Choose repair when a qualified inspection finds damage confined to a limited area and the rest of the roof remains serviceable. Consider replacement when deterioration or damage is widespread, the roof system or its structural support is compromised, or a durable repair requires work and cost close to replacing the affected roof. There is no universal age at which every roof should be replaced: material, weathering, installation, damage, decking and underlayment condition, and the full scope of work all matter.
What points toward repair or replacement?

How to make the decision
- Identify the roof system and document its condition. Note the material and approximate age if known, visible wear or damage, leak locations, flashing and valleys, concerns about decking, and earlier repairs. A roofer can assess areas that are not safely visible from the ground.
- Determine the extent and likely cause of the damage. Ask whether the problem is limited to a few areas or reflects wider deterioration, recurring leaks, or damage to the roof system. Do not infer whole-roof damage from a storm event alone.
- Get comparable written options. Request more than one estimate, with separate repair and replacement scopes where appropriate. Check exactly which areas and tasks are included, including tear-off, possible decking work, flashing, valleys, hips and ridges, as well as schedule, payment terms, and warranty or guarantee details.
- Compare the complete work and likely durability. Look beyond the headline price. A low repair estimate may not include related work needed for a reliable result; a replacement estimate may make assumptions about tear-off or decking that differ from another bid. Compare like with like and ask contractors to explain differences.
- Factor in insurance before work begins. If you may file a storm-damage claim, contact your insurer or agent before repair work. Confirm what documentation and process the carrier requires; coverage and claim decisions depend on your policy and circumstances.
Material-specific considerations
Cedar shakes and shingles
Some curling, cupping, and splitting can occur naturally in cedar. Excessive cupping or curling that affects the system’s integrity may call for repair or replacement, depending on the inspection. IBHS/RICOWI’s cedar-roof guidance says new cedar pieces typically weather toward the surrounding color in about six to nine months on average, so a repair may blend over time.
That guide says to consider replacement of a damaged cedar roof or segment when repair costs reach 80% of replacement costs. Include associated work such as tear-off, redecking, valleys, hips, ridges, and other complexity in the comparison. This is cedar-specific guidance, not a universal threshold for other roof materials, locations, insurers, or jurisdictions.

Metal roofing
For low-slope metal systems, the RICOWI/IBHS guidance calls for evaluating the roof in context of its design limits and an overall inspection. Permanent distortion after an extreme load can make replacement appropriate; repairing damaged panels or substructure may be impractical. Have a qualified roofer assess the particular system rather than applying this guidance to every metal roof.
Asphalt shingles and age labels
IBHS notes that roof performance changes with age, but a product marketed or labeled as “30-year” or “50-year” is not guaranteed to avoid storm damage for that period. The label is not, by itself, a service-life promise or an automatic replacement date. See the IBHS Thunderstorm Ready guidance.

Storm damage, leaks, and safety
If water is entering, preventing further damage is different from deciding whether the roof needs repair or replacement. The U.S. Department of Energy’s older homeowner brief recommends tarps or other water barriers as temporary protection and consulting a professional engineer if structural integrity may be compromised. It was written for skilled DIY homeowners in the Gulf States; follow current local safety rules and building requirements, and leave unsafe roof access and structural assessment to qualified professionals. A tarp is temporary mitigation, not a repair decision.

Their contractor-safety advice also includes getting more than one estimate, checking that contractors are licensed and insured, checking references, and avoiding anyone who pressures you to sign or start immediately. Put scope, price, timing, payment schedule, and guarantees in writing; do not sign a blank contract or pay the full amount before completion. Read their contractor-fraud guidance.

Questions to ask before approving work
- What specific damage did the inspection find, and where is it?
- Can the damaged area be repaired while leaving the rest of the roof serviceable? What supports that conclusion?
- What exactly is included in each option, including tear-off, decking assumptions, flashing, valleys, hips, and ridges?
- What could change the estimate once work begins, and how will additional work be approved?
- What are the schedule, payment milestones, and written warranty or guarantee terms?
- If this followed a storm, what should I document and confirm with my insurer before work starts?
Roof systems, local codes, contractor licensing rules, insurance terms, and weather exposure vary. Use estimates and inspection findings for your property, and confirm local requirements with the relevant building authority and qualified professionals.
