Equinix is building a data-center campus at the northeast corner of Ridge Road and Holt Road, according to the Village of Minooka. The Village’s transparency portal lists the project as under construction. Its published figures for jobs, taxes and community contributions are expectations or commitments—not confirmed results—and the available noise analysis is a model, not a measurement of an operating campus.
Where the campus is being built
The Village places the approximately 310-acre main site at the northeast corner of Ridge Road and Holt Road. It also says approximately 55 acres at the southwest corner of Holt Road and Wabena Avenue were annexed as part of the overall development. These road-corner descriptions are more precise than simply saying the project is north of Minooka. The Village’s transparency portal provides the project location and related documents.

Construction status and schedule
The Village currently describes the campus as under construction. A Village FAQ and fact sheet posted July 30, 2026, calls the project approved. The materials reviewed do not give a completion date or a detailed current construction schedule, so the status confirms work is underway but not when the campus will be finished.

The Village’s July 30, 2026 fact sheet lists the following expected employment and project-related financial figures. They should not be read as outcomes already delivered; the fact sheet marks the monetary figures with an asterisk but does not explain its accounting basis or timeframe.
#1 Best Overall
- Save valuable floor space: 6U wall mount server cabinet Dimensions: 13.78" H x21.65" W x17.72" D.Maximum mounting depth is 14.2"
- Keep critical network equipment secure: glass door and side panels are lockable to prevent unauthorized access. Front door can be installed on either side of the front of the cabinet to satisfy your door swing orientation preference
- Easy equipment configuration: Fully adjustable mounting rails and numbered U positions, with square holes for easy equipment mounting with top and bottom punch-out panels for easy cable access
- Durability: Made of high quality cold rolled steel holds up to 110lb (50kg) (Easy Assembly Required)
- PCI & HIPPA and EIA/ECA-310-E compliant
- Employment: 100–200 directly employed positions, plus “hundreds” of contractors and service providers indirectly employed.
- Property taxes: $6.6 million in property-tax revenue.
- Infrastructure: $13.9 million in infrastructure upgrades.
- Community contributions: $6.7 million, including $5 million to help offset residents’ costs for Lake Michigan water, as listed by the Village.
These are Village-published projections or contribution figures, not independently verified totals. The Village fact sheet is the source for the figures.
What is known about water and electricity
Water use
The Village fact sheet characterizes the data center as not being a large water user and compares its expected use with an office building or neighborhood on the same site. The reviewed materials do not provide an independent numerical estimate of the campus’s water demand, so the comparison is the Village’s description rather than a quantified technical finding.
Electricity and grid capacity
The same fact sheet summarizes comments from ComEd at an Equinix open house. It says regional supply and demand affect the grid and that ComEd studies found sufficient grid capacity for this specific project. This is the Village fact sheet’s account of ComEd’s explanation, not a ComEd study reviewed here; it does not establish that future electric bills or outages will remain unchanged.

What the noise study modeled
Shen Milsom & Wilke’s acoustic evaluation, dated September 3, 2025, assesses planned equipment with specified sound mitigation. It is a consultant’s model, not post-construction monitoring. The letter says the modeled project would comply with Illinois noise regulations at existing residences and most property lines, while identifying a limited area on the north property line where the worst-case nighttime level could exceed the stated limit.
Nighttime worst case
For that limited north-boundary area, the consultant modeled sound of up to 45–46 dBA against the report’s stated nighttime limit of 44 dBA. The letter says there are no current residences at those locations and describes possible supplemental mitigation. The finding is conditional on the model’s worst-case assumptions; it is not evidence that residents have experienced those sound levels.
Chillers and generator testing
The report models all 336 chillers operating, then a separate scenario with all chillers plus three generators. It describes the three-generator case as periodic testing; modeled sound in that daytime scenario is 55 dBA or less at property lines and within the daytime noise-code limit. The report says chillers operate continuously, while generator operation during a full power failure would be rare and testing periodic. These scenarios should not be conflated with one another or with measured ambient sound.

Pre-project ambient measurements
The consultant says it measured ambient sound on June 5–6, 2025, using a 24-hour monitor at an Equinix-owned residential property and additional short-term locations. It notes existing contributions from highway and local traffic, a power plant and occasional aircraft. Those pre-project readings describe the survey setting; they are not measurements of the data center’s sound.

The Village portal links project documents including the annexation agreement, sound study, renderings, fact sheet, public-meeting materials and air-monitoring reports. It says the portal is updated as information and milestones become available. Weekly air reports are listed beginning in mid-June 2026, with a report covering a period ending September 14, 2026. The report copy available at that link shows categories and monitoring stations, but does not provide a clearly extractable dated series of numerical readings. That material alone does not establish whether the project has caused a particular air-quality effect.
For the report series and new project materials, use the Village of Minooka transparency portal. One linked example is the air-monitoring report dated September 14, 2026.
