Airbnb’s cleaning fee is a host-set, one-time charge per booking, not a nightly rate. It is meant to cover expected turnover work such as housekeeping, laundry and supplies, but the amount does not guarantee a particular crew, checklist or level of service. For a guest, the practical test is the complete price for the same dates and guests: a flat fee can make a short stay poor value, especially when the listing also has an extensive chore list or repeated cleanliness complaints. Review the checkout requirements, open the full price breakdown and check the cancellation terms before paying. A cleaning fee is not automatically refundable simply because the property disappoints you.
What is an Airbnb cleaning fee?
Airbnb describes the cleaning fee as a host-set, one-off charge for general cleanup after checkout. It is attached to the reservation rather than multiplied by the number of nights, and it forms part of the stay’s total price. Airbnb’s host guidance says, “Your cleaning fee typically pays for the housekeeping you expect to do after hosting guests.” Airbnb’s fee explanation is the controlling reference for a particular booking.

The fee is separate from Airbnb service fees, taxes, pet fees, extra-guest fees and any other listed charge. A host may include cleaning costs in the nightly price instead of showing a separate line item, so “no cleaning fee” does not necessarily mean the property is cleaned at no cost.
What the fee typically covers
Airbnb’s host resources identify cleaning supplies, laundry services and housekeeping as costs a host may account for when setting the fee. The guidance also discusses unexpected stains and smoke odors as separate issues. That is pricing guidance, not proof of how an individual host spends the money: paying a particular fee does not establish that a professional cleaner, a specified checklist or a certain turnaround standard was used. What the amount does not tell you
There is no verified platform-wide average cleaning-fee amount to use as a benchmark. Hosts can set different amounts, charge no separately itemized fee, or choose a lower fee for one- or two-night reservations. Property size, bedding, laundry and local labor costs provide context, but they are not an Airbnb-approved formula for a “fair” fee.
How do I find the real price before booking?
Compare the fee-inclusive total for identical dates and guest counts, not the headline nightly rate. Airbnb announced fee-inclusive search-result totals worldwide on April 21, 2025. In the United States, Airbnb says the displayed total before taxes is fee-inclusive, with a detailed breakdown available during checkout; taxes can still depend on the jurisdiction and on whether Airbnb collects them. - Enter the same arrival and departure dates for every listing you are considering.
- Use the same number of guests, including children or pets where the listing treats them as chargeable.
- Open the price breakdown and record the accommodation subtotal, cleaning fee, service or other fees, taxes and final amount.
- Divide the flat cleaning fee by the number of nights to see its effective nightly contribution. This is a comparison tool, not a platform rule.
- Compare the final amount and the cancellation policy together. A lower total with a stricter cancellation rule may not suit a flexible trip.
For example, a hypothetical flat fee spread over two nights contributes twice as much per night as the same fee spread over four nights. That is why a listing that looks inexpensive in search can be less competitive for a weekend than for a longer stay.
Which charges should I distinguish from the cleaning fee?
Separating line items prevents you from blaming the cleaning fee for costs that have a different purpose or refund rule.

Airbnb described an October 2026 transition to a single host-paid service fee for certain hosts. Because the arrangement is not universal, the booking-specific breakdown is more reliable than a percentage quoted elsewhere.

When should I avoid or question an Airbnb listing?
A cleaning fee alone is not evidence that a listing is bad or unlawful. Treat the combination of price, duties and review history as the decision signal.

Short reservations absorb the same one-off charge across fewer nights. If two otherwise similar listings have different fee structures, compare their complete totals and the effective per-night contribution of each fee rather than choosing the lower advertised nightly rate.
The fee is large without useful context
Airbnb does not publish a maximum or an accepted average. A high amount may reflect a large property or substantial laundry, but the listing should still make the accommodation and checkout expectations understandable. Ask a specific question through Airbnb’s messaging system when the amount is unclear; do not assume that a large fee proves misconduct.
The checkout list is extensive or unexplained
Read every checkout request before booking. A long list paired with a substantial fee, instructions that are difficult to complete at your departure time, or an unclear answer from the host is a reason to keep comparing. These are practical warning signs, not automatic proof that the fee is illegal or refundable.
Reviews show recurring cleanliness problems
Look for patterns rather than one isolated comment: repeated reports of dirty bathrooms, unwashed linens, odors or missed turnover are more informative than a single vague complaint. Airbnb says cleanliness affects reviews, but a disappointing review does not by itself create an automatic cleaning-fee refund.

