A 90,000-square-foot athlete center, a 15,000-square-foot medical renovation, two practice fields, and a 40,000-seat stadium do not answer the same campus need, so their budgets and square footage cannot be ranked on a single value scale.
Evaluate each upgrade across six questions: who it serves, what is actually included, what the published cost and area measure, where the project sits in its schedule, who can access the benefits, and whether outcomes are measured or merely promised.

Start with the need, not the building name
“Performance center,” “excellence academy,” and “athletics complex” are labels, not comparable scopes. Read the room list and service description first. A useful comparison identifies the primary users and the operating problem the project is intended to solve.

Map every user group
- Daily football operations: locker rooms, coaches’ offices, team meeting rooms, equipment storage, laundry, and athlete lounges support routine team work.
- Athlete development: strength and conditioning, high-performance rooms, nutrition, recovery, and academic study spaces address training and student support.
- Medical care: sports medicine, athletic training, hydrotherapy, and treatment rooms affect care capacity and the distance between diagnosis and return-to-play work.
- Game-day operations: event spaces, premium hospitality, visitor amenities, concessions, seating platforms, and stadium circulation serve spectators and event staff.
- Campus and public users: reception areas, accessible restrooms, shared terraces, and other common spaces can extend benefits beyond the football roster.
One project can serve several groups. The comparison should show that overlap rather than forcing a single category.

Translate stated goals into testable questions
Universities often describe recruiting, athlete experience, consolidation, or game-day improvement as goals. Those statements explain intent; they do not prove an outcome. Ask whether the source reports a baseline, a post-occupancy measure, a recruiting change, a utilization figure, or a financial result. In the projects summarized here, no directly comparable post-occupancy outcome data is provided, so a fair article should not claim that any facility improved recruiting, performance, revenue, or community impact as a measured fact.
Define the project type and scope
Before comparing dollars or square feet, place each project in the right class. New construction usually includes a different amount of site and infrastructure work than an interior renovation. A stadium serves spectators at a scale that a team-operations building does not.
Use these project classes
- New team-operations or performance building: a standalone facility with team, training, medical, and administrative spaces.
- Addition or adaptive expansion: new space attached to an existing stadium or athletics complex.
- Targeted renovation: a defined intervention, such as centralizing sports medicine, without replacing the whole facility.
- Practice-field and site package: fields, drill areas, utilities, drainage, lighting, and related infrastructure.
- Stadium project: spectator capacity, circulation, concessions, hospitality, life-safety, and event systems at a much larger scale.
Keep included infrastructure visible. Cal Poly’s John Madden Football Center, for example, is described with associated campus utility renewal work; omitting that context would make the building appear simpler than the published scope. Kentucky’s project combines a two-story facility with two practice fields and a drill area, so its $45 million figure is not a like-for-like price for an enclosed building alone.
Inventory spaces instead of relying on labels
Create a room-and-service checklist for every project. Record whether the source names locker rooms, offices, meeting rooms, weight or high-performance rooms, sports medicine, hydrotherapy, nutrition, lounges, academic study, equipment, laundry, event rooms, terraces, public reception, concessions, restrooms, and practice fields. “Included” means the source explicitly lists it; do not infer a feature because another facility has one.

Compare published cost and area carefully
Cost and area are useful descriptors, but they become misleading when treated as a universal ranking. Budgets come from different years, may cover different scopes, and are not current bids. Do not adjust them for inflation or calculate cost per square foot unless the scopes and dates are genuinely comparable.
| Project | Published cost and date | Published area or scale | What the source says is included |
|---|---|---|---|
| Cal Poly John Madden Football Center | $55.5 million project budget; project page checked October 13, 2026 | Approximately 33,000 square feet | Locker room, coaches’ offices, meeting rooms, weight room, training and medical support, athlete lounge and nutrition area, public and reception areas, plus associated utility renewal work |
| Indiana University Memorial Stadium Excellence Academy and related renovations | $53 million; completed August 2018 | Not stated in the project material | Addition for athlete development and event use; sports-medicine and locker-room renovations; ADA upgrades to seating platforms, concessions, and restrooms |
| UMass Amherst Football Performance Center | $34.5 million; completed 2014 | 55,000 square feet | Strength and conditioning, sports medicine, team meetings, player lounge, coaching offices, locker rooms, equipment storage, and laundry |
| Auburn Athletics Complex Renovation for Sports Medicine | $9 million board-approved budget; estimated construction fall 2024 to summer 2025 | Approximately 15,000 square feet of renovation | Expanded and centralized sports medicine and athletic training; new volleyball team support spaces |
| University of Kentucky Football Training Facility and Practice Fields | $45 million; capital construction report from 2015 | Area not stated in the report | Two-story facility, two practice fields, drill area, administrative and team spaces, high-performance and weight rooms, hydrotherapy, equipment, lockers, lounge, academic study, and visitor amenities |
| Indiana University Jerry F. Tardy Center | $7 million; completed July 2020 | Area not stated in the project material | Two-story facility with locker, team and warmup rooms, coaches’ offices, conference and event spaces, terraces, and accessible restrooms |
| Vanderbilt Huber Center and FirstBank Stadium projects | Budget not stated in the project material | More than 90,000 square feet for the Huber Center | Athlete locker rooms and lounges, weight room, athletic training, premium hospitality, and game-day improvements; Huber Center occupancy listed for spring 2025 and stadium-renovation occupancy for fall 2025 |
| University of Houston new football stadium | Budget not stated in the project material | Approximately 629,000 gross square feet, including 186,000 enclosed gross square feet; capacity 40,000 spectators | Stadium-scale spectator and event environment; the scale is not directly comparable with a team-operations building |
The table is a scope map, not a league table. For example, UMass reports more enclosed area than Cal Poly, while Cal Poly reports a higher budget; that difference cannot by itself establish better or worse value because the projects are from different years and may contain different site, infrastructure, and delivery costs.
Ask what the number covers
- Is the figure a board-approved budget, a project budget, a completed cost, or an estimate?
- Does it include site work, utilities, practice fields, furniture, equipment, or only construction?
- Is the area gross, enclosed, renovated, or an approximate figure?
- Does the date identify approval, construction, completion, or the page’s last update?
If a source does not answer one of these questions, mark the field “not stated” rather than filling the gap with an assumption.
Read the schedule and delivery status precisely
A schedule has at least four different milestones: planning or approval, construction, occupancy, and formal acceptance. Label each one. A target or estimate is not evidence that a project opened.

