If you keep your monthly budget fixed, that higher payment usually means you can borrow less—and may need to consider a lower-priced home, a larger down payment, or different loan terms. The full cost of owning a home also includes expenses beyond principal and interest, so a lender’s approval amount is not necessarily a comfortable household budget.
How do higher interest rates affect my mortgage payment?
For a fully amortizing fixed-rate mortgage, the scheduled principal-and-interest (P&I) payment is determined by the loan amount, interest rate and term. Hold the loan amount and term constant, and a higher rate means a higher scheduled P&I payment. The payment also pays down principal over time; the balance of each payment going to interest and principal changes as the loan is repaid.

As a simple illustration, the Consumer Financial Protection Bureau (CFPB) gives a P&I payment of $477 a month for $100,000 borrowed over 30 years at 4%. That is an example, not a quote for a particular borrower or loan. Taxes, homeowners insurance and mortgage insurance are not included in that P&I figure.

A useful comparison changes only the rate while keeping those details the same; otherwise, the payment difference may reflect more than interest. How much house can I afford if mortgage rates go up?
If your chosen monthly payment ceiling stays the same, a higher rate generally reduces the loan amount that fits beneath it. That can reduce your purchasing power, but the exact home price you can afford also depends on your down payment, loan type and term, taxes, insurance, mortgage insurance, fees, income, other debts, savings goals and household priorities.

Keep the whole housing payment in view. As the CFPB explains, “The total monthly payment you send to your mortgage company is often higher than the principal and interest payment explained here.” Depending on the loan and property, the amount due can include property taxes, homeowners insurance and mortgage insurance as well as P&I. Other ownership costs may affect the budget even if they are not collected with the mortgage payment.

For a median-priced home with 5% down, its reported monthly P&I rose from $1,359 in January 2021 to $2,891 in October 2023, a $1,532 increase (113%). That comparison reflects both changing mortgage rates and changing home prices, unlike the $400,000 rate-only example above.

A practical budget check
- Choose a comfortable total monthly housing budget. Account for household income, regular expenses, other debts, savings priorities and the costs of owning the home.
- Estimate P&I using realistic loan assumptions. Use a plausible interest rate, loan term, loan amount and down payment. Run a higher-rate scenario as a check on how much room your budget has.
- Add costs outside P&I. Include estimated property taxes, homeowners insurance and mortgage insurance if applicable, and account for other costs not included in the payment estimate.
- Adjust the home price or loan amount until the total fits. Then compare written Loan Estimates from lenders rather than relying on an advertised rate alone.
The CFPB’s guidance is direct: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” A lender’s estimate of what it may lend is not the same as a household’s own judgment about what it can comfortably repay.
How much does a 1% higher mortgage rate add to a monthly payment?
There is no single dollar answer: the increase depends on the loan balance and term. To estimate it, compare the monthly P&I for the same loan amount and term at the original rate and at a rate one percentage point higher. Keep the down payment and other assumptions unchanged, and treat the result as P&I rather than the complete housing payment unless taxes and insurance are explicitly included.

For a decision about a real home, repeat the comparison with the loan amount and term you are considering, then add estimated taxes, insurance and mortgage insurance. A payment estimate does not establish the rate a lender will offer; actual pricing depends on borrower and loan characteristics.
Should I choose a fixed-rate or adjustable-rate mortgage?
The choice involves payment stability as well as the initial payment. A fixed-rate mortgage keeps its interest rate fixed and scheduled P&I payment stable under the loan’s terms. An adjustable-rate mortgage (ARM) may start with a lower payment, but its rate can change after an initial fixed period, which can raise the payment.

| Payment outlook | Scheduled P&I is stable | Payment may rise when the rate adjusts |
| What to examine | Rate, APR, points, fees and term | Initial fixed period, adjustment frequency and caps, as well as rate, APR, points, fees and term |
With an ARM, do not assume the initial payment will last for the full loan. Review when adjustments can happen, how frequently they can recur and the caps that limit rate changes. Consider whether your budget could absorb a higher payment. The CFPB’s loan-shopping guidance and mortgage key terms explain factors to compare.
Shorter loan terms generally bring higher monthly payments but lower total interest costs. When comparing terms or loan structures, look at both the monthly budget and the total interest over a relevant period; any total-interest comparison depends on its assumptions, including how long you keep the loan.
What should I compare in written Loan Estimates?
Compare offers on more than the advertised interest rate. Ask for written Loan Estimates and review the same loan amount, down payment and term where possible. The CFPB’s mortgage shopping guidance can help you assess loan options.

- Rate and APR: Consider both, along with discount points and lender fees.
- Loan structure: Check the loan amount, down payment, term and whether the rate is fixed or adjustable.
- Payment scope: Identify whether the quoted payment is P&I only or includes taxes, insurance and mortgage insurance.
- ARM terms: For an adjustable rate, check the initial fixed period, adjustment frequency and caps.
- Cost over time: Compare total interest over the period you expect to hold the loan and over the full term, with the assumptions stated.
- Payment risk: Consider whether you could handle a higher future payment if the loan allows the rate to adjust.
What are mortgage rates now?
Freddie Mac reported U.S. national average mortgage rates of 7.28% for a 30-year fixed-rate mortgage and 6.60% for a 15-year fixed-rate mortgage on October 1, 2026. These dated averages are benchmarks, not individual offers; lenders also consider borrower and loan characteristics. Freddie Mac updates its rates weekly, so check its mortgage-rate and affordability information for a more recent figure before using the averages to plan.
