conversion actually occurs. Then analyze conversion triggers, settlement choice, dilution and any capped-call or repurchase provisions separately; an assumed future conversion is not current liquidity.

What if an issuer reports a large adjusted free-cash-flow number?

Reconcile it to the statement of cash flows and identify excluded equipment deposits, capitalized software, acquisitions, capitalized interest, lease payments and restricted cash movements. Use the measure only after deciding whether each exclusion is genuinely nonrecurring for this infrastructure plan.

How often should an AI infrastructure debt model be updated?

Refresh it with every quarterly and annual filing and whenever the company announces a financing, major contract, project delay, asset sale or capacity change. Interim updates matter because debt draws and construction payments can move faster than reported annual results.
