For borrower and refinance prospecting, compare Capitalize and Circlemark first. Capitalize covers broad commercial-real-estate (CRE) loan records, lender and loan-comparable research, owner contacts, outreach drafting, and execution tracking. Circlemark is narrower but purpose-built for maturing, matured, and distressed commercial loans in selected US markets. Add Lev when lender discovery and deal workflow matter as much as finding prospects; assess Corlen when document intake, guideline checks, and lender-condition follow-up are the bottleneck. These are vendor-described capabilities, not results from independent product testing.
What an AI tool should do for a commercial mortgage broker
Commercial mortgage prospecting has two distinct jobs. The first is finding a likely borrower: an owner whose loan is maturing, a property with a refinancing need, or a sponsor that fits a target asset and geography. The second is moving a real opportunity to closing: collecting financials, checking lender guidelines, packaging a submission, tracking conditions, and keeping records current. A platform that excels at one job may be a poor substitute for the other.

Vendor pages describe the products below; no independent head-to-head test, standardized conversion study, or comparable pricing survey was established. Treat counts, speed claims, and coverage statements as claims to verify in a demonstration using your own market and loan types.
Shortlist by the job you need to solve
| Primary need | First products to evaluate | Why they fit |
|---|---|---|
| Find borrowers from loan records, owner data, and lender activity | Capitalize | Nationwide loan-record search, lender and loan-comparable research, owner contact records, outreach drafting, and execution tracking are all described on its vendor page. |
| Prioritize maturities or distressed debt in named US markets | Circlemark | Its database is organized around maturing, matured, and distressed commercial loans, with owner links and weekly rechecking. |
| Match deals to lenders and manage the transaction | Lev | Current product descriptions include Lender Search, Lev Match, Lev Memo, and Lev Agent, covering sourcing through closing. |
| Automate intake, guideline checks, packaging, and follow-up | Corlen | Its stated workflow is a borrower pipeline with document review, packaging for multiple lenders, and automated rechecking and reminders. |
| General CRE CRM and business intelligence | Enaia | Prospect and deal management, contact information, news, insights, and a connection to a brokerage CRM are described, but its stated audience is occupier and landlord representatives. |
Use the shortlist as a starting point, not a ranking. A debt broker serving counties outside a vendor’s coverage area, or handling a specialty property class, should validate records before committing to a subscription.

Capitalize: broad CRE prospecting and lender intelligence
Capitalize positions itself as a CRE-specific research and workflow platform. Its vendor page says users can search nationwide loan records, identify active borrowers, examine lenders and loan comparables, create owner contact records, draft outreach sequences, and track loan execution. That combination makes it the broadest first look for a broker whose pipeline begins with market research rather than an already-submitted file.
What the vendor says is in the database
- 100K+ lenders
- 650K+ lender contacts
- 2M+ sponsors profiled
- 500+ models and agents
Those figures are vendor-published, undated counts accessed in 2026, and are not independently verified. Ask when each dataset was refreshed, how duplicate entities are resolved, and whether a displayed owner, lender, or contact can be traced to a source record.
Best-fit workflow
- Define a target list by geography, property type, loan size, and likely event such as maturity or refinancing.
- Search loan and sponsor records, then inspect the lender and comparable-loan context before contacting an owner.
- Create or verify the owner and lender contact record; check titles, company affiliation, and recency.
- Use the outreach drafting capability to prepare a message that a broker reviews for accuracy and compliance.
- Move qualified opportunities into the execution-tracking workflow and record the next document or lender action.
A testimonial hosted by Capitalize from Jordan Y., Senior Associate at SRS, says: “Capitalize has been a breath of fresh air. I love that I am able to easily search nationwide lenders and loans for free. It has really helped me get a clear picture of what is going on in the commercial real estate debt landscape. Not to mention, I can even access contacts at each lender directly from Capitalize.” This is a customer statement presented by the vendor, not independent validation.
Questions to ask in a demo
- Can the platform show the source and recording date for a loan, lien, maturity, or ownership field?
- How are estimated maturities labeled differently from dates supported by recorded instruments?
- What export, CRM, email, and permission controls are available for a team?
- How are AI-generated summaries and outreach drafts marked for human review?
Circlemark: a maturity-driven prospecting option
Circlemark is more specialized than a general CRE research platform. Its vendor description centers on a database of maturing, matured, and distressed commercial loans, the owners behind LLCs, and weekly rechecking. It distinguishes record-based maturity dates from estimates, a distinction that can materially change the quality of a refinance campaign.
Published scale and geography
| Metric | Vendor-published figure |
|---|---|
| Active commercial loans | 125,111 |
| Loans maturing in 12 months | 13,089 |
| Stated maturities over the next 12 months | $29.9 billion |
These are figures shown on the undated vendor page accessed in 2026. The page names New York City, Dallas–Fort Worth, Houston, Austin, and San Antonio and says coverage is expanding toward the 50 largest US metros. Before relying on a count, confirm the exact counties, property types, and loan categories included in your service area.
How to use maturity data responsibly
- Filter to the metro, county, asset class, and maturity window your team can actually serve.
- Separate record-supported dates from estimates in your call or email queue.
- Open the ownership chain and verify the operating company, registered agent, or other contact path before outreach.
- Ask what source record supports the maturity and owner link, and note the last recheck date.
- Prioritize by timing and fit rather than treating every listed loan as an active refinance opportunity.
Circlemark is a strong candidate when maturity timing is the campaign trigger. It is less obviously complete for a broker whose primary need is nationwide lender research, broad comparable-loan analysis, or post-intake file operations.

