Compare a mortgage REIT (mREIT) on forward EV/EBITDA by freezing one valuation date, building enterprise value (EV) from the same date, dividing it by a consistently defined next-twelve-month EBITDA or EBITDAre forecast, and judging the result against a matched peer distribution. Treat the multiple as one cross-check—not a stand-alone verdict—because an mREIT’s leverage, repo or securitization funding, hedges, liquidity and credit exposure are operating drivers of earnings and book value.
What forward EV/EBITDA measures for a mortgage REIT
Forward EV/EBITDA is:
Forward EV/EBITDA = enterprise value ÷ forecast EBITDA for the stated forward period

The forward period is normally the next twelve months (NTM), although a quarterly run-rate or another horizon can be used if it is labeled consistently. Enterprise value should be measured on the same date as market capitalization:
EV = equity value + debt and other debt-like claims − unrestricted cash and cash equivalents

Equity value is usually diluted shares outstanding multiplied by the share price. For an mREIT, the bridge also requires explicit decisions about preferred equity, noncontrolling interests, repurchase-agreement (repo) borrowings, securitization debt and unsettled equity forwards. Include claims that are economically senior to common equity, and explain any item you treat differently from the company’s reported debt.
The denominator needs equal care. Determine whether it is plain EBITDA, Nareit EBITDAre or an issuer-specific adjusted EBITDAre. Nareit defines EBITDAre by removing interest expense, income-tax expense, depreciation and amortization, gains or losses from disposition of depreciable property, impairment write-downs of depreciable property and relevant adjustments for unconsolidated entities. An issuer may add or subtract further items. Two figures carrying the same “adjusted EBITDA” label can therefore represent different economics.
Why the sector needs extra caution
Nareit describes mortgage REITs as companies that provide financing for income-producing real estate by purchasing or originating mortgages and mortgage-backed securities (MBS), earning income from interest on those investments. Unlike an operating company whose debt is often a financing choice, an mREIT uses borrowing, collateral and hedges as part of its operating model. Interest-rate changes, spread movements, prepayments, margin requirements and credit losses can alter both earnings and the amount of capital needed to produce them.
The FTSE Nareit US Real Estate Indexes contained 29 mortgage REITs on September 30, 2026. Nareit’s snapshot for that date showed a 15.68% dividend yield and a −12.35% year-to-date total return for its mortgage-REIT index. Those figures are date-specific and volatile; they are context for market conditions, not valuation targets or a forecast.
Set the comparison before collecting numbers
1. Freeze the valuation date, currency and forecast period
Record the market close used for every share price, the latest balance-sheet date available at that close, the reporting currency and the exact forecast period. A price from one date divided by a forecast issued after a later earnings release is a mixed-date multiple. Convert currencies consistently and state the exchange-rate convention when peers report in different currencies.
Use one NTM definition for every company. If one forecast covers the next four quarters and another is a calendar-year estimate, either convert them to a common period or disclose the mismatch. Do not combine an annual forecast with a single-quarter annualized run-rate without labeling the distinction.
2. Define a genuinely comparable peer set
Start with the asset and funding model, not the ticker list. Group peers by:

- Agency MBS exposure versus residential credit, commercial mortgages or whole loans.
- Fixed-rate, floating-rate and hybrid assets, including the duration and convexity profile.
- Repo-dependent funding, term securitizations, warehouse lines and other financing channels.
- Leverage, margining practice, collateral haircuts and liquidity reserves.
- Hedge instruments, hedge duration and basis-risk exposure.
- Credit-sensitive or non-performing assets and the way losses are recognized.
Remove a company when its earnings measure cannot be reconciled to the common denominator. A small, carefully matched distribution is more informative than a large list that mixes agency spread businesses with highly levered credit portfolios.
Build the enterprise-value bridge
Prepare the bridge in a worksheet so another analyst can reproduce every line. Use diluted common shares and the market close to calculate equity value, then add each senior or debt-like claim and subtract only cash that is unrestricted and available to the enterprise.
Equity value
Use the closing common share price multiplied by diluted shares. Explain whether dilution includes options, convertibles, forward equity contracts or other instruments. An unsettled equity forward can represent future equity proceeds or a future share obligation; its treatment should follow the economics and be disclosed rather than silently omitted.
Debt and debt-like claims
Include secured and unsecured borrowings. For mREITs, repo financing is economically central: the borrowings fund mortgage assets and are subject to collateral haircuts and margin calls. State whether you include gross repo, net repo after cash, or another convention, and apply the same convention to every peer.
Securitization debt also needs a policy. Consolidated securitization liabilities are debt on the balance sheet, but the related assets may be non-recourse or ring-fenced. Excluding the debt while retaining the assets can understate EV; including it without considering non-recourse structure can overstate the claim on common equity. Describe the treatment and keep it consistent.
Preferred equity, noncontrolling interests and cash
Add preferred equity and noncontrolling interests when those claims are economically senior to common equity or otherwise participate in the enterprise value being compared. Subtract unrestricted cash and cash equivalents. Do not automatically net restricted cash, margin collateral or cash pledged against financing; explain why each cash balance is available to common investors.
The result is a transparent EV-to-equity bridge. Published mREIT and AREIT analyses use the same general logic for enterprise-value multiples: they deduct net debt when moving from an implied enterprise value to implied equity value. Showing the bridge prevents a low multiple caused by a debt-definition choice from being mistaken for a cheap security.

