How to Analyze BXMT’s Dividend Safety, Payout Ratio, and Book Value

BXMT’s 2026 dividend requires a two-part test. The $0.47-per-share distribution was larger than reported distributable earnings per share in both the first and second quarters, while distributable earnings before realized gains and losses were close to the dividend. That means reported coverage was below 1.0x, and the apparent cushion before realized losses was small. A sound conclusion therefore requires more than a payout-ratio calculation: track book value, CECL reserves, realized charge-offs, loan performance, funding costs, liquidity and debt covenants.

What dividend safety means for BXMT

Dividend safety is the probability that BXMT can continue paying its declared distribution without relying on unsustainable asset sales, balance-sheet leverage or an erosion of capital. For a commercial mortgage REIT, the relevant question is not simply whether GAAP earnings are positive. Credit losses, non-cash marks, realized gains and losses, interest-rate movements and financing conditions can make GAAP net income, distributable earnings and cash available for distribution diverge materially.

The most useful approach is to calculate coverage using the same quarter’s dividend and earnings figures, then test whether the result remains adequate after realized credit losses and changes in asset values. Book value per share provides a second lens: a declining value can show that reserves, charge-offs or property-level deterioration are consuming capital even when a pre-realization earnings measure appears sufficient.

BXMT’s Q1 and Q2 2026 coverage snapshot

Metric Q1 2026 Q2 2026
Dividend per share $0.47 declared $0.47 paid per basic share
GAAP EPS $(0.04) $(0.48)
Distributable EPS $0.21 $0.31
Distributable EPS before realized gains and losses $0.49 $0.48
Dividend ÷ distributable EPS 224% (2.24x) 152% (1.52x)
Dividend ÷ pre-realization distributable EPS 96% (0.96x) 98% (0.98x)

The calculations above use BXMT-reported figures and are analyst calculations, not ratios quoted by the company. A payout ratio above 100% means the dividend exceeded that quarter’s stated earnings measure. Coverage close to 100% leaves little room for additional charge-offs, weaker loan income or higher financing costs.

How to calculate BXMT’s payout ratio

Step 1: Match the dividend to the quarter

Use the dividend declared or paid for the same reporting period as the earnings denominator. BXMT declared $0.47 per share for Q1 2026 and reported $0.47 paid per basic share in Q2 2026. Do not mix a later-quarter dividend with an earlier quarter’s earnings, because timing differences can create a misleading ratio.

Step 2: Calculate reported distributable-earnings payout

Use this formula:

Reported payout ratio = dividend per share ÷ distributable EPS

For Q1, divide $0.47 by $0.21 to obtain 2.24, or 224%. For Q2, divide $0.47 by $0.31 to obtain 1.52, or 152%. The corresponding coverage ratios are the inverse: 0.45x in Q1 and 0.66x in Q2 when measured against reported distributable EPS.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 3: Calculate the pre-realization payout

Realized gains and losses can make a quarter unusually weak or strong. To see the recurring earning power before those items, use:

Pre-realization payout ratio = dividend per share ÷ distributable EPS before realized gains and losses

The Q1 calculation is $0.47 divided by $0.49, or 96%. The Q2 calculation is $0.47 divided by $0.48, or 98%. In coverage terms, those results are approximately 1.04x and 1.02x, respectively. They indicate near-full use of the pre-realization earnings measure rather than a wide safety margin.

How to interpret the thresholds

  • Below 100% payout: the dividend was smaller than the selected quarterly earnings measure.
  • Exactly 100%: all of that measure was distributed, leaving no earnings cushion.
  • Above 100%: the dividend exceeded the measure and was not fully covered for that quarter.
  • Near 100% before realized losses: recurring earnings may cover the dividend in a stable period, but modest credit or funding deterioration could remove the cushion.

Why the denominator changes the answer

BXMT identifies distributable earnings and distributable earnings before realized gains and losses as non-GAAP measures. Its definition starts with GAAP net income and adjusts for items such as realized gains and losses, non-cash equity compensation, depreciation and amortization, unrealized gains and losses and certain other non-cash items. The company says these measures help evaluate operating performance and are considered when dividends are declared.