The host proposes a new charge after confirmation
Do not treat a message demanding more money as an already accepted part of your reservation. Use Airbnb’s formal trip-change flow and compare the proposed total with the amount you accepted.
What checkout chores can a host require?
Airbnb’s current additional-fees guidance says, “Hosts should not impose fees, charges, or penalties for failing to perform specific cleaning or checkout tasks.” In other words, a host cannot use a separate penalty to punish you for skipping a specified chore. Read the exact wording in Airbnb’s additional-fees help.
That current rule is different from a future policy change reported by the Associated Press on October 22, 2026. Airbnb has announced tighter limits on required checkout chores beginning November 20, 2026, but that date had not arrived on October 30, 2026. The report gives washing dishes, stripping beds and taking out trash as examples generally outside the forthcoming requirements, while noting that narrower reasonable requests and circumstances such as animal-proof trash storage may be treated differently. Read the AP report for the announced scope, and recheck Airbnb’s final policy after November 20.
Until then, distinguish a reasonable request from a financial penalty. A host can explain how to leave the space safely, but the current Airbnb guidance is the relevant rule when a listing threatens an extra charge for failing a particular checkout task.
Can a host add a cleaning fee after I book?
Airbnb says a host seeking to change a confirmed reservation must submit a trip-change request showing the revised total, and the guest must accept the updated price. A host’s informal request does not replace that acceptance step.

- Compare the new request with the original confirmation and its price breakdown.
- Check whether the change is actually a cleaning fee or another charge.
- Ask the host for an explanation in Airbnb messages so the record stays attached to the reservation.
- Accept only if the revised total and terms work for you. If they do not, decline the request and contact Airbnb support through the reservation.
The platform’s trip-change instructions are at Airbnb’s reservation-change help page. Do not assume every proposed change is automatically binding, and do not send a separate off-platform payment simply because a host asks.
When is an Airbnb cleaning fee refundable?
Refund eligibility depends on the cancellation timing and the date the reservation was booked.
- If an applicable free-cancellation period covers your cancellation, Airbnb says the full cleaning fee is returned.
- For reservations booked on or after April 21, 2025, a cancellation outside that period follows the host’s cancellation policy.
- Reservations booked before April 21, 2025 have a separate rule under which the full cleaning fee is refunded when the guest cancels before check-in.
- After a completed trip, Airbnb’s host help says the cleaning fee is not returned.
The April 21, 2025 cutoff refers to the date the reservation was made, not simply the day you cancel. Airbnb’s cleaning-fee and cancellation guidance should be checked against your confirmation. The reviewed rules do not establish an automatic cleaning-fee refund merely because you disliked the cleanliness; report a serious problem promptly through the reservation and follow the applicable policy instead of assuming the fee will be reversed.

Is there a legal cap on the amount?
The Federal Trade Commission’s short-term-lodging fee-rule analysis treats mandatory fees, including cleaning fees, as a price-transparency issue. The FTC analysis expressly declines to impose a limit on fee amounts when they are properly disclosed and not misleading. The PDF available from the FTC identifies itself as a prepublication copy, so it should not be treated as proof of an effective date, a nationwide cleaning-fee cap or a guaranteed refund. Local taxes, lodging rules and consumer-protection laws can add requirements in a particular jurisdiction. For a booking dispute, start with the reservation’s disclosures and Airbnb’s current policy, then seek local advice if the issue concerns a law outside the platform’s terms.

What is the simplest decision checklist?
Before booking, run through these checks in order:
- Total: Compare final prices for the same dates and guests, including taxes shown for your location.
- Fee weight: Divide the one-off cleaning fee by the nights stayed to expose the short-stay effect.
- Scope: Read the listing’s checkout requests and ask about anything vague or unusually burdensome.
- Evidence: Scan recent reviews for repeated cleanliness issues, odors or missing linens.
- Flexibility: Note the cancellation policy that applies to this reservation’s booking date.
- Changes: If the host later adds a charge, require an official trip-change request and accept only a revised total you understand.
The best value is not the listing with the lowest nightly figure or the smallest separate fee. It is the stay whose complete, disclosed cost matches the property, duties and cancellation flexibility you are willing to accept.
