Bengaluru office parks generally protect power and internet access through layers, not a single backup system: BESCOM supply and transformers feed the site, UPS batteries bridge interruptions, and diesel generators provide longer-duration backup. For connectivity, multiple carriers and physically separate fiber routes can reduce dependence on one provider or cable path. The practical answer for a tenant depends on which loads and circuits are actually covered, how independent the backup paths are, and whether the systems have been tested under load.
That distinction matters: a park can have substantial installed capacity and still experience a common failure. Before leasing or moving critical operations, ask the property manager for current test and maintenance records, a description of the transfer sequence, and evidence that internet routes are physically diverse.

How does backup power work in a Bengaluru office park?
A typical arrangement has four linked stages: utility power enters the property, transformers and distribution equipment deliver it to tenants, UPS systems bridge the transition, and generators provide sustained backup. The building’s design determines whether backup covers only essential services, selected tenant circuits, or a broader share of the load.
Utility supply and transformation
BESCOM feeders supply a campus or building. Transformers step the incoming supply down for distribution through the site. The number of feeders alone does not establish resilience: tenants should ask whether the feeds are genuinely independent and what happens if the incoming supply or shared downstream equipment fails.

UPS and batteries bridge interruptions
UPS equipment and batteries protect sensitive loads, including network and server equipment, while automatic transfer controls move the supply to generator power. The UPS is a bridge, not necessarily an all-day power source. Its useful runtime depends on the installed battery condition and the load connected to it, so a stated UPS provision does not by itself confirm that a tenant’s server room is covered for a particular duration.
Generators carry sustained outages
Diesel generators can support critical systems or, where the design and operating rules provide for it, a wider building load. Generator capacity is usually expressed in kVA; the installed nameplate total does not tell a tenant how much capacity is reserved for its space. Ask what share of your actual load is backed up, how loads are prioritized or shed, how fuel is replenished, and what recent loaded-test results show.

Redundancy depends on separation and maintenance
Terms such as N+1, N+2 and N+N describe arrangements with spare or duplicated capacity, but labels alone are not proof that a failure can be contained. Redundant equipment may still share a feeder, distribution board, control system, cable route or maintenance dependency. The important questions are what can fail together, whether maintenance can take one component offline without interrupting service, and whether transfer controls and interlocks work as designed.
Does “24/7 power backup” mean every office load will stay on?
No. The phrase is not enough to establish which circuits are backed up, how much tenant load is covered, or how long fuel and UPS batteries will sustain it. Request a written description of the supported loads and the building’s operating sequence, then compare it with the equipment your team actually needs to keep running.

- Essential building services: Ask whether lifts, fire and life-safety systems, lighting, cooling, access controls and common areas are included, and whether they receive priority over tenant loads.
- Tenant circuits: Confirm which outlets or distribution boards are connected to generator-backed supply. Do not assume every socket in an office is backed up because the building has generators.
- IT and server equipment: Establish whether the tenant’s server room, core switches, firewalls, optical terminals and Wi-Fi controllers are on UPS-backed circuits. Check the UPS runtime at the tenant’s expected load rather than relying on a general building specification.
- Duration and fuel: Ask for the fuel autonomy stated for the building, the refuelling arrangement, and any limits on generator operation. A tank-capacity claim does not establish the duration available at your load.
Ask the manager to explain the full sequence from a utility interruption to generator supply, including which equipment transfers automatically, what requires intervention, how tenants are notified, and what happens if a generator or transfer component does not start. Request records of recent tests rather than treating design descriptions as proof of present performance.
What do Bengaluru facility examples show?
Published facility descriptions illustrate a wide range of designs, from office buildings to high-criticality data centers. The figures below are claims made by the named sources about particular facilities; they are not city-wide standards, guarantees for other parks, or independent confirmation of current operating condition.

| NTT Bengaluru Data Center 3 | NTT’s brochure states 99.99% uptime and describes express BESCOM feeders to a 66 kV substation, N+N UPS backed by batteries, N+2 redundancy for transformers and generators, automated changeover to diesel generation, and three diverse fiber paths to meet-me rooms. The brochure was accessed in 2026; its publication date is not stated. | This is a high-criticality data-center benchmark, not evidence that ordinary office parks provide the same design or uptime. |
| Web Werks BLR-1, Whitefield | The facility lists N+N UPS, utility-substation and diesel-generator redundancy, feasibility for all major telecom carriers, and multiple redundant fiber paths with multiple entry points. | These are facility-stated capabilities. Tenants should still verify which routes and providers are available to their own suite. |
| Featherlite Signature, Cessna Business Park | Its leasing FAQ lists 0.6 kVA per square foot connected load, dual BESCOM supply, one 1,500 kVA DG plus two 750 kVA DG sets, a 990-litre day tank described as four-day capacity, and UPS provisions for emergency infrastructure. | These are the building’s stated specifications, not a guarantee of capacity or runtime for an individual tenant. Ask for current maintenance and test records and clarify which loads the provisions cover. |
| Apollo Power Systems, Devanahalli | A TÜV SÜD R&D-center case study records a 1.6 MVA transformer, two 750 kVA DG sets, dual-source infrastructure and a 1.1 km trenchless cable connection to BESCOM. | The case shows how a new R&D facility can engineer a redundant electrical backbone; it does not define a typical office-park design. |
| Praja Infratech, Electronic City Phase 2 | Perkins reports five 4006D-23TAG2A engines with 3,750 kVA total standby power. The engines are described as meeting India’s CPCB II emissions standard. | This is a reported standby-power installation at one project. It does not establish how much capacity a tenant receives or the operating rules for another site. |
Specifications are most useful when treated as a starting point for questions. For example, a generator total is meaningful only alongside the backed-up load, maintenance status, transfer arrangements and fuel plan; a fiber-path count is meaningful only if the routes are actually separate.
Why can a park with generators still lose power?
Installed backup capacity cannot eliminate shared failure points. In a historical example, Bangalore Mirror reported on 7 March 2012 that an outage affected all six buildings at ITPB for roughly three hours, despite a dedicated BESCOM line, a 12.5 MW captive power station and five diesel generators. The incident demonstrates common-mode risk; it is not a current outage rate or evidence of present-day performance at the park.

