AI demand is colliding with a shortage of more than chips. Silicon Valley data centers have little vacant space, while power availability, development sites and construction timelines limit how quickly new capacity can come online. CBRE measured 509.2 megawatts of local data-center inventory in the first half of 2026, with vacancy at 4.2%. The result is a scramble for accelerators, powered buildings, capital and cloud access—not simply a race to buy GPUs.
Why is AI using so much computing power?
AI models require computing both to be created and to be used. Training involves processing large quantities of data through repeated calculations; serving a model to users requires performing calculations for each request. Larger models, more users and more complex requests can all increase demand. Specialized accelerators can perform many of these operations efficiently, but they need to be installed in server systems and supplied with power, cooling and data-center space.

That means “compute” is not a single resource. A usable AI workload depends on a chain: accelerator chips, servers and networking, a facility that can host them, enough electricity, and the software and operations to make the equipment available. A shortage or delay at any link can hold back deployment.
Why is there a shortage of GPUs for AI?
Demand for accelerators has risen alongside investment in AI infrastructure, but orders and financial commitments are not the same as equipment delivered and ready to use. NVIDIA reported that its supply and capacity commitments reached $279 billion as of July 26, 2026, up from $119 billion the prior quarter. Those are company-reported commitments, not a measure of delivered GPUs or compute capacity.

The constraint also extends beyond chips. NVIDIA’s Form 10-Q for the quarter ended July 26, 2026, says land, power, building shells and capital are crucial to customers’ and partners’ data-center buildouts, and that shortages of those resources could affect its future business. A chip can be ordered and still wait for a site, a powered building, or other infrastructure before it becomes usable capacity.
Why are AI data centers using so much electricity?
AI data centers draw electricity to run servers and the supporting equipment needed to operate them. As more accelerators and servers are installed, facilities need enough power capacity to support that equipment. The relevant figure in the Stanford Institute for Human-Centered AI’s AI Index 2026, credited to Epoch AI, is an estimate of approximately 29.6 gigawatts of total AI data-center power capacity by the fourth quarter of 2025.

That is a global estimate of capacity, not a measurement of electricity actually consumed, and not a Silicon Valley figure. Power capacity describes how much load infrastructure can support; actual consumption varies with how much equipment is operating and how it is being used. The available figures therefore do not establish how much electricity AI data centers in Silicon Valley consume.
How is the AI boom affecting Silicon Valley?
CBRE’s first-half 2026 data-center figures show a tight local market: inventory was 509.2 MW, vacancy was 4.2%, and net absorption—the net change in occupied space—was 22 MW. Asking rents were $200–$275 per kilowatt per month, a range CBRE described as among the highest in North America. These are market measurements for the Silicon Valley data-center market, not a count of AI-only facilities or a measure of power used by AI workloads.

- [Dont Hesite to Order] 24 hours customer services and professional technology team are standing by
CBRE attributed demand to hyperscale, cloud and AI users seeking capacity near the region’s innovation center, while identifying limited power availability, scarce development sites and lengthy development processes as constraints. Its market conditions help explain why access to powered space can be difficult even when a company has the capital to pursue expansion.
The investment race is also visible in company disclosures, though those figures describe different things and should not be treated as interchangeable:

| Disclosure | What it measures | Period and qualification |
|---|---|---|
| CBRE: 509.2 MW inventory; 4.2% vacancy; 22 MW net absorption | Silicon Valley data-center market conditions | First half of 2026 |
| CBRE: $200–$275 per kW per month asking rent | Asking rent in the Silicon Valley data-center market | 2026; described by CBRE as among North America’s highest ranges |
| Microsoft: approximately $190 billion in expected capital expenditures, including about $25 billion attributed to higher component pricing | Company capital-spending outlook | Calendar-year 2026 expectation, not completed spending |
| NVIDIA: $279 billion in supply and capacity commitments | Company-reported commitments | As of July 26, 2026; not delivered compute capacity |
| AMD: $6.7 billion data-center revenue, up 107% year over year | Reported business results, driven primarily by EPYC processors and Instinct MI350-series GPUs | Quarter ended June 27, 2026 |
| Super Micro Computer: 77.8% net sales growth | Reported company results, primarily driven by shipments supporting customer data-center deployments | Fiscal year ended June 30, 2026 |
The figures show pressure across different parts of the infrastructure chain, not a single tally of installed AI compute. Microsoft’s FY2026 third-quarter call described investment spanning data-center design, silicon, systems software, model architecture and optimization. Management expected roughly $190 billion in calendar-year 2026 capital expenditures and said capacity constraints would continue at least through 2026, despite efforts to bring GPU, CPU and storage capacity online faster. These remain forward-looking expectations.
AMD’s quarterly data-center revenue and Super Micro’s fiscal-year sales growth are completed-period results. Super Micro also described expansion of its Silicon Valley operations. Together, these disclosures illustrate activity in compute silicon and server systems, but revenue growth does not quantify the number of chips shipped or the total capacity added.

Build a data center or rent cloud compute?
For organizations seeking AI capacity, building and renting solve different problems. The evidence establishes a cloud-access path but does not provide comparable prices or performance benchmarks, so it cannot determine which option is cheaper or faster for a particular workload.
| Approach | What it offers | Main constraint shown by the evidence |
|---|---|---|
| Build and operate facilities | More direct control over facilities and equipment | Requires land, power, capital and time to develop; local power availability and scarce sites constrain expansion. |
| Rent cloud capacity | Access to computing as a service rather than building a facility first | Available instance types, regions, specifications and terms vary; the cited materials do not establish comparative pricing or performance. |
AWS and NVIDIA announced an expanded collaboration to deliver additional GPUs and next-generation infrastructure. AWS says its GPU-based instances support AI and machine-learning workloads. This illustrates how cloud access can complement owned infrastructure; it does not establish that a particular GPU instance is currently available in a particular region or suitable for a given job.
What the numbers do—and do not—show
- Local scarcity is measurable: CBRE’s vacancy, absorption and asking-rent figures describe Silicon Valley data-center market conditions in H1 2026.
- Commitments are not capacity: NVIDIA’s reported commitments and Microsoft’s expected spending indicate planned investment, not equipment already operating.
- Global power capacity is not local consumption: The approximately 29.6 GW estimate is worldwide AI data-center power capacity by Q4 2025, not electricity used in Silicon Valley.
- Revenue is not a compute-unit count: AMD and Super Micro reported financial results; those results do not on their own establish chip shipment volumes or new data-center capacity.
- No cost-per-compute comparison is established: The cited figures do not support a direct comparison of cost per token or cost per unit of compute.
Silicon Valley’s AI infrastructure boom is therefore best understood as a competition for the conditions that make computing usable. Accelerator supply matters, but so do the power, land, buildings, financing and time required to turn orders and investment plans into operational capacity.