Choose and standardize the EBITDA denominator
Plain EBITDA, EBITDAre or adjusted EBITDAre
Plain EBITDA starts with earnings before interest, taxes, depreciation and amortization. Nareit EBITDAre applies the REIT-specific exclusions described above. An issuer’s adjusted EBITDAre can make additional changes for recurring or non-recurring items. Read the reconciliation in each filing and map every adjustment to a common template.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
An issuer explicitly warns that its calculation of Adjusted EBITDA can differ from the methodology used by other REITs and therefore may not be comparable. That warning is material for peer work: a multiple is only as comparable as the definitions on both sides of the division.
Forecast source and reconciliation
Use one forecast source for all peers when possible. If you must combine company guidance, analyst estimates and an internal model, reconcile each to the same NTM period and definition. Keep a separate column for reported EBITDA, Nareit EBITDAre and issuer-adjusted EBITDAre so that an apparently precise median does not hide incompatible inputs.
Document whether the forecast includes expected credit losses, realized hedge results, securitization costs and other items that are economically recurring for the mREIT. A denominator that excludes recurring hedging or credit costs can make a highly levered company appear inexpensive.
Calculate peer multiples and the subject company’s position
- Calculate EV for every peer. Apply the same inclusion and exclusion rules to equity, debt, preferred claims, noncontrolling interests, repo, securitizations and cash.
- Calculate the common denominator. Use NTM EBITDA, EBITDAre or adjusted EBITDAre after reconciliation.
- Divide EV by the denominator. Keep full precision in the worksheet and round only for presentation.
- Order the peer multiples. Report the first quartile, median and third quartile. Show the subject company’s percentile within the distribution.
- Investigate outliers. A very high or low multiple may reflect leverage, a temporary earnings run-rate, a non-comparable asset mix or a definition difference rather than mispricing.
Quartiles are more robust than a single “comparable” multiple. Report the number of peers, the inclusion rules and any exclusions so readers can see how concentrated the range is.

To apply the range, multiply each peer quartile by the subject company’s forecast EBITDA or EBITDAre to obtain an implied enterprise value. Then reverse the bridge: subtract the subject company’s net debt and other senior claims, and add or subtract the same items used in its actual EV calculation, to derive implied common-equity value.
In symbolic form:
Implied EV = selected peer multiple × subject NTM EBITDAre
Implied equity value = implied EV − debt and debt-like claims − preferred/noncontrolling claims + unrestricted cash

Published valuation examples follow this pattern. An MREIT fairness analysis selected comparable-company EV-to-EBITDA, EV-to-EBIT and P/E multiples, took first and third quartiles from S&P Capital IQ, applied those quartiles to the subject company’s metrics and deducted net debt for enterprise-value approaches. An AREIT analysis used EV-to-NTM EBITDA and EV-to-NTM EBIT, applied peer first and third quartiles from S&P Capital IQ and adjusted implied equity values for net debt. These are valuation-date-specific methods, not universal sector benchmarks.
One historical example illustrates the distinction: an MREIT fairness opinion in 2022 reported an indicative equity-value range of PHP48.9 billion to PHP58.0 billion after combining valuation approaches. That range belongs to that company, currency, date and transaction context; it is not a current multiple or a benchmark for all mREITs.

Price-to-book and price-to-estimated NAV
Book value and estimated net asset value (NAV) capture the marks on mortgage assets, financing and hedges that EV/EBITDA can miss. Compare the market price with reported book value and, where available, an adjusted NAV that reflects current asset values, expected credit losses and hedge positions. Examine the duration and convexity of the portfolio; two companies with the same book-value discount can have very different sensitivity to rates and spreads.
Core earnings or distributable earnings
Core or distributable earnings are useful for testing recurring dividend capacity, provided the issuer defines the measure and reconciles it to GAAP. Check whether the calculation includes recurring hedge costs, incentive fees, credit provisions and realized gains or losses. A dividend yield without coverage analysis can be misleading.
Leverage, liquidity and collateral
Review debt-to-equity and other leverage measures, unused borrowing capacity, cash and unencumbered assets, repo maturities, collateral haircuts and margin-call exposure. Funding that is cheap in normal markets can become expensive or unavailable when mortgage spreads widen.
Credit and hedge risk
Identify non-performing and credit-sensitive assets, delinquency trends, loss reserves and the concentration of borrowers or property types. Assess hedge duration, basis risk and the degree to which swaps, futures or swaptions offset the assets actually held. A reported EBITDA figure does not reveal whether a hedge protects book value under the scenario that matters.

