Some qualifying equipment may be eligible for an immediate or accelerated deduction; other costs generally must be capitalized and recovered over time. The right treatment depends on the asset, its use and ownership, and the relevant acquisition and placed-in-service dates.
What makes a cost depreciable?
Under the Internal Revenue Service’s Publication 946 (2025), property generally must be owned, used in a trade or business or for producing income, have a determinable useful life, and be expected to last more than one year to be depreciable. Land is not depreciable. A business generally recovers only its depreciable basis, and cannot deduct more than its cost.

Start by identifying what was acquired or built, who owns it, how it is used, and when it was placed in service—that is, ready and available for its intended use. Then determine the applicable depreciation system, asset class, and whether a special deduction or election applies. A data center’s construction date alone does not establish the tax recovery period for every component.
How do the main data center cost categories differ?
The IRS materials provide general asset categories, not a universal schedule for every data center component. These are starting points for classification, not automatic answers for a particular project.

| Cost category | Starting point | What to establish |
|---|---|---|
| Servers, computers, and qualifying peripherals | The IRS computer FAQ gives five-year depreciation under Section 168 as an example of regular recovery. Qualifying property may also be eligible for Section 179 or an applicable special depreciation allowance. | Whether each item is computer equipment or part of another asset; business use; acquisition and placed-in-service dates; applicable GDS or ADS class; and any election. |
| Data center building | Publication 946 (2025) lists a 39-year GDS recovery period for nonresidential real property. | Building ownership, basis, placed-in-service date, and whether any separately classified improvement has different treatment. |
| Interior improvements | Some work may qualify as qualified improvement property or as qualified real property for Section 179, subject to statutory definitions and restrictions. | Whether the work is an eligible interior improvement made after the building was first placed in service. Relevant exclusions include enlargement, elevators or escalators, and the internal structural framework. |
| Electrical distribution, cooling, backup power, cabling, and integrated systems | IRS cost-segregation guidance illustrates that computers and some building systems may fall into different asset classes, but does not prescribe a classification for every data center configuration. | Each system’s function, integration, permanence, ownership, and role in the project. Do not assume it is either short-life equipment or a 39-year structural component without analysis. |
| Energy-efficiency property or retrofit | Section 179D may apply if statutory, energy-saving, and certification requirements are met. | Construction-start date, building and property qualification, certification, and who may claim the deduction or an allocated deduction. |
Publication 946 (2025) lists computers and peripheral equipment as five-year property under ADS. That classification does not establish that every network cable, power system, cooling unit, or other asset associated with a server has the same recovery period. A project-level asset schedule is needed to assess those components.
When might servers and other equipment be deducted faster?
There are three possible paths to consider for qualifying computer equipment: regular depreciation, a Section 179 election, or an applicable special depreciation allowance. Eligibility is asset- and taxpayer-specific; a data center’s business purpose does not make all project costs eligible for the same treatment.
Section 179
Section 179 is an election, not an automatic write-off. Property generally must qualify, be acquired by purchase, and be used for business; additional restrictions apply. The deduction is subject to both a dollar limit and a business-income limit.
For tax years beginning in 2026, Publication 946 reports a maximum Section 179 deduction of $2,560,000. That maximum is reduced by the amount qualifying property placed in service during the year exceeds $4,090,000. It is not a guaranteed deduction: confirm the limits, income restriction, eligibility, and taxpayer-level rules for the return year.

Special depreciation allowance
Publication 946 describes a 100% special depreciation allowance for certain qualified property acquired and placed in service after January 19, 2025. The rate does not apply to every data center cost. The property must meet the applicable qualification rules, and acquisition dates, placed-in-service dates, and election rules matter.
How should building costs and integrated systems be assessed?
The building and its systems should not be collapsed into a single tax category merely because they were part of one construction project. The 39-year GDS period in Publication 946 (2025) applies to nonresidential real property; it is not a blanket recovery period for every item installed in a data center.
For cooling plant, UPS and generator systems, electrical distribution, cabling, and other integrated components, the reviewed IRS guidance does not establish a universal data-center classification. IRS cost-segregation material recognizes that interconnected assets serving a building with utility-like functions may be analyzed together as a potential structural component. The outcome depends on the actual property and facts. Obtain a project-level cost breakdown and tax analysis rather than assuming that all such systems are either short-lived equipment or part of the building.

Interior improvements
Some interior work may meet the definition of qualified improvement property or qualified real property for Section 179 purposes. Qualification depends on the statutory definition and exclusions, including rules concerning when the building was first placed in service. Do not treat every renovation or building system upgrade as eligible improvement property.

Can a data center project qualify for Section 179D?
Potentially, but energy-efficient equipment alone does not make a project eligible. Section 179D has statutory building, energy-saving, and certification requirements, and the rules determine who may claim the deduction or an allocated deduction.
The IRS Instructions for Form 7205, revised December 2025, state that the deduction is terminated for property whose construction begins after June 30, 2026. The construction-start date—not simply the installation or placed-in-service date—is therefore important. For a project near or after that cutoff, check the law and IRS guidance applicable to the tax year before relying on the deduction.
What records help support the tax treatment?
A practical project file should make it possible to connect each claimed cost to a specific asset, its use, and the date it was ready for use. Keep records such as:

- Placed-in-service dates for equipment, improvements, and the building or facility.
- Construction-start dates for any Section 179D analysis.
- Engineering documents, plans, and cost breakdowns that explain the function and integration of major systems.
- Depreciation schedules and documentation of any Section 179 or special depreciation election.
