The most important checks are revenue quality, project-level margins and cost-to-complete, operating cash flow and receivable ageing, consolidated debt and maturities, project delivery progress, valuation against normalized returns, and SPV and related-party disclosures.
FY2025-26 figures show why a headline revenue increase is not enough: consolidated revenue from operations rose strongly, but total expenses exceeded total revenue, debtor days worsened, returns were negative on a third-party screen, and quarterly sales were extremely uneven. Treat these as prompts for document-level verification rather than as an investment verdict by themselves.

Why consolidated accounts come first
Nimbus Projects Limited operates as a Delhi-NCR real-estate developer, with projects described as being developed through subsidiaries and special-purpose vehicles (SPVs) in Noida, Greater Noida and the Yamuna Expressway corridor. Economic performance can therefore sit outside the listed parent’s standalone accounts.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Use the consolidated balance sheet, income statement, cash-flow statement and notes as the primary picture of the group. Standalone statements answer a different question: whether the parent has enough cash and borrowing capacity to meet its own obligations, fund subsidiaries, honor guarantees or support an SPV during a delay. A healthy standalone number cannot compensate for weak consolidated projects, and a weak standalone balance sheet can create risk even when consolidated assets look substantial.

1. Test revenue quality, not just growth
The FY2025-26 audited consolidated filing reported revenue from operations of ₹22,875.62 lakh, up from ₹17,829.71 lakh in FY2024-25. That is an increase of approximately 28.3%. Consolidated total revenue, however, rose from ₹22,963.34 lakh to ₹24,164.06 lakh, an increase of only about 5.2%. The gap means you must separate operating project revenue from other income and understand what changed between the two years.
| Consolidated measure | FY2025-26 | FY2024-25 | Investor question |
|---|---|---|---|
| Revenue from operations | ₹22,875.62 lakh | ₹17,829.71 lakh | Did recognized project revenue come from genuine bookings, construction progress and handovers? |
| Total revenue | ₹24,164.06 lakh | ₹22,963.34 lakh | What explains the difference between operating revenue and other income? |
| Total expenses | ₹29,127.09 lakh | Not stated in the cited filing summary | Can future project cash flows cover the current cost base? |
| Cost of construction/sales | ₹18,513.42 lakh | Not stated in the cited filing summary | How much margin remains after direct project cost, and what costs are still to complete? |
Revenue should be reconciled to three operating measures: presales or bookings, collections from customers, and physical completion or handover. A booking creates demand, but it is not cash; a revenue entry may reflect accounting progress, but it is not necessarily a collection. Compare the year’s recognized revenue with customer advances, receivables and operating cash flow in the notes.

Do not annualize a single strong quarter. Quarterly consolidated sales reported by Screener.in were ₹218.23 crore in March 2026 and only ₹3.10 crore in June 2026. The figures may reflect launch, registration or handover timing, but the disclosure does not establish the cause. Use several quarters of bookings, collections, construction progress and handovers before deciding whether growth is repeatable.

2. Determine whether projects can earn a sustainable margin
In FY2025-26, consolidated expenses were ₹29,127.09 lakh against total revenue of ₹24,164.06 lakh. The difference is ₹4,963.03 lakh, so the income statement does not support a conclusion that higher revenue has translated into sustainable profit. Cost of construction and sales alone was ₹18,513.42 lakh; selling, administrative, finance and other costs must be examined separately in the detailed statement.
Calculate gross margin by project where the company provides project-wise information. Then calculate operating margin after employee, selling, administrative and other operating costs. A group-level margin can hide a profitable completed project alongside a loss-making or delayed SPV.
Cost-to-complete discipline
For every material development, compare the remaining construction budget with expected collections and unsold inventory. Look for changes in estimated costs, provisions, impairment, subcontractor balances and capitalized borrowing costs. A project can show accounting profit while requiring substantial future cash if the cost-to-complete estimate is optimistic.

3. Follow cash conversion and working capital
Cash flow is the fastest way to test whether reported earnings are becoming usable funds. Prioritize cash flow from operations, customer advances, trade receivables, inventory and restricted cash. Compare operating cash flow with consolidated profit over several years, not just one reporting period.

Third-party screening data for 2026 reported debtor days of 87.4, up from 50.4 days. This is a warning signal, not a substitute for the audited notes. Reconcile the calculation to the company’s receivables, contract assets and revenue-recognition policy, then inspect ageing buckets and subsequent collections.
Receivable and inventory checks
- Identify balances overdue by more than 90, 180 and 365 days.
- Separate customer receivables from loans, advances to contractors, related-party balances and other debtors.
- Check provisions for expected credit losses and whether write-offs occurred after year-end.
- Compare inventory under development and finished inventory with launch schedules and recent sales rates.
- Read customer-advance terms: they can finance construction, but refunds, cancellations and possession delays can turn them into cash demands.
When debtor days rise while revenue grows, ask whether sales are being recognized faster than cash is collected. A decline in operating cash flow, rising inventory and increasing receivables together is more concerning than any one ratio in isolation.
4. Map debt, maturities and SPV liquidity
Calculate consolidated gross debt, cash, net debt, finance cost and interest coverage. Then map maturities by year and by project entity. Include secured project loans, lease liabilities where material, working-capital facilities, debentures, parent guarantees and debt that is technically at an SPV but could create a practical obligation for the group.
Do these 3 things before closing this tab:

Do not infer low leverage from standalone debt alone; project borrowings may sit in subsidiaries, while guarantees and support letters may sit at the parent.

