Depending on that platform’s rules and tools, you may be able to build an experience, publish it, host events, or control access to content. It is not physical real estate: owning a token does not guarantee lasting access, a useful location, an audience, or a return on your money.
What virtual land means in practice
In platforms such as Decentraland and The Sandbox, “land” refers to a digitally represented parcel associated with a platform and its systems. Decentraland describes LAND as a non-fungible digital asset recorded in an Ethereum smart contract. Its record includes coordinates, an owner, and a reference to a content description; each Decentraland parcel is 16 m by 16 m, according to its FAQ accessed in October 2026. The Sandbox also describes LAND as blockchain-based virtual land.

Those records concern assets inside digital platforms, not deeds to physical plots. A token can record an asset while the platform’s infrastructure, rules, access policies, and content tools determine what a holder can actually do with it. A European Parliament study on the metaverse, published in 2023, discusses the distinction between retaining an underlying NFT and being able to access or use the associated virtual land if a platform action prevents that use. That is a platform and contract risk, not a claim that every platform currently blocks owners.

Decentraland says people can explore without independently setting up a crypto wallet; with social login, a wallet may be created behind the scenes. That is a Decentraland-specific onboarding detail, not a general rule for virtual land.

What owners can do with a parcel
Land has practical value only insofar as it helps someone make or reach something people want to use. Official platform materials describe these potential activities:
- Build and publish: create a scene or game and make it available within the virtual world.
- Host: organize events, competitions, or other activities on a space.
- Control access: gate gameplay or exclusive content, where the platform supports it.
- Promote or collaborate: use a parcel for advertising or work with creators and platform-approved partners.
- Rent space: let another person use a parcel under the platform’s rental arrangements rather than buying it.
The Sandbox describes these as possible uses, including publishing an Experience linked to LAND and potential monetization or access gating. They are platform-described options, not evidence that a particular parcel will attract visitors or earn income. Decentraland describes LAND as a place for user-created builds and scenes and has governance involving LAND, MANA, and NAME holders; operational details can change.
How Decentraland and The Sandbox differ in documented uses
| Platform | What its documentation describes | Important qualification |
|---|---|---|
| Decentraland | LAND parcels tied to coordinates and content descriptions; user-created scenes; adjacent parcels can be grouped as an Estate; rentals are documented. | The parcel specification is 16 m by 16 m in Decentraland’s FAQ accessed in October 2026. Governance and platform mechanics are Decentraland-specific. |
| The Sandbox | LAND can be linked to an Experience for publication; documentation also lists events, advertising, competitions, raffles, and creator collaboration. | These are stated platform possibilities, not verified commercial results or guaranteed current income. Some page content carries 2023 labels or roadmap language. |
This comparison describes documented capabilities, not which world has more users, better current activity, or stronger investment prospects. The available evidence does not establish a current ranking on those measures.

Does owning the token mean you own the experience?
Not necessarily. Separate the land record, the content made for the land, and the permission to use platform services. They can be governed by different rules.
The Sandbox’s “Rights, Ownership & Copyright of Games” documentation says, “The designer or designers of the game will own 100% of the game,” including a game built on LAND rented from someone else. The same documentation says users who upload publicly shared assets and games grant The Sandbox a broad license for service-related purposes. A landholder therefore should not assume that owning LAND means owning every game, asset, or other work on it—or that platform terms grant no license over uploaded content.
More broadly, the European Parliament’s 2023 study raises legal and consumer-protection concerns about applying real-estate language to digital services. It is a policy study, not individualized legal advice and not a determination of how a particular jurisdiction would resolve a dispute.

Why location and discoverability still matter
Coordinates alone do not make a digital parcel easy to reach. Decentraland creator guidance warns that parcels without access to a road or public plaza could be walled out by neighboring scenes. Navigation, surrounding content, and the way a world is built can therefore affect whether visitors can find and enter an experience.
Technical execution matters too. Decentraland’s creator guidance says scenes need to perform in browsers and on mobile devices and advises keeping them lightweight. A technically ambitious build that performs poorly may be less useful than a simpler scene that people can actually access.
Renting instead of buying
Renting can let a creator try an experience or use a location without buying the parcel. Decentraland documents a specific rental arrangement involving on-chain Ethereum transactions and off-chain signatures handled by a server operated by the Foundation. Its documentation says the owner approves the rental contract to operate LAND, and voting power remains with the owner.

There is an operational detail renters and owners should not overlook: Decentraland says operator permissions may persist after the rental period ends until the owner claims the LAND back. The end date alone does not automatically return those permissions. This is a detail of Decentraland’s documented rental system, not a universal rule for NFTs or other platforms. Read the current platform instructions and understand the permission-recovery steps before entering an arrangement.
The Sandbox also documents creator and collaboration routes. A platform feature, partner listing, or roadmap description should not be read as a promise that a service is currently available or that it will produce income.

It may be possible to monetize an experience, rent space, or use a parcel for promotion, but the existence of those options does not establish demand or profit. Income depends on factors such as whether people visit, what the platform permits, the quality and maintenance of the experience, and the costs of buying, building, transacting, and operating it. Historical price studies are not a guide to future performance. A 2025 preprint studying Decentraland reports that location-based pricing patterns observed earlier stopped explaining prices during the 2021 rise in metaverse and NFT attention; its authors also describe later selling by short-term holders as suggestive of speculation. That is a historical finding about a particular period, not proof of current market conditions.
A separate 2022 preprint analyzed more than 71,000 Sandbox transactions. It reported that price appreciation from December 2019 to January 2022 was over 300 times when measured in U.S. dollars, but three times when measured in SAND. The difference shows how the unit of account changes the apparent result; neither figure means a buyer necessarily earned that return after costs, and neither describes today’s market.
How to assess a parcel before committing
Use the following questions to evaluate the specific platform and parcel rather than treating “metaverse land” as one uniform asset:
Free tools Windows power users keep installed
One-click scans. No signup required.
- Identify the platform and its active audience. Check whether the world has the kind of visitors your planned experience needs; do not infer current activity from historical sales or promotional language.
- Read what the token actually permits. Confirm the holder’s rights under the current platform rules and any relevant contract. A token record alone does not establish permanent access or every usage right.
- Check the parcel’s access and surroundings. Look at roads, public spaces, neighboring content, and how visitors will discover and enter the experience.
- Review creator and content terms. Distinguish ownership of LAND from ownership of uploaded games or assets, and note licenses granted to the platform.
- Compare buying with renting or building elsewhere. Renting or collaborating may be a more proportionate way to test an idea. Confirm the specific platform’s permission and return-of-access procedures.
- Count the full commitment. Consider token and transaction costs, development and maintenance effort, and the opportunity cost of using the same resources elsewhere. Do not treat a past token-denominated price increase as a forecast.
The most defensible reason to acquire virtual land is a concrete plan for something useful to build or host on a particular platform. Without that plan, the asset’s future utility depends on other people’s continued use of the world and on rules and infrastructure the holder may not control.