An older Lev page described programs and criteria from 4,000+ lenders. Because that figure may be stale, confirm the current network size, active lender coverage, and the date on which criteria were last updated. The current overview does not provide comparable pricing or measured broker-prospecting outcomes.
Where Lev belongs in a buying decision
- Choose it for evaluation when lender discovery and deal workflow are equally important.
- Test the match logic with anonymized deals that include debt amount, property type, location, sponsorship, leverage, and timing.
- Inspect the explanation behind each suggested lender: criteria, exclusions, freshness, and whether a human can override the recommendation.
- Confirm handoffs to your CRM, loan-origination system, email, and document repository before signing.
Corlen: automate the loan file after the lead exists
Corlen is aimed at operations that begin after a borrower has entered the pipeline. Its vendor describes a CRM-like borrower pipeline, guideline checks, packaging one deal for multiple lenders, and automated follow-up and document rechecking.
Vendor-stated performance claims
- “90% Less manual document chasing”
- “<5 min To review a borrower package”
- “10 min To go live on your guidelines”
These are vendor claims, not independently confirmed benchmarks. During a proof of concept, measure your own elapsed time from intake to a complete package, the number of missing-document reminders, and the rate of false guideline alerts.
Security and governance checks
Corlen describes encrypted storage, role-based access, tenant separation, and audit logs, and says customer workflow data is not used to train external models. Require written commitments covering encryption, access administration, audit retention, incident response, deletion, backups, and subcontractors. Have a human approve every lender-facing package and every AI-generated condition or borrower message.
Enaia and adjacent tools: where they fit, and where they do not
Enaia
Enaia describes CRE prospect and deal management, contact information, news and insights, and a Claude connection to a brokerage’s CRM data. Its stated audience is occupier and landlord representatives, so a debt broker should confirm that commercial-loan fields, lender workflows, and permission models fit before treating it as a primary mortgage platform. The page lists $129 per month or $1,299 per year; verify the current price, included seats, data scope, and plan limits.
Toplight
Toplight describes automated SMS lead screening for mortgage brokers. The available material does not establish suitability for commercial mortgage workflows, so test commercial borrower qualification, consent handling, and CRM handoff rather than assuming residential lead-screening behavior transfers.
Relip
Relip describes an investment-mortgage broker platform with CRM and AI follow-up, a loan-origination system, Deal Radar, and a program list that includes commercial DSCR. It is closer to investor-lending use cases than to broad commercial mortgage brokerage; verify property types, lender depth, and geography.

