Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsCompare real estate stocks by putting like-for-like operating data, cash-flow valuation, balance-sheet risk and development commitments on the same page. Price-to-FFO or dividend yield can identify a starting point, but neither tells you whether recurring cash flow is durable, debt can be refinanced, or new projects will earn more than they cost to finance.
The practical method is to normalize a peer set, calculate valuation from FFO and asset value, stress the debt ladder, and underwrite every pipeline project as a cash-flow claim. The result should be a per-share view of value and risk—not a ranking based on one attractive multiple.

Start with a genuinely comparable peer set
Choose companies that own similar property types in similar markets. A data-center REIT, an apartment owner, a warehouse landlord and a ground-up developer can all be called real estate stocks, yet their lease terms, capital needs, accounting adjustments and interest-rate sensitivity differ substantially. Comparing them on one P/FFO multiple can produce a precise-looking but meaningless conclusion.
Match property sector and geography
Group peers by their dominant economic exposure: apartments, industrial, offices, retail, hotels, health care, self-storage, data centers, infrastructure or another defined category. Then note the countries and regions that generate revenue. A company concentrated in one city should not be treated as interchangeable with a diversified global owner, even when both use the REIT structure.

Timestamp every market input
Record the share price, diluted share count, market capitalization, debt balances and analyst estimates on the same date. Listed REIT prices move with earnings reports, economic releases and interest-rate expectations. A price observed before an earnings release and an FFO estimate published afterward do not form a consistent valuation snapshot.
Build the minimum data sheet
| Data point | What to capture | Why it matters |
|---|---|---|
| Equity value | Share price and diluted shares outstanding, with date and currency | Creates a consistent denominator for per-share and leverage calculations |
| Recurring earnings | Latest and forward FFO and AFFO, including the company’s reconciliation | Shows current cash-generation capacity and the market’s expected growth |
| Distribution | Annualized dividend and payout relative to FFO or AFFO | Tests whether the distribution has room for property volatility and debt costs |
| Debt | Gross debt, cash, net debt, EBITDAre, maturities, fixed-rate share and secured debt | Measures refinancing exposure and claims ahead of equity |
| Operations | Occupancy, same-store NOI trend, lease expirations and contractual escalators | Separates durable internal growth from one-time gains |
| Pipeline | Total and remaining project cost, expected completion, pre-leasing, projected NOI or yield and funding plan | Shows whether growth is funded and likely to become per-share cash flow |
Use the same reporting period wherever possible. If one company reports a quarter ending in June and another reports a quarter ending in July, label the mismatch rather than silently treating the figures as contemporaneous.
Value the operating platform with more than one lens
Use P/FFO for a first-pass earnings comparison
Price-to-FFO equals the share price divided by FFO per diluted share. It is useful because depreciation on real estate can obscure the economics of an asset that is maintaining or increasing its earning power. Compare both trailing and forward P/FFO, and identify whether the forward estimate assumes acquisitions, rent growth, dispositions or unusually low expenses.

The SEC identifies the Nareit-defined measure in its guidance, but companies may present additional versions. Read the reconciliation from net income and check how gains on sales, impairment charges, straight-line rent, stock compensation and other items are treated. Two companies’ “adjusted FFO” figures are not comparable until their adjustments are reconciled.
Use P/AFFO when recurring capital needs are material
AFFO is intended to move closer to cash available after recurring property expenditures, leasing costs and other adjustments. It is not a standardized statutory measure. One issuer may deduct recurring maintenance capital expenditures while another may use a different estimate or exclude costs it considers growth-related. Record the definition next to the multiple, not in a footnote that can be forgotten.

