Research comparable properties before you list because a defensible asking price rests on recent sales of similar homes in your local market. A number based on what you need, what you paid, or a statewide headline cannot be explained to a buyer, an agent, or an appraiser. Comparable-sales research gives you a pricing input you can document and defend, though it does not determine the price a buyer will ultimately pay.
What a comparable property is
A comparable sale is a recently sold home that resembles yours in physical and functional features and sits in a similar location. Utah’s Division of Real Estate publishes A Guide to Understanding a Residential Appraisal, which says an appraiser reviews recent comparable sales and listings, considers the subject’s market area, and may look to similar or competing neighborhoods farther away when few local sales have occurred. The guide lists the characteristics that matter most: living area, land area, style, age, construction quality, bedrooms, bathrooms, and garage. The Utah State Tax Commission’s Publication 31, on the revision dated 06/17, adds condition and same-neighborhood location to that list.

How to build your comp set, step by step
- Describe your home precisely before you search. Record the property type, neighborhood, lot size, living area, year built, layout, condition, bedroom and bathroom count, garage, and any feature that changes how the home works or how it appeals to buyers. Then check the public record. The Tax Commission advises checking acreage, structure square footage, and unfinished interior space in its property-value review guidance. A wrong square footage in the county file will skew every comparison you make afterward.
- Start with recent closed sales in your neighborhood. Favor sales with similar utility, quality, age, and amenities. If local sales are scarce, widen the search to similar or competing neighborhoods, and say so plainly in your analysis. Official guidance does not set one universal lookback period for every seller, so state the window you used and why it fits your market.
- Keep sold properties and active listings in separate columns. Closed sales document completed transactions. Active listings show what you will compete against right now. Utah appraisal guidance confirms that appraisers review both, but it does not provide a fixed formula for weighting active listings in a seller’s pricing analysis, so present them as competition rather than as proof of value.
- Adjust only with a market reason. Where two homes differ, decide whether the difference is meaningful to buyers in your area and, if so, how much the market supports. Avoid applying a canned dollar amount to a feature without evidence behind it. Sales used in the analysis should also be screened for whether they were arm’s-length transactions, meaning sales between unrelated parties acting independently. The Weber County Assessor’s Real Property: A Basic Overview describes this screen alongside the common comparison factors.
- Pull the local context, not just a statewide number. Use the monthly figures described below to frame the market, then return to your own sold comps to set the number.
- Ask a professional to show you the evidence. The Tax Commission notes that many realtors provide computer listings of comparables to their clients. Request the list and walk through it line by line, as detailed below.
Which numbers belong in your pricing analysis
Not every figure a seller encounters carries the same weight. The table below separates the common inputs by what they actually show.
| Input | What it shows | Role in your pricing | Limits |
|---|---|---|---|
| Closed sales of similar homes nearby | Prices buyers completed paying for comparable features and location | Primary evidence for the list price | Requires adjustment for differences; must be arm’s-length |
| Active listings of similar homes | Current competition and what sellers are asking | Shows the field a buyer will compare you against | Asking prices are not completed sales; no fixed weighting formula is published |
| Assessed or tax value | The county’s valuation for property-tax purposes | A cross-check on the public record, not a list-price basis | Not a substitute for local closed-sale analysis |
| Statewide statistics | Broad trends in sales, prices, and inventory | Context for timing and tone of the market | Cannot price an individual home or a specific neighborhood |
| Formal appraisal | A licensed appraiser’s opinion of value using the sales comparison approach and other applicable methods | Independent evidence of value, often requested by lenders | A separate professional service; the Tax Commission does not say every seller needs one to list |

- Location and market area, including whether it sits in the same neighborhood
- Property type and functional utility
- Age and architectural style
- Living area and lot size
- Condition and construction quality
- Bedrooms, bathrooms, and garage
- Amenities that buyers in your area value
- Sale date and financing terms
- Whether the transaction appears arm’s-length
No single feature, and no price-per-square-foot shortcut, makes two homes equivalent. A home that matches on square footage but differs sharply on age, condition, or location is a weak comparable, however close the numbers look.

A formal appraisal is a different service. Appraisers may use the sales comparison approach, which is often a primary method for residential property, and reconcile its result with other applicable approaches. Appraisers remain independent and are solely responsible for their own analyses, opinions, and conclusions, as the Utah Division of Real Estate guide states. Your comp research can make your proposed price more evidence-based, but it does not control an appraiser’s opinion or guarantee a buyer’s financing.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Limits of comparable-sales research
Official Utah guidance does not set a universal number of days, a fixed search radius, or a standard adjustment amount for every property in the state, so treat any such rule you find online with skepticism. Online estimates, assessed values, active asking prices, and statewide medians are all weaker substitutes for a local closed-sale analysis. Pricing accurately also does not guarantee a quick sale or a particular net result. No study quantifying the financial benefit of comparable-sales research before listing was identified in the official sources reviewed for this article, so the case for doing it rests on the clarity and defensibility it gives your price.
