How to Refinance if Mortgage Rates Fall After You Lock Your Rate

If mortgage rates fall after you lock, call your lender immediately and request the written lock policy. Ask whether a float-down, repricing, or lock extension is available, the deadline, and how points, lender credits, and fees would change. A lower market rate does not automatically change a locked rate.

If the lender will not reprice, you can either close at the locked rate and later refinance or switch lenders before closing. Both choices create costs and timing risk, so compare the total transaction cost with the monthly savings and the time you expect to keep the loan.

What a rate lock actually protects

A mortgage rate lock is a time-limited agreement. The Consumer Financial Protection Bureau (CFPB) says locks are commonly 30, 45, or 60 days. Your rate is protected only if you close within the specified period and your application does not materially change.

The CFPB describes a lock-in this way: “A lock-in or rate lock on a mortgage loan means that your interest rate won’t change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application.” The protection runs in both directions: the lender generally cannot raise the locked rate when market rates rise, but it also does not have to lower the rate when market rates fall unless your agreement provides that right.

Read the Loan Estimate and the separate lock confirmation together. Confirm all of the following:

  • Locked interest rate and annual percentage rate (APR)
  • Lock expiration date and time zone
  • Loan program, term, and amortization
  • Loan amount and down-payment assumptions
  • Discount points, origination charges, and lender credits
  • Conditions that permit a pricing change

A lender can reprice or re-underwrite if the loan amount, credit profile, verified income, appraisal, down payment, property type, or loan program changes. A delayed closing can also require an extension fee or a new lock. The exact rules are contractual, so do not rely on a verbal promise from a loan officer.

What to do as soon as rates fall

  1. Save the current documents. Download the latest Loan Estimate, lock confirmation, fee worksheet, and disclosure showing points or credits. Note when each document was issued.
  2. Check the expiration date. A falling rate is useful only if there is enough time to use an available option without jeopardizing closing.
  3. Ask for the written policy. Request the lender’s procedure for a lower market rate, including any float-down, repricing, or extension terms.
  4. Request a side-by-side quote. Have the lender show the proposed rate, points, credits, cash to close, and monthly principal-and-interest payment in writing.
  5. Set a decision deadline. The lender may need underwriting or secondary-market approval before changing pricing. Waiting until the last day of the lock can remove practical alternatives.

Can your lender lower the rate before closing?

Sometimes, but only under the lender’s lock policy. Common mechanisms are a float-down, a one-time repricing, or a lock extension. These are not universal rights, and a lower note rate may require more points, eliminate a lender credit, or add a fee.

Option When it may apply What can change Key risk
Float-down The lock agreement includes a lower-rate window before closing. Rate may fall to a specified market price; points or credits can be recalculated. Deadline, eligibility, and fee are contract-specific.
Repricing The lender voluntarily replaces the original pricing after a documented market move. Rate, points, lender credit, or other fees. The lender may decline or offer only a small adjustment.
Lock extension Closing will occur after the original expiration. Expiration date and extension charge; sometimes the rate is also re-quoted. Paying to preserve a rate can erase the benefit of a lower market quote.
No adjustment The policy has no float-down or the request misses its deadline. Nothing on the existing loan. You must choose between the locked loan, a lender switch, or a later refinance.

Questions to ask your loan officer

Use precise wording so the answer can be documented:

  • “If I lock my rate and rates go down, what happens?”
  • “Do I have a float-down or repricing option?”
  • “What is the deadline and how many times can I use it?”
  • “Will points, lender credits, or other fees change?”
  • “What happens if the lock expires before closing?”
  • “Will exercising the option require a new Loan Estimate or another credit pull?”

The CFPB specifically advises borrowers to ask what happens when rates fall and whether an extension or other option has a cost. Ask for the answer by email or in a revised disclosure; a rate mentioned on a phone call is not a binding change to your lock.

Switching lenders before closing

You can request Loan Estimates from your current lender and other licensed lenders for the same loan type, balance, term, points, and credits. Receiving a Loan Estimate does not commit you to that lender. It does, however, start a new process if you decide to move.

