For a shared-database SaaS, make organization ownership explicit in the schema and consider row-level security (RLS) as an additional database safeguard. Neither the framework nor the database documentation defines a rental-management schema, so the domain model and product rules remain design decisions.
Choose the application boundaries before building screens
The App Router is Next.js’s file-system-based router, built around React Server Components, Suspense, and Server Functions. Use its route and server/client boundaries to organize the application; it does not prescribe how properties, leases, or payments should be modeled.

These are product-oriented examples, not required framework conventions. Keep interactive client components for interfaces that need browser-side state; render data-focused screens on the server where appropriate, and route mutations through server-side code. Avoid making a page’s visual structure the only place where access is enforced: protected reads and writes need authorization at the point of data access.

Design a relational model around ownership and invariants
A reasonable first model separates organizations from users and represents access through memberships. Rental records should belong to an organization directly or through an unambiguous parent relationship. This makes it possible to scope a query to the customer account rather than trusting a property or lease identifier supplied by the browser.
| Entity | Purpose and ownership decision |
|---|---|
| Organizations | Customer account and primary tenant boundary. |
| Users and memberships | People who sign in, with membership records connecting them to organizations and roles. |
| Properties and units | Portfolio records; units should reference their property within the same organization. |
| Tenants and leases | Occupancy records linked to the relevant organization, unit, and people under the product’s chosen rules. |
| Maintenance requests | Operational records linked to an organization and, where relevant, a unit or property. |
| Payment or ledger records | Financial records linked to the appropriate account and rental records; the accounting model must be specified separately. |
Use PostgreSQL primary keys, foreign keys, uniqueness, NOT NULL, and check constraints to encode facts that must remain true regardless of which screen or API writes the data. For example, if a unit references a property, the database should prevent a reference to a property that does not exist. If identifiers are only unique within an organization, include the organization key in the relevant unique and foreign-key relationships so a valid identifier from one customer cannot be paired with another customer’s row.
Form validation still matters for understandable error messages, but it is not a substitute for database constraints. Decide the actual invariants from product rules: this architecture does not establish lease terms, occupancy rules, accounting semantics, or what constitutes a valid payment state.

Separate identity, sessions, and authorization
Authentication establishes who the user is; session management maintains the signed-in state; authorization decides which actions and records that user may access. Treat these as separate responsibilities rather than assuming that a successful login grants broad access.
The Next.js Authentication guide recommends using an authentication library for increased security and simplicity. It does not select a particular library. Compare options for session security, role and organization support, integration with the application, and ongoing operational burden rather than implementing custom session handling by default.
Centralize protected data access
Use a DAL that resolves the current session, checks the user’s membership and permission, scopes the database operation, and returns only the fields needed by the caller. Next.js specifically recommends a DAL to centralize authorization logic. Keep the check close to each protected read or mutation; a shared layout is not a reliable security boundary because partial rendering can mean that layouts do not rerender on every navigation.
Rank #3
Use the same sequence for sensitive mutations
- Resolve the authenticated user and the active organization from trusted session or server-side state.
- Verify the user’s role and permission for the specific resource, including that the resource belongs to the active organization.
- Validate the submitted input and reject fields the caller is not allowed to change.
- Perform the database mutation using the verified organization and resource scope.
- Return a minimal data-transfer object (DTO), not an unrestricted database row or secret session data.
Apply these checks to Server Actions and Route Handlers as well as ordinary page data reads. A hidden button, a client-side role check, or an unguessable record identifier does not establish permission.

Enforce tenant isolation in queries and, optionally, with RLS
In a shared database and schema, include an organization identifier on tenant-owned rows where practical, and make the organization scope explicit in every relevant query. A query by record ID alone can cross customer boundaries if authorization is missed elsewhere. Prefer data-access functions that require an organization context over generic functions that accept only an ID.
PostgreSQL RLS can add a database policy layer. When RLS is enabled, access must be permitted by a policy; if no policy applies, PostgreSQL uses default deny for rows. That protection depends on the role executing the query: table owners normally bypass RLS, as do superusers and roles with the BYPASSRLS attribute. PostgreSQL documents FORCE ROW LEVEL SECURITY as a way to subject a table owner to row policies, but it does not remove the superuser or BYPASSRLS bypass.
Rank #4
Use a least-privileged application role and verify which database role actually runs requests. If policies depend on organization context set by the application, ensure that context is established safely for each operation and cannot leak between requests through reused connections. Treat RLS as defense in depth, not a replacement for application authorization. Test allowed and denied reads and writes through the same role and connection behavior the application uses; a test run as the table owner may give a misleading result.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Keep related writes consistent with transactions
Wrap logically related changes in a database transaction. For example, if a workflow creates a payment record and updates a balance projection, both changes should commit together or neither should. The correct accounting model and payment-processing rules need separate product and compliance decisions.

PostgreSQL defaults to READ COMMITTED isolation. Stronger isolation, such as SERIALIZABLE, may be appropriate for invariants that cannot tolerate certain concurrent outcomes, but serializable transactions can fail with a serialization error. Code that chooses it must detect and handle that failure, commonly by retrying the complete transaction where safe. Choose isolation based on the invariant and concurrency behavior you need, then exercise competing operations in tests; the strictest setting is not automatically the best setting.

Select a deployment that supports the application’s dynamic features
Next.js documents Node.js server and Docker deployments as supporting all framework features, while static export has limited feature support. An authenticated application that reads and mutates customer data should begin with a server deployment capable of those dynamic features rather than assuming a static export is sufficient.
| Deployment approach | Framework support | What to evaluate |
|---|---|---|
| Node.js server | Supports all Next.js features, according to the deployment documentation. | Runtime operations, database connectivity, backups, observability, regional needs, and cost. |
| Docker | Supports all Next.js features, according to the deployment documentation. | Container operations, runtime configuration, database connectivity, backups, observability, regional needs, and cost. |
| Static export | Limited feature support. | Whether the required routes and server behavior can be implemented without unsupported dynamic features. |
The deployment guidance establishes framework compatibility, not the quality or pricing of a hosting provider. Compare providers against your operational and regional requirements, and plan database backup and recovery separately from application deployment.
Keep product and jurisdiction decisions explicit
A foundational architecture does not settle landlord-tenant law, rent collection rules, tax reporting, payment processing, privacy obligations, electronic signature validity, or document retention. Requirements vary with jurisdiction and with the features the product offers. Identify the launch geography and product scope, then obtain appropriate legal, tax, privacy, and payment-processing guidance before presenting those capabilities as compliant or complete.
