In The Lord of the Rings Online (LOTRO), a neighbourhood is a residential area containing separate player-owned houses alongside shared services and social features. It is not one jointly owned house: each buyer owns a specific property, and home types, eligibility, hooks and ownership rules vary by homestead. Rivendell Steadings is the clearest current example, while Rohan’s premium-housing rules apply to that region rather than to every neighbourhood.
How LOTRO neighbourhoods work
A neighbourhood combines individual properties with communal conveniences. In Rivendell Steadings, the town centre has services and crafting facilities, and a stable-master stands near the exit. Each resident decorates their own home; the shared setting does not mean neighbours jointly own or furnish a single house. The official Rivendell Housing guide describes three property types: standard, deluxe and kinship homes.

Rivendell home types, availability and eligibility
The Rivendell guide, published April 28, 2026, lists this housing mix in each Steadings neighbourhood:

| Home type | Homes per neighbourhood | Who can buy |
|---|---|---|
| Standard personal home | 2 | Any player, according to the Rivendell guide. |
| Deluxe personal home | 4 | Any player, according to the Rivendell guide. |
| Kinship home | 1 | The kinship must be Rank 7 or higher, according to the Rivendell guide. |
These counts and eligibility rules describe Rivendell Steadings; they should not be assumed to apply to every LOTRO homestead. The same guide says a kinship could own only one home and had to abandon its existing home before moving. That is a dated official statement from April 2026; check the current in-game rules before changing a kinship’s home.
How to visit or tour Rivendell Steadings
You can reach the neighbourhood by entering southwest of the Rivendell stables, near the tree bridge. Two alternatives listed by the Rivendell guide are the Broker’s Office in Bree and the Rivendell Steadings broker board in Lalia’s Market. Hirthamel, the housing broker, offers a neighbourhood-tour quest. The guide also describes touring a property before buying it.

Buying a home and decorating it
The Rivendell guide describes buying through a broker menu with Mithril Coins or Homesteading Coins, or through the property’s For Sale sign. Prices can change and are not necessary to understand the housing system; check the in-game listing for the current cost before committing.
Rivendell homes have exterior and interior decoration hooks, so furnishings and utilities can be placed in designated slots rather than anywhere in the space. The guide lists hooks for a mobile yard, fence, ambient environment/dayfile, music, hitching posts, mailbox, furniture, floor, wall and ceiling decoration, wall and floor surfaces or paint, lighting, and a personal chest. It identifies ceiling-surface and ceiling-paint hooks as additions introduced with Rivendell Steadings; existing floor surfaces and paints can be used in the corresponding ceiling hooks.

Ownership limits differ by home and region
Do not treat personal-home rules as kinship-home rules. For Rivendell, the guide sets a Rank 7 minimum for kinship eligibility and states the kinship’s one-home limit; these are separate from buying a standard or deluxe personal home.

Rohan has a different arrangement. Its official housing guide says a character may own one classic personal house and multiple premium homes. It also describes Rohan as offering personal housing rather than kinship houses; personal homeowners can allow kinmates to visit through the Kinship panel. That regional description should not be generalized to Rivendell, which explicitly includes a kinship home.

Storage and other features may not be uniform
LOTRO’s housing storage rules have changed over time. An older premium-housing developer diary described storage shared across a player’s premium and classic homes. Later, Update 27.2 described per-house storage as separate from Shared Housing Storage for premium housing, and said cosmetic pets and kinship visits were available for every home while other cited features were Rohan-specific. Because storage behavior can depend on account and home, use the current in-game interface and support guidance for a specific storage question rather than assuming every house has identical capacity.
Update 48.4 documents a correction for certain personal premium homes bought during a short Rivendell launch window, while expressly excluding outstanding kinship storage issues from that fix. The note is a narrow correction, not confirmation that all storage cases have been resolved.
The 2026 neighbour feature is separate from visitor permissions
In an announcement dated August 2, 2026, Standing Stone Games described a neighbour feature introduced through The Wolves of Mordor pre-order offerings. The announcement says a player can place a special housing-hook item to invite a representative of one of the primary four Free Peoples to visit. The resulting relationship progresses from stranger to companion to trusted friend through conversation, gifts and a new neighbour mission system.

Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →A neighbourhood mission board offers five missions each day, according to the announcement. A player completes one by sharing its story with a neighbour; the neighbour’s response depends on their preferences. The publisher also says each neighbour has 20 personality traits: seven common to versions of the same character and 13 unique to an individual instance. These are figures reported by Standing Stone Games, not independently tested here.
The neighbour relationship is a distinct feature, not a general visitor-permission system. The announcement does not say that relationship rank grants other players access to a home.
Quick Recap
What to check before choosing a neighbourhood home
- Confirm the homestead and property type. Lot mix, hooks, eligibility and conveniences vary by region; Rivendell and Rohan do not share identical rules.
- Separate personal and kinship ownership. A kinship home has its own rank and ownership rules; personal-home eligibility does not answer whether a kinship qualifies.
- Tour and verify before buying. Use the Rivendell tour quest or property tour where available, and check current cost and upkeep in-game.
- Inspect storage and hooks in the current UI. Past updates document changes and corrections, so avoid assuming a feature or capacity applies identically to every home.