Because the adjustments remove or add items that affect GAAP results, distributable EPS is not the same as cash flow, taxable income or GAAP EPS. It is a management-defined performance measure, so the reconciliation and the nature of each adjustment should be reviewed every quarter. A favorable pre-realization figure can coexist with realized credit losses that reduce capital and future earning power.

GAAP EPS alone does not explain the 2026 dividend. BXMT reported a GAAP loss of $0.04 per share in Q1 and a GAAP loss of $0.48 per share in Q2, while both distributable measures were positive. The losses may include valuation, credit or other items that the distributable calculation treats differently; that distinction should be investigated rather than ignored.

Book value: the capital buffer behind the dividend

Reported values and movement

Measurement date Book value per share Cumulative CECL reserves per share Accumulated depreciation and amortization of owned real estate per share
December 31, 2025 $20.75 $1.76 $0.47
March 31, 2026 $20.20 $1.80 $0.57

Book value declined by $0.55 per share between December 31, 2025 and March 31, 2026, approximately 2.7%. Over the same period, cumulative CECL reserves increased by $0.04 per share and accumulated depreciation and amortization increased by $0.10 per share. Those movements do not, by themselves, identify every cause of the decline, so compare them with realized charge-offs, loan modifications, non-accrual exposure, collateral values and other changes in the filing.

Why a falling book value matters

Book value represents the equity capital supporting the loan portfolio after reported adjustments. Persistent declines can reduce leverage headroom, increase sensitivity to asset sales and make it harder to absorb new losses. A dividend that is covered by a pre-realization earnings metric may still be economically costly if credit marks and charge-offs are reducing the capital base.

Use a multi-quarter trend rather than one quarter in isolation. Ask whether reserves are rising faster than the portfolio, whether charge-offs are becoming more frequent, whether non-accrual loans are expanding and whether collateral values support the recorded loan balances. Stabilizing book value with improving credit indicators is more reassuring than a single quarter of positive distributable earnings.

Credit indicators that can break coverage

CECL reserves and realized charge-offs

Current expected credit loss reserves are forward-looking allowances for expected losses. An increase can reduce book value before a loan is charged off. Realized charge-offs reduce the value of assets when a loss is recognized. Compare both series with loan balances, criticized assets and modifications; a flat dividend is less secure when reserves and realized losses are rising.

Non-accruals and borrower performance

Loans placed on non-accrual stop contributing interest income under normal accrual accounting. Review the amount and percentage of non-accrual loans, loans with payment deferrals, extensions or restructurings, and borrowers facing refinancing difficulty. These indicators can deteriorate before a realized loss appears in distributable earnings.

Collateral and property-sector exposure

Commercial real-estate collateral values influence recovery prospects and the amount of capital available after a default. Segment the portfolio by property type and geography, paying particular attention to office and other stressed commercial-real-estate segments. A portfolio concentrated in one weak market can experience correlated losses even when aggregate coverage appears adequate.

Interest rates, credit spreads and funding costs

BXMT’s 2025 annual report warns that changes in interest rates and credit spreads can reduce loan income, cash flows and investment values and may limit dividend payments. Higher benchmark rates can increase loan income when assets reprice quickly, but they can also raise the cost of floating-rate liabilities, weaken borrowers and reduce property values. Wider credit spreads can lower the market value of investments and make refinancing more expensive.

Build a sensitivity table from each filing’s rate and funding disclosures. At minimum, model:

  • a rise in financing costs without an equal increase in loan yields;
  • a decline in benchmark rates that reduces floating-rate asset income;
  • wider credit spreads that lower asset values;
  • higher loan extensions, modifications or defaults that delay cash receipts; and
  • refinancing at materially higher spreads when debt matures.

Then recalculate distributable earnings, pre-realization earnings, book value and dividend coverage under each case. The objective is not to predict a precise result but to identify how little deterioration would push near-100% coverage below full coverage.

