There is no publicly established evidence here that PredictaAI achieves 95% accuracy. A September 29, 2026 article by The Tech Edvocate reports that PredictaAI claims to predict local housing-market shifts—including price and demand movements—up to six months ahead. But the report provides no primary validation, reproducible scoring method, evaluation sample, benchmark, or independent audit. Treat 95% as an unverified, attributed claim, not a demonstrated result. The Tech Edvocate’s report
What does PredictaAI reportedly claim to predict?
The Tech Edvocate describes PredictaAI as forecasting local housing-market changes, including price movements, demand fluctuations, and possible downturns or upturns, as far as six months ahead. That is a secondary article’s account of the claim, not a verified statement from an official PredictaAI publication. It characterizes the model as proprietary but does not link to a technical paper or disclose the inputs and evaluation behind the 95% figure. The Tech Edvocate

Without a defined target and scoring rule, “95% accuracy” could describe very different things: correctly classifying whether prices rise or fall, placing a price estimate within a stated tolerance, or the coverage of a prediction range. The article does not establish which interpretation applies. Nor does it provide a complete set of forecasts and outcomes that would let readers reproduce the calculation.

A percentage alone does not say what was predicted or how close a result had to be to count as correct. To evaluate a real-estate forecast, look for the following details in the same published evaluation:
#1 Best Overall
- Prediction target: Specify whether the model forecasts a sale price, price direction, rents, demand, or a defined event such as a downturn. “Market shift” needs a measurable definition.
- Scoring rule: For a price estimate, report the error measure and its denominator. For a categorical forecast, state the possible classes and show the counts of correct and incorrect calls. For a range, report both how often the outcome fell inside it and how wide the range was.
- Forecast date and horizon: Preserve when each forecast was made, then score it at the stated horizon. A forecast described as six months ahead should not be judged at a more favorable interval selected after the outcome.
- Scope: Identify the locations, property types, price bands, and dates covered. Performance in a data-rich market does not establish performance in other markets.
- Test design: Separate evaluation data from the data used to build the model, account for missing cases, and compare results with a simple baseline. Forecasts should be recorded before outcomes are known.
- Full results: Include misses, coverage, bias, and uncertainty, not only successes. Show whether performance varies by market or over time.
These criteria make a claim testable; they are not evidence that PredictaAI has followed this kind of evaluation.
Availability is not the same as accuracy
A valuation system may return estimates for many properties while still producing estimates far from eventual sale prices. Zillow distinguishes hit rate—the share of properties for which an estimate is available—from estimate accuracy, which it describes using error measures such as median or mean absolute percent error. Zillow’s explanation and study
In its study of homes in King County, Washington, first listed between December 23, 2016, and January 23, 2017, Zillow found a Redfin estimate for 554 of 582 pre-listing pages it examined: a 95% hit rate. That figure measures availability in that specific sample—not the share of estimates that were close to sale price, and not PredictaAI’s performance. The study also distinguishes estimates captured before a listing from those evaluated after a home was listed; timing affects what a comparison means.

A confidence score may mean something else entirely
“95%” can also refer to confidence or uncertainty rather than the fraction of point estimates that prove correct. One real-estate AI valuation vendor describes its own 95% “Confidence Score” as reflecting the density and quality of data available for an asset class and submarket, alongside a projected value range. That is the vendor’s description of its product, not a standard definition and not a description of PredictaAI. Real Estate AI International

A technical patent on automated valuation modeling explains another distinction: the spread of valuation errors across a distribution is not the same as the realized error on any one estimate. Under the patent’s stated normal-distribution assumption, about 95% of errors would fall within plus or minus two standard deviations. That statistical illustration is not a measured result for PredictaAI, and it does not make an undefined “95% accuracy” label meaningful. An interval’s boundaries and its calibration against observed outcomes still need to be stated and checked. US patent publication US20060085234A1
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.What would substantiate PredictaAI’s claim?
The available reporting does not provide an official PredictaAI methodology, archived forecasts, validation dataset, or independent audit. To move from an attributed claim to evidence readers could assess, the company would need to publish or make available:
- an operational definition of each forecast target and the exact meaning of “correct”;
- dated forecasts and the matching outcomes, scored at the promised horizons;
- the sample size, locations, property coverage, evaluation period, and treatment of missing cases;
- the scoring calculations, including misses and uncertainty, with a comparison baseline; and
- enough information for an independent reviewer to check the results on outcomes not used to build the model.
Until those details are available, the careful conclusion is limited: a secondary article reports the 95% claim, but the available evidence does not verify it. That gap is not proof that the claim is false; it means readers cannot establish what the percentage measures or how well the system performs.