Do not substitute a company’s “free cash flow” label without examining mandatory debt service. SEC guidance warns that free cash flow can mislead when required debt payments are omitted. For a distribution decision, compare the dividend with the issuer’s reconciled AFFO and with cash remaining after interest, scheduled principal repayments and recurring capital spending.
Cross-check with NAV and implied capitalization rates
Net asset value estimates the market value of the property portfolio less debt and other claims. An implied-cap-rate approach divides a property-level or stabilized NOI estimate by the value implied by the stock price and balance sheet. Both methods require assumptions about market rents, capitalization rates, vacancy, development value and the treatment of overhead.
NAV is most informative when a company owns assets that can be valued with observable transactions. It is less precise for specialized properties, rapidly changing markets or portfolios with significant lease-up and development risk. Treat a discount or premium to NAV as a question to investigate, not as proof that the shares are cheap or expensive.
Match the multiple to the business model
| Metric | Best use | Main limitation |
|---|---|---|
| P/FFO | Comparing recurring earnings among similar stabilized REITs | FFO definitions and growth investment can differ |
| P/AFFO | Testing distribution capacity after recurring property costs | AFFO is non-GAAP and issuer adjustments are not uniform |
| NAV discount or premium | Checking whether the stock price differs from estimated asset value | Property values and capitalization-rate assumptions are uncertain |
| Implied capitalization rate | Comparing the market’s valuation of stabilized NOI with property-market yields | NOI, debt and development-value estimates may be inconsistent |
| Enterprise value to EBITDAre | Viewing operating value before capital structure | EBITDAre is supplemental and may exclude lease-up or development costs differently |
A capital-intensive developer should not be ranked beside a stabilized net-lease landlord using one earnings multiple. The developer may show temporarily low FFO because capital is being spent before projects contribute NOI, while the net-lease owner may have slower growth but steadier cash conversion.
Test earnings quality before accepting a low multiple
Separate same-store growth from portfolio changes
Same-store NOI growth measures properties owned in comparable periods and helps isolate rent, occupancy and operating-cost changes. Read the components: higher occupancy, contractual escalators, mark-to-market leasing and lower expenses have different durability. Growth created by acquisitions or a favorable comparison period should be shown separately.

Check occupancy and lease rollover
Portfolio occupancy can look healthy while a large block of leases expires soon. Record lease expirations by year, average lease term, renewal spreads and the cost of re-leasing. For hotels and other short-duration businesses, current occupancy and average daily rate are more immediately sensitive to the economy than a long-term net lease.
Inspect tenant, sector and geographic concentration
List major tenants, industries and regions. A high-quality tenant concentration may support collections, but it can also create a single-event risk if one tenant fails or a regulatory change affects its sector. Geographic concentration can amplify a local recession, weather event or property-tax change.
Relate the payout to cash generation
Calculate dividends per share divided by FFO per share and by AFFO per share. A high payout may be appropriate for a mature, low-growth portfolio, while a development-heavy company may need to retain more cash. Investigate any gap between reported AFFO and cash after interest, mandatory amortization and recurring capital expenditures.
Stress the balance sheet, not just the leverage headline
Calculate the core leverage measures
- Net debt/EBITDAre: subtract unrestricted cash from total debt, then divide by EBITDAre. State whether EBITDAre includes lease-up assets, development income or other company-specific adjustments.
- Debt/market assets: divide debt by the estimated market value of the property portfolio and other assets. A falling asset value can raise this ratio even when debt is unchanged.
- Interest or fixed-charge coverage: compare recurring earnings or EBITDAre with interest and, where disclosed, preferred dividends and other fixed charges.
- Secured-debt share: identify mortgages and other collateralized borrowings. More secured debt can limit unencumbered assets available for unsecured borrowing.
- Weighted-average maturity: map each maturity by year rather than relying only on the average. A benign average can hide a large refinancing peak.
- Fixed-rate share: measure how much debt is insulated from immediate benchmark-rate changes, while noting when hedges expire.
Use current sector figures as context, not pass-fail limits
Nareit’s second-quarter 2026 tracker reported 34.4% debt-to-market-assets leverage, a 5.8-year weighted-average debt maturity, a 4.2% weighted-average interest rate on total debt and 89.8% of total debt at fixed rates. The same tracker reported 12.4% year-over-year FFO growth and a 5.7% implied REIT capitalization rate. These are sector observations for that reporting period, not universal thresholds or forecasts. Compare each company with its own property risk, growth rate and access to capital.
Map the debt ladder
Create a maturity schedule for the next five years and beyond. For each tranche, record principal, coupon, secured status, currency, maturity date, extension options, hedges and the likely refinancing source. Then ask whether operating cash flow, asset sales, revolver capacity or new equity can cover the maturities without cutting the dividend or issuing shares at a depressed price.