REIT distribution rules do not guarantee a fixed dividend

BXMT says it generally intends to distribute substantially all taxable income to comply with REIT rules. Its 10-K explains that a REIT generally must distribute at least 90% of taxable income annually, subject to statutory adjustments. That requirement is not a promise that the quarterly dividend will remain unchanged.

The board controls distributions and considers earnings, financial condition, liquidity, debt covenants, applicable law and other factors. Taxable income can differ from both GAAP net income and distributable earnings, while a company can face a liquidity shortfall even when it has taxable income. Analyze the tax distribution requirement alongside cash generation, financing maturities, unrestricted cash, undrawn capacity and covenant headroom.

Liquidity and debt-covenant checks

Liquidity

Review cash, cash equivalents, committed borrowing capacity and the timing of expected loan repayments. A dividend paid from available liquidity can be maintained temporarily even when current-period earnings are weak, but that approach is not sustainable if maturities, margin calls or collateral needs consume the same resources.

Debt maturities

Map maturities by quarter and identify secured and unsecured facilities, extension options, covenant tests and collateral requirements. Concentrated maturities create refinancing risk: a lender’s decision, market spread or collateral value can affect the company’s ability to refinance on acceptable terms.

Covenant capacity

Read the definitions of permitted distributions, minimum equity, leverage, asset coverage and borrowing-base tests. A dividend can become constrained before an accounting payout ratio signals trouble if a covenant limits distributions or requires additional collateral.

A repeatable quarterly worksheet

  1. Record the distribution: enter the dividend declared or paid per share for the reporting quarter.
  2. Copy the reconciliation: record GAAP net income, distributable earnings and distributable earnings before realized gains and losses, including the company’s adjustments.
  3. Compute both ratios: divide the dividend by each distributable-EPS measure and convert the result to a percentage and a coverage multiple.
  4. Check GAAP results: identify why GAAP EPS differs, including unrealized marks, depreciation, credit provisions and realized items.
  5. Update capital data: enter book value per share, CECL reserves, accumulated depreciation and amortization, charge-offs and non-accrual loans.
  6. Review portfolio risk: assess property-sector and geographic concentration, collateral trends, modifications and borrower payment performance.
  7. Stress financing: test higher interest expense, wider spreads, refinancing needs and covenant limits.
  8. Assess liquidity: compare cash and borrowing capacity with near-term maturities, margin requirements and expected funding needs.
  9. Classify the result: label coverage as fully covered, marginal or uncovered, and state which assumption drives that classification.

Common mistakes when evaluating BXMT

  • Using GAAP EPS as the only test: GAAP losses of $0.04 in Q1 and $0.48 in Q2 do not show how management calculated distributable earnings, but ignoring the losses can hide valuation or credit pressure.
  • Calling pre-realization earnings cash flow: the measure is non-GAAP and is not identical to cash available after debt service, collateral postings or portfolio reinvestment.
  • Stopping at one ratio: a 96% or 98% pre-realization payout looks better than 224% or 152%, but it still leaves only a small quarterly margin.
  • Ignoring timing: compare declared or paid dividends with the matching quarter, and distinguish a quarter-end book value from a later dividend date.
  • Overlooking capital erosion: rising CECL reserves, charge-offs or falling collateral values can weaken future earnings even if the current dividend is paid.
  • Assuming REIT status guarantees payment: the 90% taxable-income rule and the board’s distribution decision are separate questions from quarterly distributable-earnings coverage.
  • Reading debt only by maturity date: extension options, borrowing-base formulas, collateral requirements and covenant definitions can matter as much as the stated due date.

What would improve or worsen the outlook?

The outlook would improve if distributable earnings remained above $0.47 per share after realized losses, book value stabilized or recovered, and CECL reserves and non-accrual loans stopped rising. More dependable liquidity, well-spaced maturities and ample covenant capacity would add support. It would be especially useful to see coverage above the dividend in several consecutive quarters rather than only one period.

The outlook would worsen if the pre-realization measure fell below $0.47, realized losses increased, or funding costs rose without an offsetting increase in asset income. A further book-value decline, growing office or other stressed-property exposure, higher non-accruals, weaker collateral or a need to sell assets under pressure would all reduce confidence. A dividend maintained during such conditions could represent a distribution of capital rather than sustainable earnings.

