A lender’s new name does not, by itself, mean your mortgage servicer or payment destination has changed. Before updating payment details, verify the notice through the company’s official app or website, or call the number on a recent mortgage statement. If the change is a confirmed servicing transfer, use the new servicer’s instructions from the stated effective date and keep records of your payments.
First, identify what changed
For a mortgage, the company that owns the debt and the company that handles your account and collects payments can be different. A loan can be sold without changing its servicer; a servicing transfer is a separate event. The Consumer Financial Protection Bureau (CFPB) says that a sale alone does not change the terms of your loan agreement. CFPB: What happens if my mortgage is sold?

| What may have changed | Who handles payments? | Who owns the debt? | What to verify |
|---|---|---|---|
| Name or brand change only | Confirm whether the existing servicer still handles payments. | May be unchanged. | Check whether the payee, payment address, account number, or servicing responsibility actually changed. Do not assume a new name means new payment instructions. |
| Mortgage servicing transfer | The new servicer handles payments from its stated start date. | May be unchanged. | Compare the transfer notice, contact details, effective date, and old and new payment-acceptance dates. |
| Mortgage ownership transfer or sale | The servicer may stay the same. | A new owner holds the loan. | Review the ownership-transfer notice and ask the servicer who owns the loan if you are unsure. |
CFPB guidance covers servicing transfers and ownership changes separately: mortgage payment and servicing changes, mortgage sales, and how to tell who owns a mortgage.
Verify the notice without using its contact details
- Keep the message. Save the letter, email, or text so you can compare its claims with account records. Do not rely on its links or callback number as your only way to verify the change.
- Reach the company independently. Sign in by entering the company’s known official website address yourself or use its official app. Alternatively, call the number printed on a recent mortgage statement.
- Ask what changed. Ask whether the notice describes a name change, a new servicer, a new loan owner, or more than one change. Request the effective date and the dates the old and new servicers stop and start accepting payments.
- Compare the answer with the written notice. For a mortgage servicing transfer, check the notice’s contact details, transfer date, and payment instructions. Federal rules generally require the old servicer to give notice at least 15 days before the effective transfer and the new servicer to give notice within 15 days afterward. The notices may be combined and sent at least 15 days before. See Regulation X § 1024.33.
An unexpected message is not proof of fraud, and a familiar name or logo is not proof that it is genuine. The FTC advises consumers to verify claims through a company’s official app or website or a number on a recent statement or card, rather than trusting a number in a message, caller ID, or a top search result. Do not give personal or account information or verification codes to an unexpected caller. FTC guidance on unexpected calls.

If your mortgage servicer really changed, update payments carefully
- Use the new instructions only after verification. Start paying the new servicer on the date specified in the confirmed transfer notice. Do not stop making payments while you investigate; promptly contact the servicers through independently verified channels if instructions are unclear.
- Update recurring payments. If your bank’s bill-pay service sends payments to the former servicer, change the payee or payment address as needed. Allow enough time for mailed payments to arrive by the applicable due date.
- Check that the payment posted. Review the next mortgage statement and your account history to confirm the payment was credited. Save the transfer notice, payment confirmations, and notes from calls or chats.
For 60 days after a mortgage servicing transfer, a qualifying payment sent on time—or within the applicable grace period—to the former servicer generally cannot be treated as late by the new servicer or incur a late fee. This limited mortgage protection is not a reason to ignore the transfer notice or delay updating payment instructions. See the CFPB’s servicing-transfer guidance and Regulation X § 1024.33.
If a payment is missing or the notice never arrived
Contact the old and new servicers using verified contact information. Give them the payment date, amount, method, and any confirmation number, and keep copies of your records. If you cannot resolve a mortgage-account issue, the CFPB describes how to send a written request for information or a notice of error to your servicer in its servicing-transfer guidance.

For an ownership transfer, CFPB guidance says the new mortgage owner generally must notify the borrower within 30 days of the effective transfer date. That ownership notice is distinct from a notice that your payment servicer has changed. Details appear in the CFPB’s Regulation Z interpretation on ownership-transfer disclosures.

Do these mortgage rules apply to other loans?
The notice timelines and 60-day payment protection described here are mortgage-specific. Do not assume they apply to an auto, student, personal, or other loan. For those accounts, verify any name or payment change through the lender’s established official channel and check the notice and account agreement for the rules that apply to that product.