Before switching, verify that the replacement lender can meet your closing date and that its lock is active for the entire remaining period. Ask whether a new appraisal, credit report, flood certification, title search, or application fee will be required. Some costs may be duplicated, and a delayed closing could make you lose the original lock or incur contractual penalties.

Compare the offers on identical assumptions. A quote with a lower rate but two points is not directly comparable with a quote that has a lender credit. Make sure the new Loan Estimate identifies the same property, loan amount, occupancy, loan program, and term. Have the settlement agent confirm whether any deposits or services can transfer.

Refinancing after you close

If the original lender will not reprice and you close, a later refinance remains possible. It is a new mortgage transaction, not an amendment to the old lock. A new lender must approve your application, value the property, verify income and assets, and document the existing loan and payment history. Program rules may impose a seasoning period or other eligibility conditions, so ask each lender for the requirements that apply to your loan type and property.

The new loan normally brings a second set of closing costs and fees. Depending on the transaction, these can include origination charges, discount points, underwriting, appraisal, title and settlement services, recording charges, prepaid interest, and initial escrow funding. Freddie Mac reports that refinance costs commonly run 3% to 6% of the principal, with actual costs varying by lender, credit score, and location. Treat that range as a planning estimate, not a quote.

An escrow balance from the old loan is generally refunded or transferred; it is not a saving created by refinancing. Include only genuinely incremental costs in your break-even calculation, and ask the settlement agent how the old escrow account will be handled.

Calculate whether the refinance pays for itself

A lower rate by itself is not a decision rule. The Federal Reserve’s worksheet instruction is: “Divide total costs by your monthly after-tax savings.” The result is the number of months required to recover the refinance costs.

Break-even months = net refinance costs ÷ expected monthly principal-and-interest savings

Count lender charges, points, appraisal, title and recording fees, and prepaid items that are truly incremental. Add any prepayment penalty on the existing loan. Subtract legitimate lender credits that reduce those costs. Do not count an escrow refund as a benefit.

The Federal Reserve’s worked example uses $2,500 in total costs and $91 in after-tax monthly savings: $2,500 ÷ $91 equals about 27 months. You would need to keep the refinanced loan for longer than that period for the savings to exceed those costs, assuming the payment and savings estimates remain accurate.

Use after-tax savings carefully

Compare principal and interest, not just the total payment. Taxes, insurance, mortgage insurance, and escrow deposits can change independently of the interest rate. If mortgage-interest deductions affect your tax bill, use your own marginal tax circumstances or ask a tax professional; do not assume every dollar of payment reduction is after-tax savings.

Match the break-even to your plans

If you expect to sell, move, or refinance again before the break-even month, the transaction is unlikely to recover its costs. If your plans are uncertain, test several holding periods and include the cost of selling or refinancing again. A lender’s “no-cost refinance” generally means the cost is covered by a higher rate or added to the balance, not that the cost disappears.

Compare the loan term and lifetime interest

A new 30-year loan can lower the required monthly payment even when the rate falls only modestly, because the balance is spread over a fresh 30-year schedule. That payment reduction can hide a longer repayment period and more total interest.

Freddie Mac warns that replacing a mortgage with 20 years remaining with a new 30-year loan extends repayment and can increase lifetime interest. To make a fair comparison, calculate both loans over the same future horizon and record:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Remaining term on the current mortgage
  • Proposed refinance term
  • Principal balance after one, three, and five years
  • Total scheduled interest over each loan’s full term
  • Monthly principal-and-interest payment
  • Cash required at closing and any costs added to the balance
  • Months until the refinance breaks even

Ask for a term that preserves your original payoff date, such as a 20-year or 15-year refinance, if the payment is affordable. A shorter term can reduce lifetime interest but may produce less monthly-payment relief. The right comparison depends on your cash flow, savings goals, and expected time in the home.