Management commentary in context

In BXMT’s July 30, 2026 second-quarter release, Chief Executive Officer Tim Johnson said the results reflected continued execution of a goal to accelerate portfolio turnover and reallocate capital into high-conviction investment themes. That statement describes portfolio strategy, not a guarantee of dividend coverage. Test whether turnover produces realized gains, preserves book value and improves recurring distributable earnings without increasing leverage or liquidity risk.

How to reach a dividend-safety judgment

For Q1 and Q2 2026, the evidence supports a cautious rather than definitive conclusion. Reported distributable earnings did not cover the $0.47 dividend in either quarter. The pre-realization measure was close to full coverage, so the dividend depended on maintaining loan income and avoiding a material increase in realized credit losses or financing costs. The decline in book value through March 31, 2026, together with higher CECL reserves and depreciation, reinforces the need to monitor capital preservation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A stronger safety profile would require several quarters of coverage above the dividend after realized losses, stable or rising book value, controlled reserves and non-accruals, adequate liquidity, manageable maturities and covenant headroom. Conversely, rising charge-offs, falling collateral values, expanding non-accruals, higher funding costs or constrained liquidity would increase the probability of a reduction even if a pre-realization payout ratio remained near 100%.

Frequently Asked Questions

Is BXMT’s dividend safe in 2026?

The available Q1 and Q2 figures support a cautious, not definitive, answer. The $0.47 dividend exceeded reported distributable EPS in both quarters. Pre-realization distributable EPS was $0.49 in Q1 and $0.48 in Q2, leaving only a small margin before additional credit or funding deterioration.

What was BXMT’s payout ratio in Q1 2026?

Using reported distributable EPS, $0.47 divided by $0.21 equals approximately 224%. Using distributable EPS before realized gains and losses, the ratio was $0.47 divided by $0.49, or about 96%.

What was BXMT’s payout ratio in Q2 2026?

Using reported distributable EPS, the ratio was $0.47 divided by $0.31, or approximately 152%. Using the pre-realization measure, it was $0.47 divided by $0.48, or about 98%.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Why does BXMT’s book value matter for dividend analysis?

Book value measures the equity capital supporting the portfolio. A decline can indicate that reserves, charge-offs, valuation changes or property-level deterioration are absorbing capital, even when a pre-realization earnings measure appears to cover the dividend.

What happened to BXMT book value per share?

Book value per share fell from $20.75 on December 31, 2025 to $20.20 on March 31, 2026, a decline of about 2.7%. Cumulative CECL reserves rose from $1.76 to $1.80 per share, while accumulated depreciation and amortization rose from $0.47 to $0.57 per share.

Why do GAAP EPS and distributable EPS differ?

BXMT’s distributable measures are non-GAAP calculations that adjust GAAP net income for items including realized and unrealized gains or losses, non-cash equity compensation, depreciation and amortization, and other specified non-cash items. Review the reconciliation each quarter because the adjustments can change.

Does the REIT 90% distribution rule guarantee BXMT’s dividend?

No. A REIT generally must distribute at least 90% of taxable income annually, subject to statutory adjustments, but the board controls distributions and considers earnings, financial condition, liquidity, debt covenants and applicable law. Taxable income also differs from GAAP and distributable earnings.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Which risks should investors monitor next?

Track CECL reserves, realized charge-offs, non-accruals, loan modifications, collateral values, office and other stressed-property exposure, interest and credit-spread sensitivity, funding costs, debt maturities, liquidity and covenant headroom.

The Bottom Line

Bottom line: BXMT’s $0.47-per-share dividend was not covered by reported distributable EPS in either Q1 or Q2 2026. Pre-realization coverage was approximately 1.04x and 1.02x, which is near full coverage rather than a substantial cushion. The roughly 2.7% decline in book value through March 31, higher CECL reserves and increased depreciation make capital preservation central to the judgment. Treat the dividend as dependent on stable credit performance, funding costs, liquidity and covenant capacity, and update the calculation with every filing.
