How Treasury Yields Affect Mortgage Rates, Car Loans, and Other Borrowing Costs

Treasury yields shape borrowing costs, but mortgage and auto-loan rates also reflect lender spreads, loan features and borrower qualifications.

Treasury yields influence borrowing costs, but they are benchmarks—not the rates households automatically pay. Longer-term yields are especially relevant to fixed-rate mortgages, while shorter-term Treasury rates can affect auto-loan pricing. Lenders also account for product features, their own risk and costs, and a borrower’s qualifications, so consumer rates may move differently from Treasury yields or the federal funds rate.

What a Treasury yield tells you

A Treasury yield is the market return on a U.S. government security. Because Treasuries are issued with different maturities, there is no single Treasury rate: a yield curve shows how yields vary across maturities. Those market rates provide reference points for pricing other borrowing, but they are not consumer loan quotes.

Long-term yields reflect more than the Federal Reserve’s current policy setting. They also incorporate market expectations about future short-term rates and term premiums—the additional return investors may require for holding longer-maturity securities. That is why a change in the federal funds rate does not necessarily produce an equal or immediate change in a 10-year Treasury yield.

Why mortgage rates can rise when Treasury yields rise

Fixed-rate mortgages extend over many years, so their pricing is more connected to longer-term market rates than to the overnight federal funds rate alone. Yields on mortgage-backed securities (MBS), which are backed by pools of home loans, are another important influence on mortgage rates.

A mortgage rate is not simply the 10-year Treasury yield with a different label. Mortgage loans and MBS have distinct features and risks, including prepayment risk: borrowers may repay or refinance earlier than expected, particularly when rates fall. Mortgage pricing therefore includes a spread over Treasury benchmarks, and lender margins and borrower qualifications also affect the rate offered. The Federal Reserve has described rising long-term rates as increasing household and business borrowing costs; the pass-through to mortgage rates can be incomplete or delayed.

Why a mortgage quote differs from the 10-year yield

  • Different instruments: a Treasury security and a mortgage-backed security do not carry the same risks or cash-flow features.
  • Different pricing components: the mortgage rate includes a spread and lender pricing, not just a benchmark yield.
  • Different borrowers and loans: qualification and the details of the mortgage affect an individual offer.

How Treasury yields affect car loans

Auto-loan pricing can be influenced by shorter-maturity Treasury rates, along with lender risk spreads that account for potential delinquencies and defaults. A decline in short-term market rates may ease one component of pricing, but a lender’s assessment of credit and loan risk can offset or amplify that influence.

As a result, a Treasury yield is not a reliable prediction of the rate a particular bank or dealership will offer. Federal Reserve Vice Chair Philip Jefferson stated in a February 19, 2025 speech that “Rates on auto loans are also influenced by the interest rates on shorter-maturity Treasury securities and risk spreads lenders assess to account for delinquencies and defaults.”

Why other borrowing costs follow different paths

Borrowing costs depend on the product’s rate structure and duration. Short-term policy-rate changes can pass quickly into short-term market rates and floating-rate products, while longer-duration borrowing is also shaped by expectations for future policy rates and term premiums.

Floating-rate mortgages and credit lines

Adjustable-rate mortgages and many credit lines can respond to changes in short-term rates. The timing and size of a change depend on each product’s terms and rate-setting formula.

Credit cards

Credit cards are generally floating-rate products and are commonly priced as a margin over the prime rate. Prime conventionally follows the upper end of the federal funds target range plus 3 percentage points. That is a separate transmission channel from the effect of long-term Treasury yields on fixed-rate borrowing.

If the Fed cuts rates, why might mortgage rates not fall right away?

The federal funds rate is a short-term policy rate; a long-term mortgage is priced in a market shaped by longer-term rates and MBS yields. Markets can adjust their expectations about future policy before or after a Fed decision, and Treasury yields may move by a different amount—or in a different direction—than the policy rate. Mortgage-specific spreads and lender pricing also affect whether, when, and how much a mortgage quote changes.

The Federal Reserve’s July 2026 Monetary Policy Report offers a dated example of these different movements: it reported that, since the beginning of 2026, 2-year nominal Treasury yields had risen about 60 basis points and 10-year nominal yields around 35 basis points. Over that period, agency MBS yields rose modestly, while their spreads over Treasury security rates were little changed on net. These are reported market movements, not a forecast or an individual mortgage quote.

Use Treasury yields to understand market direction, not to estimate a personal rate by adding or subtracting a fixed amount. Compare offers for the same kind of loan and check the full terms.

  • Compare the same loan type and fixed- or variable-rate structure.
  • Match the loan term; a shorter term and a longer term are not equivalent offers.
  • Include fees and other costs, not just the advertised interest rate.
  • For a car loan, compare the down payment and the amount financed.