Liquidity stress cases
- Assume collections arrive six months late and test whether interest and construction payments can still be made.
- Assume unsold inventory requires price reductions; measure the effect on cash and loan covenants.
- List land leases, approval fees, taxes and contractor liabilities that must be paid before handover.
- Check covenant headroom, security ranking and events of default in each material facility.
- Identify refinancing dates and decide whether repayment depends on a new launch or asset sale.
Interest coverage based on a temporary project gain can look healthy. Use normalized operating earnings and, where earnings are negative or lumpy, focus on project-level cash waterfalls and debt-service coverage.
5. Judge returns and valuation with normalized numbers
Screener.in screening data for 2026 reported ROE of -18.4% and ROCE of -6.78%. These negative figures indicate that recent accounting returns were poor, but they should be reconciled to audited profit, average equity, capital employed, exceptional items and any asset revaluation before being used in a valuation model.
Use price-to-book when asset values and project carrying amounts are credible. Use enterprise-value measures only when operating earnings are meaningful and debt is fully captured. P/E can mislead when real-estate profits are lumpy, delayed or affected by non-operating income.
A practical valuation framework
- Build a base case from project-wise collections, remaining costs, taxes, debt service and expected completion dates.
- Run downside cases for slower sales, higher construction costs, delayed approvals and lower realization per square foot.
- Compare the resulting equity value with market capitalization and book value at the decision date.
- Use normalized ROE and ROCE rather than a single unusually strong or weak year.
- Demand a margin of safety when project forecasts, debt maturities or SPV disclosures are incomplete.
6. Check project pipeline, approvals and delivery timing
Quarterly volatility makes the pipeline a core financial metric. For each project, create a timeline covering land control, approvals, launch, bookings, collections, construction milestones and handover. Compare that timeline with revenue recognized and debt drawn.

Ask for unsold inventory, cancellation rates, construction completion percentages and regulatory approvals. A large launch pipeline is not valuable if approvals are missing, infrastructure is delayed or buyers are not paying. Conversely, a quiet quarter may simply reflect the timing of registrations; only a multi-quarter series can distinguish timing from deterioration.
7. Review reporting quality and governance
The chief financial officer’s filing dated May 27, 2026 stated that the statutory auditors issued an unmodified opinion on the audited standalone and consolidated results for the year ended March 31, 2026. That is an important baseline assurance, but it does not guarantee project profitability, liquidity or future execution.
Read the auditor’s notes and the directors’ report for matters that an unmodified opinion does not eliminate: related-party transactions, contingent liabilities, SPV ownership changes, land-lease conditions, pledges, litigation, guarantees and going-concern disclosures.
Governance checklist
- Reconcile related-party sales, purchases, loans, guarantees and receivables to board and shareholder approvals.
- Check whether promoters have pledged shares or whether project assets secure borrowings.
- Trace contingent liabilities to the entity that would ultimately pay them.
- Verify that subsidiaries and joint arrangements are consolidated under the stated accounting basis.
- Compare cash-flow disclosures with bank balances and restricted funds.
How to compare Nimbus Projects with another developer
Use like-for-like consolidated data and the same reporting period. The useful comparison is not simply revenue or market capitalization; it is the quality and convertibility of that revenue.
| Comparison area | What to compare | Why it matters |
|---|---|---|
| Demand | Presales and collections growth | Shows whether bookings are becoming cash. |
| Economics | Gross margin and cost-to-complete | Tests whether projects can absorb cost inflation and delays. |
| Balance sheet | Net debt, operating cash flow and interest coverage | Measures refinancing and liquidity risk. |
| Working capital | Receivable, inventory and debtor days | Reveals cash trapped in projects or customers. |
| Execution | Delivery milestones, approvals and handovers | Connects accounting revenue with physical progress. |
| Valuation | Price-to-book and normalized ROE/ROCE | Avoids paying for earnings that are non-recurring or delayed. |
| Transparency | SPV structure, related parties and contingencies | Shows risks that headline ratios can miss. |
A repeatable pre-investment process
- Download the latest audited consolidated and standalone statements and all subsequent exchange filings.
- Reconcile revenue from operations, total revenue, cost of construction and total expenses.
- Build a project schedule for bookings, collections, inventory, construction progress and handovers.
- Age receivables and compare debtor days with prior periods.
- Calculate operating cash conversion and identify customer advances and restricted cash.
- Map every loan, maturity, security, guarantee and covenant across the group.
- Stress-test cost-to-complete, sales velocity, prices and collection delays.
- Read related-party, contingent-liability, lease, pledge and auditor disclosures.
- Recompute valuation and return ratios using current market data and normalized earnings.
- Invest only after unresolved gaps—especially debt maturities, presales, inventory ageing and SPV obligations—are documented or conservatively modeled.
What remains unverified before a final decision
Current public information summarized here does not establish a complete debt-maturity table, project-wise cash-flow forecast, presales or backlog, inventory ageing, covenant headroom or a verified affiliate program. Obtain those items from the latest annual report, exchange filings and regulated data providers. Until then, treat revenue growth, negative return ratios, debtor-day deterioration and quarter-to-quarter sales swings as signals requiring deeper work, not as stand-alone buy or sell triggers.
Bottom line
The decisive Nimbus Projects metrics are consolidated cash generation and project economics: collections versus recognized revenue, receivable and inventory ageing, cost-to-complete, net debt and maturities, and delivery progress. FY2025-26 revenue from operations grew about 28.3%, but expenses exceeded total revenue, debtor days rose to 87.4, reported ROE and ROCE were negative, and quarterly sales were highly volatile. An investment case is credible only if audited project data shows that future collections can fund completion, service debt and produce normalized returns after accounting for SPV and governance risks.
