A Zillow Zestimate and a Redfin Estimate are useful starting points—not interchangeable appraisals or guaranteed sale prices.
Why can two platforms estimate the same home differently?
Each service runs its own automated model and draws on its own mix of information. Zillow says its Zestimate uses public records, MLS data and details submitted by homeowners, among other property information. Redfin says its estimate uses MLS information about recently sold homes and compares properties by size, location and other characteristics. Different inputs and modeling choices can therefore produce different values for the same address. Zillow’s Zestimate overview and Redfin’s Estimate FAQ describe their respective approaches.
What factors can widen the gap?
Property records and home details
An estimate can be affected by incomplete or incorrect details such as living area, bedrooms, bathrooms or lot size. Zillow allows owners to edit home facts and says more available data can improve estimate accuracy; correcting a fact does not guarantee that the estimate will rise. Check the underlying records rather than assuming either platform has every detail right. Zillow’s accuracy guidance explains the role of home facts.
Comparable sales and local market coverage
Recent nearby sales help automated models infer what a home might be worth, but the available comparisons may not fit every property. Redfin describes comparing recently sold homes by size, location and other facts. Zillow says that when a neighborhood has few recent sales, its model can extrapolate trends across a wider area. That makes the result less reassuring for a distinctive home or an area with sparse comparable sales: the model may have less closely matched evidence to work with.

Update timing and listing status
Estimates can reflect different data feeds and update schedules, so compare the dates shown by each service if available. Listing status also matters. Zillow reports accuracy statistics separately for on-market and off-market homes, while Redfin describes using MLS data for on-market estimates. An accuracy figure is meaningful only in its stated geographic and property-status context; it should not be applied automatically to a particular home or to another platform. Which platform is more accurate?
There is no universally established winner in the cited information. Accuracy depends on the specific home, local market, available data and whether the property is on or off the market. A platform’s published accuracy statistic is not a guarantee for an individual address, and a figure for one region or status should not be generalized to another.

When comparing estimates, look at the evidence behind them rather than choosing the higher or lower number:
- Check when each estimate was updated and what data sources the service describes using.
- Verify the home’s recorded beds, baths, living area, lot size and other relevant facts.
- Review the nearby sales used as comparisons, if shown, for similarity in location, size and characteristics.
- Note whether the home is on or off market and whether any cited accuracy information applies to that status and geography.
- Consider how consequential the decision is before relying on an automated estimate.
When should you seek a professional valuation?
Neither a Zestimate nor a Redfin Estimate is a formal appraisal. Automated estimates cannot be assumed to account for every feature or condition of an individual home, and their own providers distinguish them from appraisals. If you need a value for a transaction, financing or another consequential decision, ask a local licensed appraiser or real estate professional whether an appraisal or comparative market analysis is appropriate.