Examples of status language
- Cal Poly lists occupancy in April 2026 and acceptance in May 2026 for the John Madden Football Center. Those are distinct milestones, and the page also identifies collaborative design-build delivery.
- Indiana’s Memorial Stadium Excellence Academy page lists completion in August 2018, while the Jerry F. Tardy Center page lists completion in July 2020.
- Auburn lists fall 2024 to summer 2025 as estimated construction dates and cautions that dates may change. Present that as an estimate, not a completed opening.
- Vanderbilt lists Huber Center occupancy in spring 2025 and stadium-renovation occupancy in fall 2025; the dates apply to separate elements of the overall facilities work.
- Houston describes its new football stadium as completed, with the published scale and spectator capacity noted separately from team-building comparisons.
Delivery method can affect risk and accountability. Cal Poly identifies collaborative design-build; where a source does not name a method, do not infer design-bid-build, construction manager at risk, or any other arrangement.
Check access, ADA work, and shared benefits
“Football facility” does not necessarily mean football-only benefit. Look for explicit evidence of access beyond the team and for improvements that affect spectators, students, staff, or other sports.
Accessibility questions
- Are seating platforms, routes, concessions, restrooms, and entrances included in ADA work?
- Are accessible restrooms and circulation identified in a team building?
- Does the project improve the experience for visitors with mobility, sensory, or other access needs?
Indiana’s Memorial Stadium work explicitly includes ADA upgrades to seating platforms, concessions, and restrooms. The Jerry F. Tardy Center lists accessible restrooms. Those details are concrete scope items, not general claims of inclusivity.

Record support for other teams, academic users, or the public. Auburn’s sports-medicine renovation adds volleyball team support spaces, making its scope broader than football care alone. Kentucky lists academic study and visitor amenities. Cal Poly lists public and reception areas. Vanderbilt’s Huber Center includes premium hospitality and game-day improvements. These shared elements should appear in the comparison because they change who receives value from the project.

Use a repeatable comparison worksheet
For a board review, campus news story, or fan analysis, capture the same fields for every project. This prevents an impressive rendering or a large square-foot figure from substituting for evidence.
- Identify the source and date: record the university unit publishing the page or report and the date shown or checked.
- Classify the project: mark new construction, addition, renovation, practice-field package, infrastructure, or stadium work.
- List users: football operations, athletes, medical staff, coaches, academics, other teams, spectators, visitors, and public users.
- Inventory functions: copy only explicitly listed rooms and services into a structured list.
- Capture cost exactly: preserve the currency, year, budget status, and whether the number is estimated, approved, or completed.
- Capture area and units: distinguish gross, enclosed, renovated, and approximate square footage; record spectator capacity separately.
- Separate schedule milestones: enter approval, construction window, occupancy, acceptance, and completion in different fields.
- Record delivery method: include it only when the source names one.
- Mark access and sharing: note ADA work, other-team spaces, academic areas, public rooms, concessions, and hospitality.
- Grade the evidence: separate stated goals from measured outcomes and write “not reported” when no result is published.
Common comparison mistakes and how to avoid them
Ranking by dollars alone
A $7 million two-story center and a $53 million stadium addition answer different needs. A lower budget may reflect a smaller scope, an older construction year, or a renovation rather than superior efficiency.
Dividing cost by square feet automatically
Medical equipment, practice fields, utilities, hospitality, and site work can sit outside a simple enclosed-area denominator. Unless inclusions align, cost-per-square-foot arithmetic creates false precision.

Treating goals as results
Cal Poly says the John Madden Football Center is intended to serve daily team needs and function as a recruiting feature. That is an institutional goal. Without published recruiting or retention data tied to the facility, call it an intended benefit rather than a demonstrated effect.
Best Value
Mixing completed and planned work
Auburn’s construction window is explicitly estimated and subject to change. Place it in a planned-project category instead of comparing it as an operating facility with Indiana’s completed 2018 or 2020 projects.
Ignoring non-football value
ADA upgrades, academic study, volleyball support, public reception, and visitor amenities can materially change a project’s campus value. Omitting them produces a football-only picture that the project scope does not support.
How to reach a defensible conclusion
Choose the project that best matches the question being asked. For athlete-care capacity, compare medical, training, recovery, and locker-room scope. For game-day experience, compare stadium access, concessions, hospitality, seating, and circulation. For campus-wide benefit, weigh ADA work, academic space, other-team support, public areas, and visitor functions. For schedule reliability, distinguish completed occupancy from targets and estimates.
Then state what the evidence cannot establish. The available project descriptions do not provide a common post-occupancy dataset, so they cannot support a definitive ranking of recruiting success, athletic performance, revenue, or community outcomes. A strong comparison is transparent about that limit while still showing exactly what each university planned, built, or renovated.