How to compare tools before you buy
1. Validate lead source and market coverage
- Is the database nationwide or limited to named metros?
- Which counties, property types, and loan sizes are included?
- Does each maturity come from a recorded instrument, an estimate, or another source?
- How often are records rechecked, and is the timestamp visible?
2. Test the prospecting workflow
Use a representative sample of properties and owners. Check owner resolution through LLC structures, contact accuracy, duplicate handling, filters for maturity and distress, exports, team assignment, and outreach controls. Ask whether the system can suppress an owner who has opted out or is already being handled by another broker.
3. Examine lender intelligence
Request current lender criteria, comparable transactions, match explanations, and contact-verification dates. A large lender count is not enough if the relevant lenders are inactive in your geography or asset class. Confirm how often programs change and how quickly those changes appear in recommendations.

Document the path from a qualified lead to CRM, email or SMS, LOS, document collection, lender submission, conditions, and closing. Identify which systems have native integrations, which require an export, and where duplicate data entry remains.
5. Review risk and governance
- Role-based permissions for brokers, analysts, assistants, and outside parties
- Encryption in transit and at rest, tenant separation, audit history, and retention controls
- Rules for using borrower data in model training or external services
- Human approval of AI research, scores, summaries, and communications
- Documented correction and deletion procedures
6. Calculate total economics and proof
Price the subscription, data access, seats, onboarding, usage limits, integrations, and implementation time together. Ask for references from commercial debt brokers with a similar market and loan mix. Set baseline measures—qualified conversations, response rate, time to first lender fit, complete-package time, and conversion to submission—then run a controlled pilot before expanding.
A practical implementation plan
Week 1: define the target and baseline
Write down your priority metros, counties, property types, loan sizes, maturity windows, and exclusion rules. Measure current hours spent on list building, owner research, lender matching, document chasing, and condition follow-up. Without a baseline, a vendor’s speed claim cannot be translated into your economics.

Week 2: test data provenance
Give each vendor the same small set of known properties. Compare maturity dates, owner entities, lender names, contact details, and update timestamps. Record every discrepancy and ask the vendor to explain whether it reflects an estimate, a stale record, a duplicate, or a source limitation.

Week 3: run a supervised workflow
Have a broker and an operations user complete the same scenario: identify a prospect, verify the owner, draft outreach, match a lender, collect documents, and prepare a submission. Require human sign-off before any external communication or lender package is sent.
Week 4: decide using measured outcomes
Compare qualified opportunities per analyst hour, verified-contact rate, response rate, time to a lender shortlist, missing-document cycles, and package quality. Keep a tool only if it improves the constraint that originally justified the purchase; a large database does not compensate for poor data provenance or an unusable handoff.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Common failure modes and fixes
A maturity list produces few real conversations
The date may be estimated, the owner may have refinanced, or the property may not fit your lending appetite. Separate record-supported and estimated dates, verify the ownership chain, and filter by asset and loan criteria before outreach.
AI outreach is inaccurate or noncompliant
Generated text can misstate a loan fact, lender appetite, or urgency. Keep a human approval step, prohibit unsupported claims, use approved templates, and maintain opt-out and contact-suppression records.
Lender matches look plausible but fail in underwriting
Criteria may have changed or the recommendation may omit a decisive condition. Require the reason and timestamp for each match, verify current guidelines with the lender, and record the broker’s override.
Document automation creates false confidence
OCR or extraction can miss a page, misread a figure, or treat an outdated statement as current. Check source files, exception flags, and date requirements manually for every submission.

Which tool should you choose?
- Choose Capitalize first if your central problem is broad CRE borrower discovery plus lender and comparable-loan intelligence.
- Choose Circlemark first if your campaigns are driven by maturities or distressed loans in its covered metros and you need owner links with recurring rechecks.
- Add Lev when lender search, matching, and transaction workflow deserve equal weight; verify the current lender network rather than relying on an older 4,000+ figure.
- Assess Corlen when opportunities already exist but intake, guideline checks, packaging, and document follow-up consume staff time.
- Consider Enaia cautiously for a broader CRE CRM and insights layer, after confirming that its occupier-and-landlord orientation supports debt-broker workflows.
The buying decision should follow your bottleneck: prospect data, maturity timing, lender fit, or file operations. In every case, verify coverage and provenance in your own market, label estimated fields, and keep a broker responsible for AI-generated research and communications.