Choosing among the four practical paths

Path Best fit Advantages Trade-offs
Use a float-down or reprice Your lock permits it and the revised pricing is documented before the deadline. Usually avoids a second appraisal and a second closing. May require a fee, more points, fewer credits, or a rushed decision.
Switch lenders before closing The new lender can close on time with materially better pricing. May capture a lower rate without waiting for a future refinance. Processing restarts; appraisal, application, and title costs may be duplicated; timing can fail.
Close, then refinance The current lock is acceptable but a later rate drop is large enough to cover a second transaction. Preserves the scheduled closing and gives access to future market pricing. Requires new underwriting and closing costs; qualification and appraisal are uncertain.
Keep the original loan Savings are small, costs are high, qualification is uncertain, or you may move soon. No new transaction, delay, or additional closing expense. You retain the locked rate even if market rates continue to fall.

Evaluate every path using the same axes: guaranteed rate versus market risk, float-down or extension cost, total cash to close, monthly payment, principal reduction, total interest, break-even months, expected time in the home, qualification and appraisal risk, and processing-delay risk.

A complete decision process

Step 1: Reconcile the lock with the Loan Estimate

Check that the rate, points, lender credit, loan amount, program, and expiration date match across documents. Flag any changed income, debt, credit score, property value, down payment, occupancy, or loan purpose. Those changes can alter pricing even when the market has not moved.

Step 2: Obtain the lender’s written options

Request a revised Loan Estimate or lock confirmation for each available float-down or repricing choice. Ask whether the change is one-time, whether it can be rescinded, and whether the closing date must move. Keep the original lock documentation until the new terms are confirmed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 3: Shop comparable Loan Estimates

Obtain competing estimates for the same balance, term, program, points, and credits. Compare the lender-controlled costs separately from taxes, insurance, and prepaid items. Confirm the quote date and the geographic market because mortgage pricing changes frequently.

Step 4: Test the break-even and term

Use the net cost and expected after-tax principal-and-interest savings to calculate months to break even. Then compare principal balances and total interest at one, three, and five years and at the scheduled payoff date. Reject any option that only looks attractive because it restarts the amortization clock.

Step 5: Check execution risk

Ask the current and prospective lenders whether underwriting, appraisal, title, or verification work can finish before your purchase-contract deadline. A mathematically better loan is not useful if it causes a missed closing, forfeited deposit, or lock-expiration charge.

Step 6: Document the final choice

Save the accepted Loan Estimate, lock agreement, fee worksheet, and written explanation of any repricing. Confirm the final cash-to-close amount and wire instructions with the settlement agent through a trusted, independently verified phone number.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Common mistakes and how to avoid them

  • Assuming the lender must match the market. A lock is not an automatic price-adjustment guarantee. Read the contract and request the policy in writing.
  • Using a one-percent rule. There is no universal rate-drop threshold that makes refinancing worthwhile. Your costs, savings, taxes, term, and holding period determine the result.
  • Comparing payment only. A lower payment can result from a longer term. Compare principal reduction and total interest.
  • Ignoring points and credits. A lower note rate can require points, while a higher rate can come with a lender credit. Compare total cost over your expected holding period.
  • Counting escrow as savings. An escrow refund is generally your money returned or transferred, not a gain from the refinance.
  • Waiting until the lock expires. An extension may cost money or expose you to a new market rate. Start discussions as soon as the drop is meaningful.
  • Changing the application casually. A new loan amount, lower down payment, credit change, income change, appraisal result, or program change can invalidate original pricing.
  • Switching without a closing plan. Confirm the new lender’s lock, appraisal status, title work, and underwriting timeline before cancelling the original transaction.
  • Believing “no-cost” means free. The lender may recover costs through a higher rate or a larger loan balance. Read the pricing and compare long-term interest.

Documents and numbers to keep

Maintain a single folder containing the original and revised Loan Estimates, lock confirmations, disclosures, appraisal, title quote, fee worksheets, and written communications about repricing. Record the rate and points, lock expiration, balance, remaining term, proposed term, monthly principal-and-interest payment, total costs, lender credits, and calculated break-even month. These records let you verify the Closing Disclosure and challenge an unexplained change before signing.

Bottom line

When rates fall after you lock, contact the lender immediately, obtain the written float-down or repricing policy, and compare a documented adjustment with competing Loan Estimates. If no adjustment is available, a later refinance can work, but it is a completely new mortgage with new approval and closing costs. Choose the path whose break-even period fits your expected time in the home and whose term does not create unwanted lifetime interest.
