Neither choice is always better. Lock your mortgage rate when payment certainty matters and your closing date is close enough for the lock to cover it. Consider floating, or a float-down attached to a lock, only when you can absorb a possible increase and the lender gives you favorable terms in writing. The right comparison is not just today’s rate: it is the rate, points, credits, expiration risk, fees and conditions you will actually accept at closing.
What a mortgage rate lock does
The Consumer Financial Protection Bureau (CFPB) defines a lock-in or rate lock as an agreement that your interest rate will not change between the offer and closing, provided you close within the stated period and your application does not change. In practical terms, the lender reserves a specified rate and pricing package for a limited time while underwriting and settlement proceed.

A lock protects you from market increases during that period. If market rates rise after you lock, the lender generally honors the locked rate when you close on time. A plain lock normally does not give you the lower market rate if rates fall; you remain at the locked pricing unless your lender has separately promised a float-down or another renegotiation feature.
Lock periods and what they cover
CFPB consumer guidance identifies 30-, 45- and 60-day periods as common. Freddie Mac also describes 90-day locks as a standard offering in some situations, with 30 or 45 days most common. The available terms and price depend on the lender, loan program and transaction.

| Lock length | When it can fit | Trade-off |
|---|---|---|
| 30 days | A purchase that is already through most of underwriting and has a reliable settlement date | Less time for delays; an extension may be needed if the transaction slips |
| 45 days | A typical purchase timeline with some underwriting or appraisal time remaining | May cost more than a shorter lock |
| 60 days | A transaction with a longer processing schedule or a less certain closing date | Longer protection can carry higher pricing or fees |
| 90 days | Cases where the lender offers it and the expected completion date is unusually distant | Potentially higher cost for protection you might not use fully |
Those periods are calendar windows established by the lender’s commitment. Read the exact expiration date and time, including the applicable time zone, rather than relying on an informal statement such as “locked for 45 days.”
A lock is conditional, not an unconditional guarantee
CFPB guidance says the rate can change if material parts of the application change. Examples include a different loan type or down payment, an appraisal that changes the loan-to-value picture, a credit-score change, or income documentation that no longer supports overtime, bonus or other variable pay. Failing to close before the lock expires can also end the protection.
Ask the lender to identify which changes trigger a reprice and which merely require updated documentation. Keep the loan amount, program, property, employment evidence and closing schedule consistent with the locked commitment whenever possible.
What it means to float your rate
Floating means you do not lock the mortgage rate yet. Your eventual rate and points move with the market until you lock. If rates fall, waiting can let you lock at a lower level. If rates rise, the increase becomes your cost unless you lock before it happens.
Floating is therefore a risk decision, not a free discount. A borrower who floats needs enough time before closing to monitor pricing, complete the lender’s lock process and still close within the available period. A small movement in rates can change the payment, points or lender credit, while a large movement can affect affordability or debt-to-income qualification.

Floating can be reasonable when the closing date is far enough away, the household budget can withstand a higher payment, and the borrower has a clear trigger for locking. Without those safeguards, the strategy can turn a hoped-for improvement into a last-minute affordability problem.
How a float-down works
A float-down is an optional feature attached to a locked loan. Freddie Mac describes it as an arrangement that may let a borrower take advantage of a lower rate that becomes available during the lock period. It is not an automatic repricing and it is not available on every loan.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
The written commitment controls. A lender may require a minimum rate improvement, permit only one exercise, limit the exercise to a particular part of the lock period, charge a fee, or adjust points and lender credits when the lower rate is used. The option may also depend on the loan remaining otherwise unchanged. Official consumer sources do not establish a universal float-down fee, minimum drop or exercise window; those are lender- and product-specific terms.
| Strategy | Protection if rates rise | Access to lower rates | Main risk |
|---|---|---|---|
| Plain lock | Yes, while the commitment remains valid and the application stays within its conditions | Usually no | Paying above market if rates fall, plus expiration or extension risk |
| Float before locking | No | Yes, if you lock after a decline | The rate can rise before you act |
| Lock with float-down | Yes, subject to the lock conditions | Potentially, if the lender’s trigger and exercise rules are met | Fees, a higher starting price, limited exercise rights or an unreachable threshold |
Compare the offer on six decision axes
1. Rate certainty
A lock buys certainty for the defined period. Floating leaves the borrower exposed until the lock is placed. A float-down combines a locked baseline with a conditional opportunity to improve it.
2. The value of a market decline
With a plain lock, a decline normally does not change your rate. With a float-down, the decline helps only if it reaches the specified threshold and you exercise correctly before the deadline. Confirm whether the lower rate changes points, lender credits or both; a lower note rate is not automatically a lower total closing cost.