Funds from operations (FFO) is a supplemental REIT measure, not a substitute for GAAP cash-flow measures. Use it only with a clear reconciliation and do not treat it as interchangeable with EBITDAre or distributable earnings.
Best Value
Stress-test the multiple before drawing a conclusion
Run a sensitivity grid rather than relying on the point estimate. At minimum, recalculate EV/EBITDAre and implied equity value for:
- A parallel interest-rate shock and a change in the yield curve.
- Mortgage-spread widening and a change in basis relationships.
- Faster or slower prepayments, which alter asset yields and hedge effectiveness.
- Higher repo haircuts, margin calls or the loss of short-term funding.
- Lower unrestricted cash or a need to post additional collateral.
- Higher credit losses, non-performing assets or impairment charges.
- A decline in book value and a corresponding reduction in forecast earnings.
Show how the numerator and denominator move separately. If debt rises while EBITDAre falls, the multiple can expand sharply even when the share price has not changed. If cash is consumed to meet margin calls, EV rises as the subtraction for cash shrinks. If a temporary gain inflates the denominator, the multiple can look low immediately before earnings normalize.
Common failure modes and fixes
Mixing capital structures
Failure: comparing a company with consolidated repo and securitization debt against one whose analysis nets or excludes those claims.
Fix: publish the bridge for every peer and apply one policy to each financing type.
Mixing earnings definitions
Failure: using one issuer’s adjusted EBITDAre beside another issuer’s plain EBITDA.
Fix: reconcile adjustments to Nareit EBITDAre or use a clearly labeled issuer-specific comparison.
Using mismatched dates
Failure: pairing today’s share price with an older balance sheet or a forecast issued after the valuation date.
Fix: freeze the market close, balance-sheet cutoff and forecast vintage before calculating.
Treating a quartile as a sector truth
Failure: presenting a peer first or third quartile as an enduring “normal” mREIT multiple.
Fix: label the date, peer composition, currency and forecast period; refresh the distribution when market conditions change.
Ignoring financing economics
Failure: calling the lowest EV/EBITDA company the cheapest without reviewing leverage, liquidity, hedges or credit assets.
Fix: pair the multiple with price-to-book or NAV, core earnings, dividend coverage and the stress tests above.

Keep one row per company and separate market, balance-sheet and forecast inputs. Useful columns include:
- Valuation date, reporting currency and latest balance-sheet date.
- Closing share price, diluted shares and calculated equity value.
- Repo borrowings, securitization debt, other debt, preferred equity and noncontrolling interests.
- Unrestricted cash and the resulting EV.
- NTM plain EBITDA, Nareit EBITDAre and issuer-adjusted EBITDAre, each with its source and reconciliation status.
- EV/EBITDA, EV/EBITDAre, peer quartile, median and subject-company percentile.
- Price-to-book or price-to-NAV, core or distributable earnings, dividend coverage and leverage.
- Stress-case EV, denominator and implied equity value.
Lock the formulas and preserve the original forecasts. When an issuer changes its definition, add a new version instead of overwriting the prior one; otherwise a later reviewer cannot reproduce the valuation-date result.
What the evidence can and cannot establish
Forward EV/EBITDA can organize a relative valuation when EV, forecast period, currency and EBITDA definition are aligned. It cannot by itself establish that one mortgage REIT is safer, has superior book-value durability or can sustain its dividend. No authoritative sector source establishes one forward EV/EBITDA multiple that applies to every mREIT. The useful output is a dated peer distribution, a visible EV-to-equity bridge and a set of operating cross-checks that explain why the subject company sits where it does.
Quick Recap
Key takeaways
- Define EV and the NTM denominator before collecting peer numbers.
- Include economically senior claims and explain repo, securitization, preferred-equity, noncontrolling-interest and cash treatment.
- Read every issuer’s non-GAAP reconciliation; EBITDAre and adjusted EBITDAre are not automatically comparable.
- Use peer first quartile, median and third quartile rather than a single headline multiple.
- Pair the result with price-to-book or NAV, core earnings, dividend coverage, leverage, liquidity, credit quality and hedge effectiveness.
- Stress rates, spreads, prepayments, haircuts, margin calls, cash and forecast earnings before treating a multiple as a valuation conclusion.
