The outstanding principal does not change merely because the rate resets; what changes is the interest charged on that principal. Your lender then recalculates the repayment schedule. If the EMI stays unchanged, you will usually make more payments and pay more interest. If the original end date is preserved, the EMI generally rises. A rate cut produces the reverse choice: lower monthly payments, a shorter tenure, or a combination.
Judge the change by total repayment and the revised amortisation schedule, not by the EMI alone. The key figures are your outstanding principal, new annual rate, remaining months, reset date, benchmark, spread, fees and prepayment terms.

What changes when your home-loan rate resets?
Home loans with floating rates are linked to a benchmark or lending-rate formula. At each contractual reset, the lender applies the new rate to the principal still outstanding. The lender must then make the schedule work by changing one or more of these variables:
- EMI: the amount paid each month.
- Tenure: the number of instalments left.
- Both: a partial change to EMI and a partial change to tenure.
A fixed-rate period may not change immediately when a market benchmark moves. A mixed loan can have separate fixed and floating portions, each governed by its own clause. Read the sanction letter and reset clause to establish which part of your loan is affected.

Why a 0.25 percentage-point rise matters
A change from 8.00% to 8.25% is a 0.25 percentage-point increase, not a 0.25% relative increase. The effect depends heavily on the principal and months remaining. Early in a long loan, the balance is larger and the change can add substantial interest. Near the end, the rupee impact is usually smaller because less principal remains.
How lenders calculate EMI
The standard reducing-balance formula is:
EMI = [P × R × (1+R)^N] / [(1+R)^N − 1]
- P is the outstanding principal.
- R is the monthly interest rate: annual rate ÷ 12 ÷ 100.
- N is the number of remaining months.
Each instalment contains interest for that month and a principal component. As the balance falls, the interest component normally declines and the principal component rises. Total scheduled repayment equals the original principal plus all scheduled interest. One-time charges such as conversion, legal, administrative or processing fees are additional unless the lender has capitalised them into the loan.
Calculate an old and new schedule
- Obtain the latest outstanding principal, current annual rate, remaining months, reset frequency and next reset date.
- Calculate the old schedule using the current balance and remaining months.
- Calculate the new schedule using the same balance and months but the reset rate.
- Compare EMI, months left, total interest and total repayment.
- Ask for the lender’s revised amortisation table and check that its figures match the agreed option.
An official lender calculator can perform the arithmetic, but verify that it uses the outstanding balance and remaining tenure rather than the original sanctioned amount and term.

Worked example: a 0.25-point increase
The following is an illustrative calculation, not a current quotation. Assume an outstanding balance of ₹50,00,000 with 240 months remaining.
| Scenario | Annual rate | Approximate EMI | Scheduled instalments | Approximate interest | Approximate total repayment |
|---|---|---|---|---|---|
| Before reset | 8.00% | ₹41,840 | 240 | ₹50,42,000 | ₹1,00,42,000 |
| Rate rises; end date retained | 8.25% | ₹42,615 | 240 | ₹52,28,000 | ₹1,02,28,000 |
| Rate rises; EMI held near ₹41,840 | 8.25% | ₹41,840 | about 252 | about ₹55,45,000 | about ₹1,05,45,000 |
Keeping the original end date raises the monthly outflow by roughly ₹775 in this example and adds about ₹1.86 lakh to scheduled interest. Holding the EMI near its old level extends the loan by approximately 12 months and adds about ₹5 lakh to interest compared with the old schedule. Actual lender figures will differ because of daily accrual conventions, reset timing, rounding, instalments already paid and the exact balance on the reset date.
Will your EMI go up or will the tenure increase?
If the lender keeps the EMI unchanged
The same monthly payment covers a smaller principal component because more of it is consumed by interest. The lender therefore adds instalments until the balance is repaid. This protects short-term cash flow but generally produces a higher total interest bill. Request the exact revised number of EMIs; do not rely on an estimate in months or years.

If the lender keeps the original end date
The EMI must rise enough to amortise the balance over the remaining months at the higher rate. This costs more each month but limits the additional interest created by a longer schedule.

Why did your EMI stay the same after a rate change?
An unchanged debit does not prove that the rate change had no effect. Common explanations include:

- The lender chose to extend the tenure instead of increasing the EMI.
- The reset date has not arrived; benchmark changes reach borrowers only on the contractual reset date.
- The lender applied a small change that was absorbed by rounding or a contractual adjustment band.
- The statement reflects a lag between the rate decision and the next scheduled instalment.
- A fixed-rate portion of a mixed loan is unaffected while the floating portion is recalculated separately.
Check the statement for annualised rate, principal and interest recovered, EMI and EMIs left. If those details are missing or inconsistent, ask the lender for a written reset calculation and amortisation schedule.
What happens when interest rates fall?
A rate cut reduces the interest applied to the outstanding balance at the next applicable reset. You may receive a lower EMI, a shorter tenure while keeping the EMI, or both. A shorter tenure usually saves more interest, provided the higher payment remains affordable. A lower EMI improves monthly cash flow but may not maximise the saving if the lender keeps the original tenure.
Ask the lender to quote both alternatives. Also check whether a fixed-rate switch, conversion fee or minimum-payment rule limits the benefit of the cut.

