Treasury yields influence the market’s baseline cost of longer-term borrowing; mortgage pricing also reflects agency mortgage-backed securities (MBS), while other loans depend on their own benchmarks, borrower risk and contract terms.
What a Treasury yield tells you
A Treasury yield is the market return implied by a government bond’s price and maturity. The Federal Reserve describes the yield curve as the relationship between a Treasury’s remaining time to maturity and its yield. When bond prices change, their implied yields change as well. The Fed’s yield-curve materials explain that investors and policymakers watch the curve for information about the outlook and the expected path of short-term rates.

A longer-term yield can rise because markets expect higher short-term rates in the future, because investors demand more compensation for holding a bond over a longer period, or because both forces change. Federal Reserve staff models separate a yield into expected short-rate and term-premium components. The term premium is an estimate, not a directly observable market quote; the Fed notes that its model estimates are research products and may change as methods are revised. Its three-factor nominal term-structure model defines term premium as the yield minus the expected average short rate over a bond’s life, including a convexity component.

Investors and lenders compare private debt with government securities of similar maturities. A higher Treasury benchmark can therefore push up the rate needed to attract investors to a private loan or bond. Private rates also include spreads for risks and market features that Treasuries do not carry.

In a March 7, 2025 speech, Federal Reserve Governor Michelle Bowman described longer-term fixed rates on mortgages and corporate bonds as depending on the expected path of the federal funds rate, term premiums embedded in longer-term Treasury yields, and risk spreads relative to Treasuries of comparable maturity. That is why a mortgage rate can move even when the current federal funds rate has not changed: markets price expectations about rates over time, not just today’s policy setting. Federal Reserve Governor Christopher Waller likewise described how expectations connect short-term rates to long-term rates, while monetary policy can also affect risk premiums.
A February 12, 2026 Federal Reserve FEDS Note by Daniel Covitz and Eric Engstrom found that changes in the 9-to-10-year forward rate explained more than 80 percent of the variation in annual changes in the 10-year Treasury yield over the prior 50 years in a simple regression. This is a historical statistical relationship, not a forecast or proof that forward rates alone cause each yield move.

Why mortgage rates do not track the 10-year Treasury one-for-one
Mortgage lenders do not simply add a fixed margin to the 10-year Treasury yield. Agency MBS yields are another important reference in setting home mortgage rates, according to the Federal Reserve’s July 2026 Monetary Policy Report. The report tracks the spread between agency MBS yields and Treasury securities separately, reflecting that the two can move differently.
For the period covered by that July 2026 report, agency MBS yields had risen modestly while their spreads over Treasury rates were little changed on net since the start of 2026. That is a dated observation, not a permanent spread rule. If Treasury yields rise but MBS spreads narrow, mortgage rates might rise by less than the Treasury move; if the spreads widen, mortgage rates might rise by more. Lenders also set individual offers using borrower and loan details, so a market benchmark is not a personal quote.

Which other loan rates respond to Treasury yields?
There is no single rule for all borrowing. The relevant comparison depends on the loan’s benchmark and maturity, whether its rate is fixed or variable, the market spread involved and the borrower’s risk and contract terms.
| Loan type | What tends to influence its rate | What that means when Treasury yields rise |
|---|---|---|
| Long-term fixed-rate mortgage | Longer-term rate expectations, Treasury yields, agency MBS yields and spreads, plus lender and borrower factors. | Treasury increases can put upward pressure on the rate, but MBS spreads and lender pricing can change the size or timing of the move. |
| Credit card | Often moves more closely with the policy rate, with a time-varying spread related to borrower default risk. | A Treasury move alone is not a reliable guide; the policy rate and card terms are more directly relevant. |
| Auto and other household or business loans | Policy-rate transmission, market funding conditions, loan structure and borrower or collateral risk. | Rates may respond to broader market and policy changes, but not necessarily in line with a particular Treasury maturity. |
| Corporate bonds and other long-term fixed borrowing | Expected future policy rates, Treasury term premiums and risk spreads over comparable-maturity Treasuries. | A higher Treasury benchmark can raise the baseline, while changes in credit and market spreads affect the final rate. |
Federal Reserve Governor Adriana Kugler has described policy-rate changes filtering through to household and business borrowing, including auto and other durable-goods loans. The differing channels explain why one Treasury chart cannot tell you what every lender will charge.

How to make sense of a rate move or loan quote
- Match the benchmark to the loan. Identify whether the rate is tied to a policy-sensitive short-term benchmark, longer-term Treasury yields or an intermediate market such as agency MBS.
- Check the rate structure. A fixed rate is priced for a longer period; an adjustable or variable rate may reset according to its stated index and schedule. The rate can therefore react at a different time.
- Separate the benchmark from the spread. For a mortgage, consider both Treasury movements and MBS pricing. For other loans, credit and funding spreads can change independently of Treasury yields.
- Compare the actual offers. Review the APR, fees, fixed or adjustable terms, loan duration and quote date. Your personal offer reflects those details, not just a benchmark yield.
What the 2026 mortgage figures do—and do not—show
The Federal Reserve’s July 2026 Monetary Policy Report cited a prevailing 30-year fixed mortgage rate of 6.4 percent in its discussion of the rate-lock environment and said the majority of outstanding mortgages still had rates below 4 percent. Those figures describe the report period; they are not live mortgage quotes for October 2026 or a forecast of where rates will go.