Run explicit stress cases
- Increase the refinancing rate on each floating-rate or soon-to-mature tranche and recalculate interest expense.
- Reduce occupancy or rent growth and estimate the effect on NOI and EBITDAre.
- Lower property values and recalculate debt-to-market-assets and secured borrowing capacity.
- Delay development completion and remove the expected NOI until the revised stabilization date.
- Model an equity raise at a lower share price to determine the dilution required to preserve liquidity.
Reconcile adjusted debt and EBITDAre to reported figures. Some companies exclude development and lease-up assets, or their associated income and costs, from adjusted measures. A ranking based on unreconciled definitions can make a riskier balance sheet appear safer.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Read the project pipeline as a cash-flow claim
A pipeline is not a single growth number. It is a set of investments that consume capital now and may produce NOI later. Underwrite each project separately and distinguish contractual commitments from management’s options.
Capture the economics of every project
| Pipeline field | Question to answer |
|---|---|
| Total cost and cost to complete | How much has been spent, and what cash remains before opening? |
| Expected completion and stabilization | When can the asset contribute NOI, and when should it reach normal occupancy? |
| Pre-leasing or pre-sales | How much demand is contracted rather than assumed? |
| Projected NOI or yield on cost | What operating return is management underwriting, and what assumptions drive it? |
| Funding source | Will the project use operating cash, secured debt, unsecured debt, asset sales or equity? |
| Management return hurdle | What return must the project earn relative to its financing cost? |
| Status | Is construction committed, land held for development or merely optional? |
Separate committed work from optional land
Committed construction has permits, contracts or financing obligations and can create near-term liquidity needs. Land held for development may never be built if rents, construction costs or financing conditions change. Optional projects can be valuable, but do not assign them the same certainty as an asset under construction.
Compare project returns with the cost of capital
Nareit’s investor guidance states: “Additional property acquisition and development programs also create growth opportunities, provided the economic returns from these investments exceed the cost of financing.” Apply that test to the project’s yield on cost, expected stabilization yield and funding mix. A project that earns less than the incremental debt cost destroys value even if total NOI rises.

