Before paying or submitting sensitive information, verify both the rental property and the person offering it through sources you find independently. A very low rent, pressure to act quickly, or refusal to arrange a viewing is a reason to check further—not proof by itself that a listing is a scam.
How do I know if an apartment listing is a scam?
Rental scammers may copy a real listing’s photos and description, then replace the contact details. Others advertise a unit that is not available—or does not exist. A convincing lease, polished application form, familiar broker’s name, or real-looking photographs do not prove that the person contacting you is authorized to rent the property.

The Federal Trade Commission (FTC) reported nearly 65,000 rental scams and about $65 million in reported losses since 2020. These are reports and reported losses, not a count of every scam. For the 12 months ending June 2025, about half of people reporting a rental scam said it began with a fake Facebook ad; 16% said it started with a fake Craigslist listing. Warning signs to investigate
- Rent far below comparable local listings. The FTC says, “If the advertised rent is a lot cheaper than most rents in the area, it could be a sign of a scam.” A low price is a clue, not a verdict. FTC, December 2025.
- No reasonable way to see the unit. The person may claim to be out of town, refuse an in-person or live viewing, or make excuses about access.
- Urgency or a payment to “hold” the unit. Pressure to send money immediately can keep you from checking the address, recipient, and terms.
- Payment limited to hard-to-recover methods. Be cautious if the person demands cash, gift cards, cryptocurrency, or a wire transfer.
- Conflicting details. The same address may appear with different rents, contacts, or claims about who owns or manages it.
- Early demands for sensitive information or an unfamiliar credit-check link. A screening request can be legitimate, but first verify the recipient and understand what the link collects and charges.
No single sign establishes fraud. Check the offer as a whole, including who controls access, whether details match independently, what is being requested, and whether you have a practical way to dispute a payment.

How can I verify the property and the person offering it?
- Search the full address and the claimed owner or company name. Look for duplicate ads with different contact details, prices, or ownership claims. Compare the listing’s description and photographs with other copies.
- Find the management company’s official website independently. Check whether the unit appears there. Contact the company using contact details you find yourself, not only a phone number, email address, or link in the ad.
- Check public property ownership records where available. Compare the recorded owner with the person offering the rental. A mismatch calls for follow-up; ownership records alone do not establish whether someone is authorized to lease the property.
- Arrange a viewing before paying if possible. Visit the unit yourself. If you cannot, ask someone you trust to see it and verify who is arranging access. - Compare the rent with similar nearby rentals. Consider whether differences in size, condition, location, or included costs explain the price; an unusually low rent still merits independent checks.
- Ask for every required and optional fee in writing. Review the full terms, including footnotes, linked pages, and fine print, before agreeing or paying.
These checks help establish whether the property and contact details line up; they are not a substitute for confirming that the person can authorize the rental. FTC rental-listing advice and FBI guidance.
Is it safe to pay an application fee before seeing an apartment?
Do not send money just because an ad says a fee will hold the unit. First verify the property, the recipient’s authority, the fee, and what the payment covers. If you cannot view the apartment or sign a lease before paying, ask a trusted person to view it or keep looking. A request for money before a viewing is a reason to slow down and verify—not, by itself, proof of a scam.

Be especially wary if the only permitted payment is cash, a gift card, cryptocurrency, or a wire transfer. These methods can be difficult to recover. Once you have verified the property, pay only under clear written terms and use a method that offers a dispute process when available. Keep copies of the listing, agreement, messages, and receipts. How should I protect my information on a rental application?
Rental screening can be legitimate, but verify who will receive your information and why before you submit it. The FTC says, “Until you’ve agreed to rent a place, a landlord doesn’t need your Social Security number, credit score, or other sensitive information.” FTC, Rental Listing Scams.

Scammers may ask for Social Security numbers, driver’s license images, pay stubs, or other identifying details. They may also send an inexpensive-looking credit-check link that can enroll you in a recurring paid membership. Do not use an unfamiliar link just because a supposed landlord sent it. What should I do if I already sent money or my Social Security number?
- Stop communicating with the suspected scammer and preserve evidence. Save the listing, messages, application, receipts, and names or account details used.
- Contact the payment provider immediately. Call your bank, card issuer, payment service, or wire-transfer provider and ask whether the transaction can be stopped, disputed, or reversed. Recovery is not guaranteed, particularly with cash-like payment methods.
- Report the ad and suspected scam. File a report at ReportFraud.ftc.gov and alert the platform where the ad appeared. The FBI also directs victims of internet crime to IC3. FBI guidance.
- If identity information was exposed or misused, follow a recovery plan. Use IdentityTheft.gov’s recovery steps, contact affected businesses, review your credit reports, and consider placing a fraud alert or credit freeze.
- Address false tenant-screening information if it appears. IdentityTheft.gov explains how to identify the tenant-screening company, request your report, and ask for fraudulent information to be corrected.
