In August 2026, housing starts were 1.2% lower than a year earlier, permits were 3.5% higher, and completions were down 27.1%, according to the U.S. Census Bureau. Those measures track different stages of building, and none directly measures timber purchases or predicts a REIT’s earnings.
Will home construction increase demand for timber?
It can, through a chain of buyers and suppliers: homebuilders use lumber, lumber mills buy logs, and timberland operators grow and harvest trees for sale. The effect on any timberland REIT is indirect. It depends on which products the company sells, where its timberlands and customers are located, and what is happening in other wood markets.

Rayonier said in its Q1 2026 investor presentation that “Grade products are largely sold to lumber mill customers that have direct exposure to residential construction activity.” The company also noted that “Pulp mills provide a base load of timber demand within many of our operating areas, particularly in the U.S. South.” Homebuilding is therefore one potential source of demand, not the only one.

What the latest U.S. housing figures show
The latest new-residential-construction release located for this article covers August 2026. The U.S. Census Bureau reported mixed readings across starts, permits and completions:
#1 Best Overall
- Grow the world’s most massive tree species!
- Seed-grown on California's Redwood Coast
- Transplanting and care instructions included
- Trees can provide a natural barrier against high winds, temperatures, noise pollution and soil erosion, all while benefiting local air quality, wildlife and property values — a Jonsteen seedling will only grow in value and beauty!
| Measure | August 2026 figure | Change and context |
|---|---|---|
| Privately owned housing starts | 1,275,000 at a seasonally adjusted annual rate | 2.6% below revised July 2026 and 1.2% below August 2025. Census reported margins of ±12.0% for the monthly comparison and ±10.8% for the annual comparison. |
| Single-family housing starts | 918,000 at a seasonally adjusted annual rate | 7.6% above revised July 2026; the published margin for that monthly comparison was ±14.0%, so the increase should be treated cautiously. |
| Privately owned housing units authorized by permits | 1,394,000 at a seasonally adjusted annual rate | 2.7% below July 2026 but 3.5% above August 2025. |
| Privately owned housing completions | 1,128,000 at a seasonally adjusted annual rate | 27.1% below August 2025. |
These figures are from the U.S. Census Bureau’s August 2026 new residential construction release. A start is recorded when excavation begins for a building’s footings or foundation; it is not a completed home. Starts are monthly estimates and can be revised.
Why the three measures can diverge
- Permits indicate authorization for future construction, not that work has begun.
- Starts indicate that construction has reached the excavation stage.
- Completions count homes that have reached the end of construction.
Because they describe different stages, the figures can move in different directions in the same month. They are national indicators, not a direct reading of timber prices, mill purchases or the volumes sold by a particular REIT.

Spending is a different indicator
The Census Bureau estimated residential construction spending at a seasonally adjusted annual rate of $882.3 billion in August 2026, 1.1% above its revised July estimate. This is a spending estimate—not a count of homes or a measure of timber purchases. The figure appeared in the Bureau’s August 2026 construction spending release.
Why housing indicators do not translate directly into REIT earnings
Timberland companies’ results also depend on regional conditions, species and product mix, harvest volumes, realized prices, costs, transportation, lumber-market conditions and other business lines. Rayonier’s Q2 2026 results illustrate the complexity: Southern Timber’s year-over-year realized prices reflected its expanded geographic footprint and softer market conditions, while costs and depletion also affected operating income. In Northwest Timber, higher sawtimber prices reflected geographic mix, including Idaho sawtimber, much of which is indexed to lumber prices.

Rayonier also reported that lumber prices improved during the quarter amid import duties, mill curtailments and trucking shortages. These company explanations describe reported results; they do not establish that national homebuilding drove those changes. The company’s Q2 2026 results provide the operating context.
Timberland REITs may have other businesses and customers
Rayonier describes itself as a land resources REIT with more than four million acres in the U.S. South and U.S. Northwest. Its company overview also lists six sawmills, an industrial-grade plywood mill, residential and commercial real estate development, and rural land sales. Consolidated performance can therefore reflect more than timberland and housing-linked demand.
Rank #4
- Seed-grown in a 3-gallon container on California's Redwood Coast
- Approx. 3 years-old
- Transplanting and care instructions included
Other timber customers and end markets matter, too. Pulp and paper, packaging, regional supply conditions and the balance between sawtimber and pulpwood can shape demand. A REIT with meaningful lumber-mill exposure may respond differently from one whose sales mix or geography is more tied to pulp mills or other markets.

What company outlooks can—and cannot—tell investors
Weyerhaeuser’s June 2026 investor presentation identifies expected housing demand and product pricing among its forward-looking subjects. It also lists housing starts, mortgage-financing availability, economic conditions, and product demand and prices as factors that could affect results. These are management’s outlook and stated risk factors, not guarantees. They should be considered alongside current government data and company-specific disclosures.
Rayonier’s investor presentation describes housing as “underbuilt,” but that label is the company’s framing; it is not a Census Bureau finding. A long-term construction-demand thesis may matter to an investor, but it should not be confused with evidence that starts, timber prices, earnings or share returns will rise in the near term.
Quick Recap
How to assess the construction thesis
- Check the stage of building. Read starts, permits and completions separately rather than treating them as interchangeable signals.
- Look at the company’s actual exposure. Review its regions, timber products, customers and any wood-products, development or land-sales businesses.
- Read operating results for intervening factors. Compare reported prices, volumes, costs, product mix, supply and transportation conditions with the company’s explanation.
- Separate management expectations from measured outcomes. Forward-looking housing commentary is a view about possible conditions, not proof of future REIT earnings or investment returns.