Estimate the additional NOI, interest expense and share count under the proposed funding plan. Growth is accretive only when the increase in recurring cash flow exceeds the cost of new debt, preferred capital or common equity. An equity-funded project can increase total FFO while reducing FFO per share if too many shares are issued.
Best Value
Account for execution risk
Development forecasts can change with permits, construction prices, labor availability, leasing demand and capital-market conditions. Look for contingency reserves, fixed-price contracts, construction financing terms and evidence of tenant commitments. A delayed project can produce the worst combination: capital tied up, interest accruing and expected NOI pushed into the future.
Use a comparison matrix that keeps valuation, risk and growth together
After collecting the data, place peers in one matrix. The purpose is not to produce a mechanical score; it is to reveal where a cheap valuation is compensating for risk and where a premium may be justified.
| Axis | Items to compare | Interpretation |
|---|---|---|
| Valuation | P/FFO, P/AFFO, NAV discount or premium, implied cap rate | Low valuation can signal opportunity or weak assets, high costs or excessive leverage |
| Earnings quality | Same-store NOI, occupancy, lease escalators, lease rollover and payout coverage | Favors recurring, contract-supported growth over one-time gains |
| Balance sheet | Net debt/EBITDAre, debt/market assets, coverage, maturities, fixed-rate share and secured debt | Shows whether the company can absorb higher rates or lower property values |
| Pipeline | Cost to complete, pre-leasing, expected yield or NOI, completion timing, funding and dilution | Tests whether future growth is financed and likely to be accretive per share |
| Resilience | Tenant and sector concentration, geographic exposure, refinancing sensitivity and execution record | Identifies risks that a headline multiple does not capture |
A repeatable step-by-step comparison process
- Define the universe. Select companies with comparable property sectors, geographies and operating models. Exclude businesses whose development or financing profile makes the earnings multiple incomparable.
- Freeze the date. Save the closing share price, diluted shares and the latest reported financial period. Label forward estimates by forecast date.
- Normalize earnings. Reconcile FFO and AFFO adjustments, then calculate trailing and forward P/FFO and P/AFFO.
- Estimate asset value. Build a NAV or implied-cap-rate cross-check using consistent NOI, debt and capitalization-rate assumptions.
- Measure operating durability. Record same-store NOI, occupancy, lease expirations, escalators, tenant concentration and payout coverage.
- Rebuild the debt picture. Calculate net debt/EBITDAre, debt/market assets and coverage; map maturities, fixed-rate debt, hedges and secured borrowing.
- Underwrite the pipeline. List every project’s cost to complete, timing, leasing, expected NOI or yield, funding and status. Remove optional projects from the base case unless evidence supports inclusion.
- Stress the downside. Increase refinancing costs, reduce occupancy, compress asset values and delay completion. Recalculate liquidity, coverage, dividend capacity and FFO per share.
- Decide on valuation in context. Prefer a stock whose price leaves room for execution, whose debt ladder remains financeable under stress and whose pipeline can raise per-share cash flow without excessive dilution.
How to answer the three questions investors usually ask
Is this real estate stock cheap on FFO?
It may be cheap when its P/FFO is below comparable companies and below its own history, while same-store NOI, occupancy and payout coverage remain sound. Confirm that FFO is calculated consistently, that forward growth is credible and that the discount is not compensation for an upcoming maturity wall, weak assets or recurring capital needs that AFFO exposes.
How much debt is too much for a REIT?
There is no universal cutoff. Debt becomes dangerous when interest or fixed-charge coverage leaves little room for lower NOI, when maturities cluster before reliable refinancing sources are available, when secured debt encumbers most assets, or when a modest valuation decline causes leverage to breach covenants. Compare the full stress case with sector context rather than applying one ratio to every property type.
Does the development pipeline create value or risk?
It creates value when expected stabilized returns exceed the incremental financing cost, projects are funded through completion, leasing evidence supports the NOI forecast and the resulting cash flow grows faster than the share count. It is primarily risk when costs to complete are large, completion or stabilization is distant, pre-leasing is weak, returns depend on optimistic rents, or equity issuance is required at an unattractive price.
Common mistakes that distort comparisons
- Mixing business models: A stabilized net-lease owner and a construction-heavy developer do not have comparable cash-flow timing.
- Using an undated price: Interest-rate expectations and earnings announcements can change a multiple within hours.
- Treating FFO as free cash flow: FFO does not automatically include every recurring capital or debt obligation.
- Ignoring company-specific adjustments: Adjusted FFO and EBITDAre can exclude different costs and assets.
- Ranking by dividend yield alone: A high yield can reflect a falling share price, weak payout coverage or an impending dividend reset.
- Counting optional land as committed growth: Unbuilt land has uncertain timing, funding and returns.
- Ignoring dilution: Total FFO can rise while FFO per share falls after an equity-funded acquisition or development program.
- Using sector averages as thresholds: Averages describe a period and a population; they are not buy or sell rules.
- Assuming a pipeline forecast is a promise: Permits, costs, leasing and financing can all change before stabilization.
What a sound conclusion looks like
The strongest comparison ends with a conditional judgment rather than a single ratio. State the valuation range supported by recurring FFO and asset value, identify the operating assumptions required to achieve it, and show whether the debt ladder survives higher rates and weaker NOI. Then explain how much of the pipeline is committed, what it costs to finish and whether its expected return exceeds financing costs after dilution.
When those pieces agree—a reasonable P/FFO or P/AFFO, durable same-store performance, manageable maturities, substantial fixed-rate protection and projects that are accretive per share—the stock has a defensible risk-reward case. When they conflict, let the balance sheet and cash-flow stress test carry more weight than a headline discount or yield.
