If an automated mortgage decision appears to rely on wrong or missing information, get the lender’s adverse-action notice, identify the specific reason for the decision, and check the underlying records. Dispute credit-report errors with both the reporting company and the information provider; send corrected evidence to the lender and ask what review process applies. A request for reconsideration is not a guarantee of reversal, and the right route depends on whether the issue is credit reporting, underwriting, possible discrimination, or mortgage servicing.
First, get the denial notice and its specific reasons
Ask the lender for the adverse-action notice if you have not received it. The notice should give the main reasons for the decision or explain how to request them. If it gives a deadline for requesting reasons, follow that deadline; CFPB consumer guidance describes a 60-day period in this context. A lender that relied on a credit report should identify the reporting company and explain how to obtain a free report from it within 60 days of the notice. See the CFPB’s guidance on credit denials and reports.

Do not settle for an unexplained statement that you failed an internal score. The CFPB says creditors must provide specific and accurate reasons for adverse action even when they use complex or opaque algorithms; an internal standard or score alone is not a substitute for the principal reasons. If the notice is vague or seems inconsistent with your application, ask the lender which information and factors drove the decision. The agency states: “Thus, ECOA and Regulation B do not permit creditors to use complex algorithms when doing so means they cannot provide the specific and accurate reasons for adverse actions.” Read CFPB Circular 2022-03.

Compare the stated reasons with your application, the documents you gave the lender, and the credit report if one was used. These are places to check, not a claim that every item affected the decision:
#1 Best Overall
- Loan Amortization and Remaining Balances
- Instant Principal, Interest, Interest Only and Total Payments
- Future Values
- Date math function
- Identity details, account ownership, balances, payment history, or inquiries on your credit report.
- Income, debts, or other information entered on the mortgage application.
- Documents attached to the wrong applicant, account, or property.
- Property details or a valuation that may not reflect the collateral accurately.
Ask the lender to identify the relevant data if the notice does not make clear what to verify. Credit underwriting, credit-report information, and property valuation are distinct inputs; an automated valuation model estimates property value and is not a complete borrower credit decision.
Dispute inaccurate credit-report information
If a credit report contains an error, dispute the item with the reporting company and with the company that supplied the information. The CFPB recommends clearly identifying what is wrong and including records that support your correction. Keep copies of what you send and note the dates. The reporting company must investigate and correct errors it finds; if its investigation leaves you believing the report is still wrong, CFPB guidance says you may generally add a statement to the report. See the CFPB’s credit-report error guidance.

These are practical questions, not a universal appeal right. The sources cited here do not establish that every lender must offer a formal appeal, provide human review, manually underwrite every file, or reverse an automated result. Keep a dated record of the notice, application, reports, disputes, evidence, lender responses, and complaints. Send sensitive documents only through a channel you have verified with the lender.
Choose the escalation route for the problem
| Suspected problem | Useful next step |
|---|---|
| Inaccurate information in a credit report | Dispute with the reporting company and the information provider; if they do not address the reporting problem, consider submitting a complaint to the CFPB. |
| Incorrect or missing information in the lender’s application file | Send evidence to the lender and ask what reconsideration process applies. |
| Possible discrimination in the denial or offered terms | Preserve relevant records and consider an appropriate fair-lending complaint route. |
| A mistake in mortgage servicing after origination | Check whether the issue is a covered servicing error under Regulation X. |
A denial by itself does not establish discrimination. If the facts suggest that the application or offered terms involved unlawful discrimination, treat that separately from a factual data dispute. The FTC explains protections under the Equal Credit Opportunity Act and the Fair Housing Act for mortgage applications and terms in its mortgage discrimination guidance.

Do not confuse an origination or underwriting challenge with a mortgage-servicing notice of error. CFPB’s official interpretation of Regulation X § 1024.35 says errors related to mortgage origination or underwriting fall outside the error categories covered by that servicing procedure. The provision may apply to distinct covered servicing mistakes after origination; see Regulation X § 1024.35 and its official interpretation.

Know what “automated mortgage decision” can mean
Automated underwriting
Automated underwriting evaluates borrower and loan information. Program labels and rules are not universal. For example, HUD describes FHA TOTAL as a statistically derived algorithm accessed through an Automated Underwriting System; TOTAL is not itself an AUS. In that FHA context, an “Accept” recommendation means FHA will insure the loan without manual underwriting review except where the FHA handbook requires a manual downgrade. This description applies to FHA-insured processes, not every mortgage product. See HUD’s FHA TOTAL Scorecard information.

Automated valuation models
An automated valuation model estimates a property’s collateral value rather than deciding the borrower’s complete creditworthiness. FHFA summarizes a federal final rule requiring quality-control standards for certain AVM uses, including confidence in estimates, protection against data manipulation, conflict-of-interest controls, random sample testing and reviews, and compliance with nondiscrimination laws. The rule took effect October 1, 2025. It addresses valuation quality controls; it does not create a borrower appeal process for an underwriting denial. See FHFA’s AVM rule summary.
