Sergey Ermakovich’s September 2026 benchmark found HasData the simplest fit for that workflow; the two tested Apify actors offered different trade-offs in listing count, field depth, and call sequence. These are results from a small, one-day test—not a guarantee of current performance.
What the benchmark tested—and what counted as working
Ermakovich tested six third-party MCP options on September 9, 2026, using the official MCP TypeScript SDK and a 240-second timeout. Each received the same for-rent search for Denver, Colorado, three times. A call counted as a failure if it returned an error, presented an error as an ordinary result, or returned an empty list. Latency below is the median of successful calls.

For this comparison, “worked” means returned listings relevant to the rental-search task, not merely that a service answered. APIllow returned data on all three calls but surfaced sale listings instead of rentals, so it did not complete the requested job.

#1 Best Overall
| Service | Reported result | Workflow and trade-off |
|---|---|---|
| HasData Zillow MCP | 3/3 calls; 41 rentals, 21 fields; median 5.4 seconds | Hosted. One broad search call supports filtering; a follow-up call can retrieve property details. Some results represented buildings and had null listing fields, so inspect records before treating every row as a usable listing. |
| Apify, afanasenko actor | 3/3 calls; 15 rentals, 77 fields; median 7.2 seconds | Hosted. Returned the richest per-listing records in this test, but the tested actor capped results at 15 per call. |
| Apify, maxcopell actor | 3/3 workflows; 40 rentals, 17 fields; median 13.0 seconds | Hosted. Requires a run followed by a dataset-fetch call; the first response is run metadata, not listings. |
| APIllow | 3/3 answered; five sale listings; median 16.5 seconds | Local package. Its results did not match the rental task, and the article reports that an MCP SDK pin was needed to start it. |
| @striderlabs/mcp-zillow | 3/3 calls returned zero results; median 4.2 seconds | Local/open source. The npm package did not run directly as packaged in the author’s setup; the author cloned and built it for the test. |
| chrischall/zillow-mcp | 0/6 calls succeeded | Local/browser-extension bridge. It required a logged-in Zillow browser session, which was unavailable in the tested setup. |
Which option fits a Denver rental-search agent?
Choose HasData for the tested one-search workflow
For the benchmark’s Denver rental task, Ermakovich preferred HasData: it returned 41 rentals in one search call and offered a separate property lookup for selected records. That is a conclusion about this workflow, not a universal recommendation for every Zillow use case. Review the records, especially rows with null listing fields, before relying on the result set.
Choose the afanasenko actor when record detail matters most
Among the tested options, this Apify actor returned the most fields per listing: 77, compared with 21 for HasData and 17 for maxcopell. Its tested output was limited to 15 rentals per call, so richer records came with fewer returned listings.
Rank #2
Use maxcopell only if your agent handles its two-step flow
Maxcopell returned 40 rentals, but its workflow is not a single search-and-results call. The agent needs to start a run, then fetch the dataset. Code that assumes the first response contains listing records will mishandle this actor.
Do not count an answer as success unless it matches the property type
APIllow answered consistently but returned five sale listings for a rental query. That distinction matters in an agent: a nonempty result can still be a task failure. Validate property type and other required filters before presenting results to a user.
Hosted services and local setups fail differently
The three useful options in this test were hosted services. The tested local options encountered different obstacles: a package compatibility requirement, a build step and empty results, or a browser-extension bridge that depended on an already logged-in session. Hosted services, in turn, require credentials and involve usage costs. Choose based on the setup your agent can reliably support, not only on whether a server is labeled local or hosted.
Current vendor information should not be conflated with the September benchmark. HasData’s official Zillow MCP page describes a hosted server charging five credits per call and offering 1,000 free monthly credits. Check the live page for current terms before configuring or purchasing access.

How much confidence should you place in these results?
The comparison reflects one machine, one afternoon, three calls per server, and one city-and-task combination. As Ermakovich put it: “All of it is one afternoon’s measurement from one machine, three calls per server, and vendors change.” The measurements do not establish performance in other cities, for other property types, or under sustained use. Rerun the exact query and verify result correctness, record fields, latency, credentials, and call sequence in your own environment before committing to an integration.
