A fixed-rate home loan can protect your payment during its fixed period, while a floating or adjustable-rate loan leaves you exposed to contractual rate changes that may push payments higher. When rates are rising, compare the actual offers and test whether you could afford the adjustable loan at the highest rate its contract allows—not just at its starting payment.
What fixed and floating mean
Fixed rate: certainty for a stated period
A fixed rate stays the same for the agreed fixed period. That period may cover the whole loan or only an initial portion, so check what happens when it ends: the rate may reset, the loan may move to another rate type, or other terms may apply. The US Consumer Financial Protection Bureau (CFPB) explains that a fixed mortgage rate does not change during the fixed loan arrangement (CFPB guidance, last reviewed January 14, 2025).

Floating or adjustable rate: changes governed by the contract
A floating, variable, or adjustable rate can rise or fall. The contract determines how it moves: it may track an index plus a margin, or be set using a lender’s rate-setting method. It also specifies when changes can happen, how payments are recalculated, and whether increases or decreases are capped. These terms differ by country and product; the words “floating” and “adjustable” do not identify one universal mortgage structure.
Which can suit you when rates are rising?
A fixed period may fit a tight budget
If a higher payment would strain your household finances, payment certainty may be more valuable than a potentially lower starting rate on a floating loan. A fixed period gives you a stable rate for that period, but does not by itself promise the same rate for the entire loan.

A floating rate means accepting payment uncertainty
Some floating products may start at a lower rate, but that is not a guaranteed saving over the life of the loan. If rates rise under the contract, the rate and payment may rise too. Whether the starting advantage is worth that exposure depends on the actual offers and on what happens to rates later; no forecast can make the future certain.
Moving or refinancing is not a guaranteed escape
A planned move or refinance can affect how you weigh a fixed period, but do not assume it will happen on schedule or be affordable. Your finances, property value, lender criteria, available rates, and transaction costs can change. The CFPB cautions: “Don’t assume you’ll be able to sell your home or refinance your loan before the rate changes” (CFPB, last reviewed January 14, 2025).

Compare the contract, not just the advertised rate
Ask the lender for the documents and figures needed to compare like with like. An initial rate or headline label does not reveal how high payments could go or what it costs to change course.

For refinancing, compare current lender-specific costs and calculate the break-even period rather than relying on an old fee example. The Federal Reserve’s consumer guide to mortgage refinancing explains the general comparison and break-even concepts, but it is not a source for current costs.

Why the answer depends on where you borrow
Mortgage terminology and protections vary by market, lender, and contract. For example, the UK Financial Conduct Authority says variable mortgage rates can rise at any time and are typically set by the lender rather than directly linked to an external rate. It also says that, in the UK, if a mortgage’s fixed rate lasts less than five years, the lender must check whether the customer could still afford payments if rates rose in the future. That is UK-specific guidance, not a general rule for other countries (FCA guidance, first published December 7, 2022; reported updated May 14, 2026).
Use the rules and loan documents for your own jurisdiction. In particular, do not assume a US adjustable-rate mortgage’s index-and-margin structure or a UK lender-set variable rate describes a loan offered elsewhere.