India’s benchmark and reset rules
Benchmark, spread and reset date
For new floating-rate retail housing loans from 1 October 2019, RBI directions list approved external benchmarks, including the RBI repo rate and specified Government of India Treasury-bill yields. Your lender adds a contractual spread or margin. The benchmark can move while the spread remains unchanged, or the spread can be revised only under the circumstances allowed in the agreement. The reset frequency and date determine when a benchmark movement reaches your loan.
RBI consumer guidance says that when rates in the economy rise, floating rates and monthly repayment can rise as well. It advises borrowers to identify the linked index, reset periodicity, spread, annual percentage rate (APR) and reset clause before accepting a loan.
Borrower choices under the 18 August 2023 RBI framework
For applicable floating-rate personal loans, lenders must communicate the possible impact of benchmark changes at sanction and communicate later EMI or tenure increases. At a reset, borrowers must be offered the relevant choices of:
- Increasing the EMI while retaining the tenure;
- Extending the tenure while retaining the EMI;
- Combining an EMI increase with a tenure extension;
- Switching to a fixed rate, where the lender offers that option; and
- Making a part-prepayment or full prepayment.
The RBI FAQ updated on 1 October 2025 says reset communications should include APR and the rate-change impact at sanction, later EMI or tenure increases, and quarterly statements showing principal and interest recovered, EMI, EMIs remaining and the annualised rate.
Compare repayment options on four practical axes
| Decision axis | What to ask | Typical trade-off |
|---|---|---|
| Monthly cash flow | What is the revised EMI and can my budget sustain it? | Higher EMI reduces interest but leaves less monthly flexibility. |
| Time to debt-free | How many instalments and months remain? | Longer tenure lowers immediate pressure but usually increases interest. |
| Total cost | What are total interest and total repayment? | The lowest EMI is not necessarily the cheapest loan. |
| Flexibility and charges | What are prepayment, conversion and administrative fees? | A cheaper schedule may be less useful if changing it is expensive or restricted. |
Published calculators illustrate why a lender-neutral comparison is useful. One bank’s example shows an EMI of approximately ₹11,740 for ₹10,00,000 at 7.25% over 120 months. Another published illustration shows about ₹6,266 a month for ₹5,00,000 over 10 years at 8.75%. These are illustrative examples, not current offers or guaranteed rates.
How to respond to a rate reset
- Classify the loan. Confirm whether it is fixed, floating or mixed and identify the affected tranche.
- Collect the documents. Keep the sanction letter, latest statement, reset notice and original amortisation schedule together.
- Verify the inputs. Confirm outstanding principal, annualised rate, benchmark, spread, reset frequency, next reset date and remaining EMIs.
- Request both schedules. Ask for a higher-EMI/original-end-date schedule and an unchanged-EMI/extended-tenure schedule.
- Compare total figures. Record EMI, months, total interest and total repayment for each option.
- Price every fee. Obtain written amounts for conversion, switching, legal, administrative and prepayment charges.
- Choose an affordable action. Consider a part-prepayment only after retaining an emergency reserve and checking the loan’s prepayment terms.
- Recheck the next statement. Confirm that the rate, EMI, principal allocation and EMIs remaining match the selected schedule.
Common mistakes and how to avoid them
- Comparing EMI only: always record total repayment and interest.
- Using the original principal: a reset calculation must use the current outstanding balance.
- Ignoring the reset date: a benchmark move may not apply immediately.
- Confusing percentage and percentage points: 8.00% to 8.25% is a 0.25-point rise.
- Forgetting fees: add one-off charges separately to the repayment comparison.
- Accepting an unexplained tenure change: ask for the revised amortisation table in writing.
- Choosing a fixed switch on rate alone: include conversion costs, the fixed period and prepayment restrictions.
Bottom line
A rate increase does not have one automatic outcome. Your lender can raise the EMI, lengthen the tenure or combine both. Keeping the EMI unchanged usually costs more interest; keeping the original end date usually requires a higher monthly payment. Use the reducing-balance formula with your actual outstanding principal and remaining months, then compare total interest, total repayment, fees and flexibility before selecting an option. A rate cut should be evaluated the same way: lower EMI and longer original tenure versus the same EMI and a faster payoff.
