What to Consider When Choosing a Chemistry Lab Location for Research

A chemistry lab’s address is only a starting point. Match the proposed work and hazards to site permissions, building systems, safety, utilities, and future needs before committing.

Choose a chemistry lab location only after confirming that the proposed work fits the site’s permitted use, building systems, safety provisions, utilities, and day-to-day workflow. Start by defining the chemistry and hazards, screen out sites with major constraints, then have local environmental health and safety (EHS), facilities, fire-safety, and design professionals verify that the remaining candidates can be made operational.

Start with the work, not the room

A lab’s suitability depends on what researchers will do there—not simply its address, size, or current label. Before touring spaces, prepare a facility brief that describes the work now and the changes likely during the space’s useful life.

  • Processes and hazards: Identify chemical classes and approximate quantities, reaction conditions, heat-generating operations, compressed gases, and any other process-specific hazards.
  • People and workflow: Estimate staffing and occupancy, and map how researchers, service staff, chemicals, deliveries, and waste will move through the facility.
  • Equipment and services: List instruments, fume hoods and other local exhaust needs, electrical loads, backup-power needs, water and cooling, gases, and structural or environmental tolerances.
  • Waste and growth: Identify waste streams, segregation and staging needs, expected storage, and likely additions or changes to research.

Bring EHS and facilities staff into design scoping early. The US Occupational Safety and Health Administration’s (OSHA) non-mandatory recommendations state, “A CHP should be facility specific and can assist in promoting a culture of safety to protect workers from exposure to hazardous materials.” Here, CHP means chemical hygiene plan. OSHA’s guidance is a planning reference; the applicable workplace standard and local laws determine actual requirements. OSHA, 1910.1450 Appendix A and Cornell EHS, Laboratory Design and Construction emphasize planning around the facility and its work.

Screen the site for constraints before comparing amenities

Confirm that research-lab use and the planned materials are permitted before investing in detailed design or comparing attractive features. Ask the relevant planning, building, fire, environmental, and institutional authorities about zoning, use approvals, permits, and restrictions tied to chemical quantities or processes.

Also examine the site beyond the lab walls: neighboring uses, exhaust discharge options, delivery and waste routes, emergency response access, prevailing winds where relevant, and any local environmental or noise constraints. The EPA Facilities Manual discusses these factors for EPA facilities; its requirements are agency-specific, not universal siting rules. In particular, its 0.25-mile residential-separation provision is EPA guidance and should not be treated as a general distance rule for chemistry labs. EPA Facilities Manual, Volume 2: Architecture and Engineering Guidelines (revised December 15, 2023).

Verify ventilation and exhaust as building systems

Do not assume that an existing hood, or a building’s general ventilation, is adequate for different research. Have qualified designers and EHS review drawings and inspect capacity against the specific work. Establish what fume hoods or other local exhaust are needed, whether the building can supply and exhaust the required air, how discharge will work, and whether hood locations and airflow paths suit the room and its occupants.

Ask for current hood and exhaust inventories, airflow information, test and maintenance records, and a project-specific assessment of suitability. Confirm who will commission, monitor, and maintain the system after installation, and whether changes to ventilation require additional review. Hood placement and airflow disruption are design considerations in the NIH Design Requirements Manual, whose requirements apply to NIH facilities, not automatically to other organizations. NIH’s Chemical Hygiene Plan describes ventilation review and hood-testing processes within NIH; use local requirements for other workplaces.

Walk the workflow, safety provisions, and emergency routes

Trace a typical day from chemical receipt through storage, use, segregation, and disposal. Check whether these routes conflict with public or office areas, whether service staff can reach systems safely, and whether researchers can reach emergency equipment and exits without obstruction.

  • Review exits, egress routes, accessible routes, and door swings against the planned layout.
  • Locate emergency showers and eyewashes in relation to the work that could require them.
  • Check that chemical storage supports the needed segregation and that hazardous-waste staging has suitable space.
  • Assess receiving and waste-removal paths, including access for deliveries and emergency response.
  • Separate laboratory work from desk, meeting, and food areas where the workflow and hazard assessment call for it.

OSHA and university design manuals can help form the checklist, but local code, institutional rules, and the actual hazard assessment govern. See OSHA Appendix A, Cornell EHS, and Princeton EHS, Health & Safety Design Considerations for Laboratories.

Match utilities and room conditions to instruments

For each major instrument, obtain documented loads and operating tolerances from the instrument vendor and facility engineers. Confirm capacity and connection points rather than relying on general statements that a building has power, water, or cooling.

NIH and National Academies guidance identify utilities, vibration, noise, and equipment placement as facility-planning considerations. The National Academies’ Prudent Practices in the Laboratory: Handling and Management of Chemical Hazards (2011), Chapter 9.A, is a useful facilities reference; project-specific needs still require review by the relevant engineers and specialists.

Compare only feasible sites with one matrix

Once disqualifying constraints are resolved, evaluate every candidate against the same evidence requests. There is no universal weighting formula or cost benchmark established by the cited guidance; the right priorities depend on the research program and local requirements.

Decision area Evidence to request for each candidate
Permitted use and context Written zoning and use confirmation, applicable permits, adjacent uses, exhaust constraints, access, and emergency-response considerations.
Ventilation and containment Current drawings, hood and exhaust inventory, airflow strategy, discharge location, test and maintenance records, and a project-specific suitability assessment.
Safety and workflow Egress and emergency equipment, chemical segregation and storage, waste staging, receiving path, and separation of lab and non-lab functions.
Utilities and instruments Available capacity and service points for electrical and backup power, water and cooling, gases, exhaust, structural loading, vibration, and acoustic limits.
Delivery and adaptability Required retrofits, review and approval sequence, commissioning and maintenance responsibilities, expansion options, and operating burden.

Include schedule and retrofit implications alongside research fit, safety feasibility, access, and flexibility. NIH’s campus-planning material describes a long-range framework for changing facility and research needs, a useful reason to consider future development as well as immediate occupancy: NIH Master Planning.

Use guidance within its stated scope

Facility manuals can sharpen questions, but their requirements are not interchangeable. OSHA Appendix A is explicitly non-mandatory recommendations accompanying a US workplace standard. NIH’s Design Requirements Manual describes technical and design policy for NIH-owned, leased, operated, and funded facilities. Cornell and Princeton documents are institutional guidance. Confirm applicable codes, permits, and organizational standards with the authorities responsible for the proposed site.

For a renovation or maintenance project in an occupied research space, check the institution’s clearance and hazard-control process before work starts. NIH’s Laboratory Clearance page describes its own program; it is not a universal clearance procedure.