Inspection and testing are therefore as important as equipment lists. ITiFY’s July 2025 electrical audit of “ABC Bangalore” covered 185 inspection points; it reported that 26 required corrective action, including 14 immediate-action findings, and identified one non-functional DG interlock. Those findings apply to that audit, not to Bengaluru office parks generally, but they show why tenants should request recent inspection results and evidence that corrective actions were closed.
Useful evidence includes generator test records under load, UPS and battery maintenance records, transfer-switch and interlock checks, recent thermography, electrical-safety findings, and documented follow-up on defects. Ask who is responsible for each test and what tenants are told when a test reveals a problem or a system is unavailable for maintenance.

How do office parks keep internet available during a fault?
Internet resilience has both a provider layer and a physical-path layer. Contracting more than one ISP can help only when the providers’ circuits do not depend on the same vulnerable route or building entry point.
Multiple carriers reduce provider dependence
A carrier-neutral facility or meet-me room can make it possible for tenants to choose among telecom carriers. Confirm which carriers can serve your specific building and suite, whether a carrier can deliver a second circuit, and what escalation and restoration terms apply. The number of providers available at a campus does not tell you how many have independent routes into your premises.

Physical route diversity addresses cable cuts
Separate fiber paths, building entry points and risers can reduce the chance that one excavation, damaged duct or riser fault interrupts every connection. Ask for route-diversity documentation showing where each circuit enters the site and how its path differs from the other circuit. Two internet services can still share infrastructure if they use the same duct, entry or riser.
Tenant equipment has to fail over too
Dual-WAN routers, BGP or SD-WAN can switch traffic between independent circuits, but logical failover cannot compensate for circuits that share a physical path. The tenant’s own network equipment also needs reliable power: keep core switches, firewalls, optical terminals and Wi-Fi controllers on UPS-backed circuits, or a building power event may disrupt the local network even while an ISP circuit remains available.
What should tenants ask before choosing a park?
Use the same evidence-focused questions with each property manager so you can compare actual arrangements rather than marketing terms. Ask for documents and test records wherever possible.
Power supply and distribution
- How many BESCOM feeds serve the property, and are their routes and upstream arrangements independent?
- What transformer capacity is installed, how is it allocated, and when was the equipment last maintained?
- Which tenant circuits and building services receive generator power? What percentage of the tenant’s expected load is supported?
UPS and generator endurance
- Is the UPS topology N, N+1 or N+N, and what loads does it protect?
- How old are the batteries, what runtime is measured at the tenant’s actual load, and is a bypass arrangement available?
- What is the generator start and transfer sequence? How often are generators tested under load, and when was the last test?
- What fuel autonomy is stated, what refuelling arrangements exist, and which loads are shed if available capacity is limited?
Internet paths and operating commitments
- How many ISPs can serve the premises, and is carrier-neutral meet-me-room access available?
- Do circuits use different building entries, risers and street routes? Can the property manager provide route-diversity documentation?
- Can the tenant use dual-WAN or SD-WAN, and who monitors the circuits and handles escalation?
- What restoration targets, outage communications and service-credit terms are in the relevant provider or property agreements?
Evidence and incident handling
- Request recent thermography, electrical-safety findings, DG interlock test records and confirmation that corrective actions have been closed.
- Ask how often power and connectivity failover are tested, who witnesses the tests, and whether the results can be shared with tenants.
- Confirm whom to contact during an outage, how the property communicates status, and whether the tenant can receive an incident report afterward.
No comparable, current city-wide statistic for Bengaluru office-park outage frequency or ISP restoration time is established by the available facility evidence. Request a property’s incident history and each carrier’s restoration commitments directly, and compare the time period and definitions used rather than treating individual examples as a city average.

Frequently Asked Questions
Does a second ISP automatically provide a backup internet connection?
No. A second service is useful as failover only if it is installed, configured, powered and monitored so traffic can move to it. Ask the carriers and property manager to confirm physical route separation, and have your network team verify the failover behavior.
Who should test internet failover: the building or the tenant?
Responsibility depends on where the service handoff sits. The property can explain building access and shared infrastructure, while the tenant or its network provider should verify that its router and circuits switch traffic as intended.
Can a tenant rely on a park’s stated uptime percentage as a service guarantee?
Not unless the relevant lease or service agreement makes it a commitment and defines how it is measured, what systems it covers, and what remedy applies. A facility brochure’s uptime figure describes that source’s claim, not necessarily the tenant’s contractual service level.
