Do not choose a lender just because one estimate has a lower total: taxes, insurance, prepaids, and escrow assumptions can differ for reasons unrelated to lender pricing.
Get Loan Estimates you can compare fairly
Ask at least two lenders for a Loan Estimate using the same loan amount, mortgage type, property, down payment, and borrower details. The Consumer Financial Protection Bureau (CFPB) says you do not need a signed purchase agreement to request one. A Loan Estimate is a standardized disclosure, which makes it more useful for comparing offers than informal quotes. CFPB: Compare loan offers CFPB: Requesting a Loan Estimate

Rates can change from one estimate date to another. Note each estimate’s date and ask lenders to explain timing differences before assuming a rate gap reflects different pricing. If you are negotiating with competing offers, move promptly: CFPB guidance suggests doing so soon after signing a purchase contract, and you should confirm any lender switch can still meet your closing date. Compare the rate and upfront costs together
Start with the interest rate, principal-and-interest payment, total monthly payment, mortgage insurance if applicable, and the Loan Estimate’s “In 5 years” comparison. CFPB recommends the five-year cost of interest and fees as one useful comparison; it is not a prediction that you will keep the mortgage for exactly five years. CFPB describes five years as an average period before borrowers move or refinance, but that general figure cannot predict your plans. CFPB: Compare loan offers

- 11 BUILT-IN TILE SIZES: Make it easy to estimate the quantity needed to complete your project; simply calculate your square footage, then determine the tile required based on tile size and compare tile usage and costs by size; comes complete with hard cover, easy-to-follow user's guide, long-life battery and 1-year warranty
Points and lender credits change the balance between upfront costs and the rate. Discount points are upfront fees paid in exchange for a lower rate; lender credits reduce closing costs and are typically associated with a higher rate. Compare the rate, payment, fees, and five-year cost together, and consider how long you expect to keep the loan. CFPB: Compare loan offers
“No closing costs” does not mean the costs disappear. An offer may shift them into a lender credit paired with a higher rate or add them to the loan balance. Compare both the amount due upfront and the longer-term borrowing cost rather than relying on the label. CFPB: Compare loan offers CFPB: No-closing-cost loans

Shop for eligible closing services
Ask the lender which providers you may choose and review its provider list. Title services may include title insurance, a title search, and closing-agent charges, depending on the location. Request itemized quotes and compare the total for the relevant services, not just one line item. State rules and local practice affect which professionals are required and how title charges are presented, so paperwork may not use identical labels. The CFPB says shopping around could save as much as $500 on title services. Treat that as a possible saving cited by the CFPB, not a typical or guaranteed result for an individual buyer. CFPB: Closing services and costs

Reconcile estimates that do not measure lender pricing
Taxes and government fees, prepaid interest or insurance, and initial escrow deposits can vary with property location, timing, and the assumptions used to prepare an estimate. If these figures differ, ask the lender to explain the assumptions and amounts. A smaller number is not automatically evidence of a better offer if the estimates are based on different circumstances. Keep closing costs separate from cash to close
Total closing costs are upfront loan and transaction costs, excluding the down payment. Cash to close is the amount you must bring after the down payment, deposits already paid, seller credits, and other adjustments are taken into account. Compare closing costs to understand the transaction’s costs; compare cash to close to plan the funds you need on closing day. CFPB: Loan Estimate explainer CFPB: Closing Disclosure explainer

Check the Closing Disclosure before closing
Compare the final Closing Disclosure with the most recent Loan Estimate. Confirm that any service provider you selected and its price match what you agreed to, review changes in total costs and cash to close, and ask the lender to explain significant differences. CFPB’s home-loan toolkit says the Closing Disclosure should generally arrive at least three days before closing. CFPB: Closing Disclosure explainer CFPB: Your home loan toolkit
This guidance applies to most U.S. mortgages. The CFPB notes that some products—including reverse mortgages, HELOCs, certain manufactured-housing loans, and some subordinate homebuyer-assistance loans—may have different disclosures. CFPB: Your home loan toolkit
