Lumber realizations strengthened during the quarter, while timber and real-estate results reflected distinct regional, product-mix and transaction factors. The year-over-year comparison needs care: Rayonier completed its merger with PotlatchDeltic on January 30, 2026, so Q2 2026 includes a full quarter of the legacy PotlatchDeltic businesses; Q2 2025 was Rayonier standalone.
What changed in Rayonier’s Q2 2026 comparison?
Rayonier’s August 5, 2026 earnings release covers a larger combined business than the same quarter a year earlier. The merger with PotlatchDeltic closed on January 30, 2026. As a result, raw year-over-year changes in revenue, harvest volume and Adjusted EBITDA reflect not only operating performance but also a changed business perimeter and mix. They should not be read as like-for-like growth rates.

Rayonier reported $19.1 million in net income attributable to the company. Net income is particularly difficult to compare with Q2 2025 because the prior-year result included material nonrecurring impacts, while Q2 2026 included $10.2 million in after-tax merger costs and $2.3 million in timber write-offs associated with a casualty event. Net income alone does not establish ordinary operating growth.

The company reported $123.7 million in consolidated Adjusted EBITDA, a non-GAAP measure. Rayonier presents its calculation and reconciliation in its Q2 2026 Form 10-Q and earnings materials. The four segment Adjusted EBITDA figures below do not add up to the consolidated total because corporate items, eliminations and other adjustments affect the consolidated figure.

Which Rayonier segments contributed most?
Adjusted EBITDA shows the relative contribution Rayonier reported for each operating segment in Q2. It is a company-defined non-GAAP measure, not a measure of industry-wide performance.
| Segment | Q2 2026 Adjusted EBITDA | Operating measure reported |
|---|---|---|
| Southern Timber | $52.6 million | 3.35 million tons harvested |
| Real Estate | $38.3 million | Quarterly contribution exceeded the high end of prior guidance |
| Wood Products | $25.0 million | 314 million board feet shipped; $505 average lumber realization per thousand board feet |
| Northwest Timber | $26.3 million | 578,000 tons harvested |
How did lumber perform despite price headwinds?
Wood Products generated $25.0 million in Adjusted EBITDA. Rayonier reported $196.2 million in segment sales: $158.6 million from lumber and $37.5 million from plywood, residual and other sales. The segment shipped 314 million board feet, and its average lumber realization was $505 per thousand board feet.

Rayonier said lumber realizations strengthened through the quarter and reached their highest level in nearly four years. CEO Mark McHugh said in the August 5, 2026 earnings release: “In our Wood Products segment, Adjusted EBITDA totaled $25.0 million, as lumber price realizations strengthened throughout the quarter and reached their highest level in nearly four years. Additionally, we delivered shipment volumes in line with our targets amid a challenging transportation environment.”

The company cited import duties, mill curtailments and trucking shortages as factors constricting supply as prices strengthened. Its release also gave contemporaneous expectations, not completed results: it anticipated Q3 shipments of 320–330 million board feet and said its average realization through July month-end was modestly above Q2’s average.

Why did timber results differ between the South and Northwest?
Southern Timber
Southern Timber reported $107.6 million in sales, 3.35 million tons harvested and $52.6 million in Adjusted EBITDA. Its average delivered pine sawtimber price was $44.46 per ton, down from $47.87 in Q2 2025; pulpwood averaged $30.20 per ton, compared with $37.35 a year earlier.
Rayonier attributed lower average prices partly to geographic-mix changes after the company’s footprint expanded, with generally weaker pulpwood market conditions also contributing. Those factors mean the price comparison is not a pure readout of a single regional market trend.

- FIND HIDDEN WALL MOISTURE EARLY — Check suspicious drywall and building surfaces after a leak, water stain, or other moisture concern. Detect abnormal moisture before a small issue develops into more extensive damage and costly repairs
- CHECK BEFORE YOU REPAIR — Don't rely on a wall looking or feeling dry. Use the moisture meter to check questionable areas before painting, repairing, or covering the surface, helping you make decisions based on actual moisture readings.
- CHECK FIREWOOD BEFORE YOU BURN — Test firewood before placing it in your fireplace or wood stove. Knowing the moisture level of your firewood helps you choose wood that is ready for burning and avoid relying on appearance alone.
- PIN-TYPE TESTING FOR DIRECT MEASUREMENTS — The contact pins penetrate the material to measure moisture inside wood and building materials. This makes it useful for checking areas where surface conditions may not tell the whole story.
- ONE TOOL FOR TWO IMPORTANT HOME CHECKS — Keep it ready for two practical jobs: checking walls for hidden moisture and checking firewood before burning. A simple way to make informed decisions before a moisture problem becomes expensive or wood goes into the fireplace.
Northwest Timber
Northwest Timber reported $66.0 million in sales, 578,000 tons harvested and $26.3 million in Adjusted EBITDA. Its average delivered sawtimber price was $119.66 per ton, versus $96.17 in Q2 2025. Rayonier said the increase was primarily due to the addition of Idaho sawtimber, most of which is indexed to lumber prices; that effect more than offset modestly lower Pacific Northwest prices.
What did Real Estate add?
Real Estate delivered $38.3 million in Q2 Adjusted EBITDA, above the high end of the company’s prior quarterly guidance. Rayonier cited execution and continued momentum across real-estate categories. Because rural and improved-development land sales depend on transaction timing, quarterly contributions can vary. The company said its guidance reflected its current transaction pipeline.

What is Rayonier’s 2026 outlook?
The figures below are management guidance as stated in the August 5, 2026 release, not realized full-year results. Harvest guidance covers full-year 2026. Wood Products shipment guidance is for roughly 1.1 billion board feet during 11 months of contribution from the segment.
| Area | Rayonier’s 2026 expectation | Scope and timing |
|---|---|---|
| Southern Timber | 12.2–12.5 million tons harvested | Full-year 2026 |
| Northwest Timber | 2.0–2.2 million tons harvested | Full-year 2026 |
| Wood Products | Roughly 1.1 billion board feet shipped | During 11 months of segment contribution |
| Real Estate | $180–$200 million Adjusted EBITDA | Full-year 2026 |
For Q3, Rayonier expected Southern regional sawtimber and pulpwood prices to remain relatively stable versus Q2. It expected Northwest sawtimber prices to be modestly above Q2, mainly because higher indexed Idaho sawlog prices would apply to a portion of volume. These are forward-looking management expectations, subject to risks and uncertainties described in the company’s SEC filing.
How should investors read the quarter?
The strongest reported segment contribution came from Southern Timber, while Wood Products showed improving lumber realizations within the quarter and Real Estate exceeded its prior quarterly guidance range. Northwest Timber’s higher average sawtimber price was principally a result of Idaho mix and lumber-indexed pricing, not a uniform increase across its markets. Across the portfolio, the merger changed the scale and composition of the business compared with Q2 2025, so segment-level context is more informative than treating consolidated year-over-year changes as directly comparable.
These company-reported operating results do not by themselves establish a share-price outlook, valuation or buy-or-sell conclusion.
