They can help owners and investors make better local decisions: where competition is easing, how a property compares with nearby buildings, whether to hold or transact, and how to reach buyers or capital. That distinction matters because the supply hangover is real—but uneven across metros, submarkets, and property types.
Why the Sun Belt is still working through a supply hangover
The region absorbed an unusually large share of recent apartment construction. Marcus & Millichap reported in May 2026 that about half of apartment completions since early 2021 were in Sun Belt metros, where inventory grew 17.9%, compared with 7.8% in non-Sun Belt markets. Its Q1 2026 figures put Sun Belt metro vacancy at 6.3%, versus 4.1% outside the region. These measures describe different geographies from national and company-level figures elsewhere in this article, so they should not be treated as one continuous dataset. Marcus & Millichap, May 2026

The pipeline is contracting, but that does not immediately absorb units already completed or still leasing up. Multifamily starts in early 2026 were roughly 75% below their 2022 peak, according to Marcus & Millichap. Lower starts can reduce future competition; they do not erase current vacancy or concessions.

Cushman & Wakefield said national apartment vacancy ended 2025 at 9.3%, unchanged year over year, while Sun Belt vacancy declined 10 basis points year over year. #1 Best Overall
For a dated illustration of the supply imbalance, Berkadia counted 283,653 market-rate units beginning lease-up nationally in the first half of 2024 against 257,069 units of absorption. It reported that additions were concentrated in the Sun Belt; Texas recorded nearly 52,000 combined deliveries in Dallas–Fort Worth, Austin, and Houston. Those are first-half 2024 figures, not a current 2026 count or a ranking of today’s most pressured markets. Berkadia, July 2024
What to measure before making a property decision
A metro-wide vacancy number or headline about slowing construction cannot tell an owner whether one building is positioned well. A useful local assessment separates stabilized properties from lease-ups and examines competing assets that a renter could realistically choose instead.
Rank #2
- Supply and absorption: Check recent deliveries, units under construction, the remaining pipeline, and whether net absorption is keeping pace with additions.
- Vacancy and occupancy: Identify whether the measure includes lease-up properties and compare like with like. An occupied, stabilized building and a newly delivered property filling units are not equivalent.
- Effective rents and concessions: Compare the actual cost to renters, including discounts and other incentives, rather than relying on asking rents alone.
- Renewals and retention: Renewal performance can tell a different story from leasing incentives offered to new tenants. CBRE reported that renewals accounted for 57% of leasing activity, compared with 51% in 2015 and 48% in 2005, while noting significant concessions for new tenants alongside strong renewals. This is a CBRE measure, not a universal rate for every market or building. CBRE, 2026 U.S. Real Estate Market Outlook
- Property fit: Consider submarket, class, age, condition, quality, and the nearby competitive set. Two properties in the same metro may face different leasing pressure.
How a commercial broker can help owners and investors
Make the market view local
A broker with relevant local work can help map the competitive set and interpret whether a metro headline applies to a specific submarket, property class, or lease-up. That analysis is most useful when it draws on current deliveries, concessions, absorption, and competing property performance—not a broad claim that the whole Sun Belt is either recovering or still deteriorating.
Compare holding, selling, acquiring, or recapitalizing
For an owner weighing a sale, recapitalization, or hold, a broker can help assess the property’s leasing position, condition, transaction context, and likely buyer interest. For an investor considering an acquisition, a broker may help identify assets affected by stress or mispricing and test whether the asking price, financing assumptions, and lease-up plan fit local fundamentals. These are decision-support roles; the market evidence cited here does not quantify a broker-driven sale premium, faster lease-up, or reduction in vacancy.
Position and execute a transaction
On a disposition, brokerage work may include positioning the asset, identifying prospective buyers, coordinating diligence, and negotiating terms. On an acquisition, advice can help the buyer scrutinize assumptions about rents, incentives, occupancy, and the competing pipeline. A broker may also connect a client with debt or capital-markets advice where relevant; a connection is not a guarantee of a particular loan, price, or financing outcome.
Assess whether leasing pressure may persist
Owners can use a broker’s local perspective to evaluate whether concessions are tied to a temporary wave of nearby lease-ups or reflect a more durable competitive disadvantage. The assessment should be revisited as units deliver, lease-ups mature, and renewal results emerge. Slower construction alone is not proof that effective rents have recovered.

Broker selection is a separate decision from market selection. Ask for relevant local transaction experience and clarify whether the engagement covers investment sales, leasing, debt or capital markets, or a defined combination. Compare the proposed scope, fee structure, potential conflicts, and evidence of comparable assignments. A broker’s market view is more actionable when it states the geography, asset class, reporting period, and whether its figures include lease-ups.
Use the advice as one input alongside the property’s operating data and financing constraints. Market reports use different definitions and periods, and a portfolio’s occupancy is not a proxy for every Sun Belt market. For example, MAA reported that occupancy including lease-ups in its own markets reached 93% in March 2026, up from 88% in May 2024, citing RealPage Market Analytics. That is an operator portfolio measure, not a region-wide occupancy rate. MAA, 2026 investor presentation filed with the SEC