3. Time to closing
The lock must cover underwriting, appraisal, title work, conditions and settlement. CFPB advises borrowers to ask what happens if closing is delayed and what an extension costs. A shorter lock can look cheaper but become expensive if the transaction needs an extension.

The Federal Reserve notes that lock fees can be charged upfront or at settlement, set as a flat amount or percentage, or reflected indirectly in the interest rate. Compare:
- the locked note rate and annual percentage rate (APR);
- discount points and any origination charges;
- lender credits that offset closing costs;
- the fee for a float-down, if any;
- the price of extending an expired lock; and
- the cost of switching to a longer lock before expiration.
Evaluate the entire pricing package. A nominally lower rate can cost more if it removes a credit or requires additional points.
5. Eligibility and exercise triggers
Ask for the minimum rate drop, the exact exercise window, the number of permitted exercises and the process for requesting one. Confirm whether changing the loan amount, program, property, closing date or documentation can cancel the option or reprice the loan.
6. Documentation
Do not rely on a loan officer’s verbal summary. Obtain the commitment showing the rate, points, lender credits, lock length, expiration, float-down rules, fees and conditions. Keep the version you accepted and any later amendments.

How to decide: a practical sequence
- Set the real closing window. Use the date your settlement is expected to occur, not the date an offer was accepted. Add realistic time for underwriting, appraisal, title work and outstanding conditions.
- Determine your payment ceiling. Calculate the highest principal-and-interest payment your budget can absorb if rates rise before you lock. Include taxes, insurance and other housing costs in your affordability review.
- Request both structures in writing. Ask for a plain lock and a lock with float-down, if offered, using the same loan amount, term, program and assumed points.
- Record every deadline. Put the lock expiration, float-down exercise deadline and any required notice time on your calendar. A feature that cannot be exercised before closing is not useful protection.
- Stress-test an increase. Ask the lender to show the payment and cash-to-close if the rate is higher when an uncommitted loan is locked. If that outcome would break your budget, certainty should carry substantial weight.
- Calculate the cost of the option. Compare the float-down fee, any higher starting rate, and changes to points or credits with the savings available if the threshold is met.
- Choose based on the written commitment. Lock when the guaranteed terms fit the budget and timeline. Float or select a float-down only when the remaining risk is affordable and the terms are sufficiently favorable.
Use a break-even calculation instead of a headline-rate guess
For a float-down, divide the total incremental cost of the option by the expected monthly principal-and-interest savings at the lower rate. The result is the number of months needed to recover the option’s cost. Include any lost lender credit, extra points and fees in the numerator. If you may sell or refinance before that period, the option may not recover its cost even when the rate falls.
For floating, compare two complete outcomes: the locked quote available today and the quote you would accept if rates rise. Then compare the possible savings from a decline with the payment increase and cash-to-close impact of an increase. This is a scenario analysis, not a prediction; no source establishes that rates will move in either direction.
Request the lender’s figures in dollars. A side-by-side quote should show the monthly payment, APR, points, lender credits and total closing costs for each alternative, using identical assumptions.

CFPB advises making sure the lock lasts through closing. If the loan does not close before expiration, you may need to pay an extension fee or accept current pricing. The Federal Reserve warns that expiration can expose you to the prevailing rate and points, even when the delay involves the lender or another party.
Questions to resolve before accepting a lock
- What is the exact expiration date, time and time zone?
- Is there a grace period after the stated expiration?
- Who pays if the lender, appraiser, title company or another party causes the delay?
- Is the extension fee charged per day, per week or for another period?
- Can you switch to a longer lock now, and what would that cost?
- Does an extension preserve the original float-down right, threshold and exercise deadline?
- Will an extension change the rate, points, lender credits or APR?
Get the answers before the deadline approaches. Waiting until the final day leaves little negotiating time and can force you to accept whatever pricing is then available.

