Mortgage calculators help UK buyers test borrowing and repayment scenarios before making property decisions. Use an affordability calculator to estimate how much you might borrow, then a repayment calculator to explore payments on a chosen loan. Neither result is a lending decision: lenders apply their own criteria and assess more information.
What mortgage calculators can tell you
Different calculators answer different questions. An affordability calculator estimates borrowing against income and expenses; a repayment calculator estimates monthly payments for a mortgage amount, interest rate and term. MoneyHelper lists these as separate functions in its mortgage affordability guidance and calculator directory.

| Calculator type | Typical inputs | Useful output | Best used to |
|---|---|---|---|
| Affordability | Income and expenses | Estimated borrowing capacity | Explore a broad borrowing range before choosing a property budget |
| Repayment | Loan amount, interest rate and repayment term | Estimated mortgage payment | Compare how different loan sizes, rates or terms affect monthly payments |
Features vary by tool. When comparing calculators, check whether they estimate borrowing or monthly payments, which inputs they ask for, what output they provide, and whether they account for expenses, rate changes or other costs.

- Start with affordability. Enter income and recurring costs as accurately as you can. MoneyHelper suggests having payslips or self-employed account statements, details of benefits, bank and debt statements, and utility bills ready. Its guidance on the affordability calculator explains the information it uses.
- Test repayment scenarios. Enter a possible loan amount, rate and term in a repayment calculator. Change one input at a time to see how the estimated payment responds.
- Check the rest of your household budget. A mortgage payment is only one cost of owning a home. Allow for everyday expenses such as energy bills, council tax, insurance and food, as MoneyHelper advises.
- Consider changing circumstances. Ask whether the budget would still work if your costs rose, income fell or your mortgage rate changed. GOV.UK says lenders consider income, outgoings and circumstances that could affect repayment capacity, including rate changes or redundancy.
- Take questions to a lender or adviser. Use estimates to prepare for a conversation about your circumstances and options; do not treat a calculator result as a promise of approval or a borrowing target.
How accurate are mortgage affordability calculators?
They can be useful for exploring a scenario, but they cannot reliably tell you exactly what a lender will approve. MoneyHelper describes its affordability result as a rough estimate: lenders use their own criteria and require more detail than a calculator gathers. It also says, “Results are computer-generated based on the information you enter.”

A lender makes its own assessment using income and outgoings and considering whether circumstances could affect your ability to repay. A public calculator may not reproduce that assessment, and you should not assume it includes a lender’s full checks or stress test. GOV.UK’s guidance on preparing to buy a house describes the broader affordability factors lenders consider.
Why interest-rate changes matter
A payment estimate based on today’s rate does not, by itself, show whether a mortgage will remain affordable if rates change. FCA consumer guidance says that when a mortgage’s initial fixed rate lasts less than five years, the lender must check affordability if rates were to rise in future. Lenders can design a test suited to the mortgage and may account for likely future rates.

For a fixed or discounted deal, also understand the reversion rate: the rate payable after the initial deal ends if you have not arranged another one. The FCA explains these points in its mortgage guidance for consumers. Do not assume a public calculator applies the same assumptions as a lender’s assessment.
What calculators cannot decide—and the risk of borrowing
A calculator cannot confirm that a lender will offer you a mortgage, set your final rate or establish the full cost of owning a particular home. Its result depends on the details and assumptions entered; the lender’s decision depends on its own assessment. Treat an estimate as a starting point for planning, not a guaranteed borrowing amount.

A mortgage is secured against your home. MoneyHelper warns that if you do not keep up repayments, the lender can repossess and sell the property. That is why a payment that appears possible in a calculator still needs to fit a realistic household budget.