How the Loan Estimate changes after a lock
If the rate was not locked when the initial Loan Estimate was issued, a later lock changes rate-dependent terms. CFPB Regulation Z commentary requires the creditor to provide revised disclosures no later than three business days after the lock. The revision should show the new rate, points, lender credits and other charges that depend on the rate.
A requested lock extension may support a revised disclosure for the extension fee, limited to the fee charged in the creditor’s usual course of business. Review the revised Loan Estimate against the commitment and ask about any difference immediately; the disclosure is a useful check that the pricing package was updated consistently.
Exact questions to ask the lender
CFPB suggests asking:
- “What does it mean if I lock my rate today?”
- “Is a shorter or longer rate lock available, and at what cost?”
- “What if my closing is delayed and the rate lock expires?”
- “If I lock my rate, and interest rates go down, what happens?”
For a float-down, add these specific questions:
- What minimum rate improvement is required?
- How many times may I exercise the option?
- What is the first and last time I can request it?
- Is there a fee, a higher starting rate, or a change to points and credits?
- Must the loan amount, program, appraisal, credit profile and closing date remain unchanged?
- How do I submit the request, and when will the revised commitment be issued?
Which choice fits common situations?
Closing is within a few weeks and the payment is tight
A lock is usually the safer choice if the offered terms fit your budget and the expiration extends beyond the expected settlement date. The cost of an extension should be included in the comparison, not treated as an unlikely afterthought.
Closing is distant and the budget has little flexibility
Ask about a longer lock and its price. Floating may expose you to an increase you cannot absorb. A float-down can be useful only if the lender offers enough time, a realistic threshold and manageable fees.
Closing is distant and you can tolerate a higher payment
Floating preserves the possibility of a lower lock later, but establish a personal maximum rate and a date by which you will lock. A float-down can reduce the risk of choosing between a locked rate and a later decline, but it does not eliminate the option’s cost or conditions.
The lender offers a float-down with unclear terms
Do not treat the feature as protection until the commitment states the trigger, fee, exercise deadline and pricing changes. If those details are not written, compare the plain lock and the unprotected float instead.
The transaction is already delayed
Contact the lender before expiration. Ask whether an extension, a new lock or a longer lock is available, who is responsible for the cost, and whether any float-down rights survive. Document the answer and check the revised disclosure.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesCommon mistakes and how to avoid them
- Confusing a rate quote with a lock. A quote can expire or change; obtain confirmation that the rate is actually locked and record the commitment number or document.
- Ignoring points and credits. Compare the complete pricing package, not just the note rate.
- Choosing a lock that ends on closing day. Build in enough time for a delayed signing and learn the extension price in advance.
- Assuming a float-down is automatic. Confirm the threshold, exercise procedure and deadline in writing.
- Changing the application without checking the lock. A different loan type, down payment, appraisal result, credit profile or income documentation can trigger repricing.
- Waiting for a perfect market bottom. Floating can produce a lower rate, but it can also produce a higher one. Set a risk limit rather than trying to predict the market.
- Failing to reconcile disclosures. Compare the revised Loan Estimate after a lock with the accepted commitment and ask about discrepancies immediately.
Before you choose: a written-comparison checklist
- Expected closing date and a realistic delay buffer
- Lock length, exact expiration date, time and time zone
- Note rate and APR
- Discount points, lender credits and other rate-dependent charges
- Lock fee and when it is charged
- Extension fee, extension unit and responsibility for delay-related cost
- Float-down minimum rate drop, fee, exercise count and exercise deadline
- Conditions that can reprice the loan or cancel float-down rights
- Payment and total cash-to-close under each scenario
- Written commitment and any revised Loan Estimate
Bottom line
Choose a lock when certainty is more valuable than the possibility of a lower rate, especially when closing is near, rates are volatile or a payment increase would damage your budget. Float only when you have time and financial capacity to accept an increase. A float-down can be the middle path, but only its written threshold, fees, pricing adjustments and deadlines determine whether it is genuinely worthwhile.
