Before investing in a data center REIT, check whether its facilities can secure power, attract and retain tenants, finish development on time, and generate enough recurring cash to support its debt and distributions. Then compare the share price with those risks and the company’s operating results. Data center demand is only one part of the investment case.
How do I evaluate a data center REIT before investing?
Work through the operating business, its funding, its cash flow, and the price you would pay. A data center REIT owns or operates property used for digital infrastructure, but its results also depend on electricity supply, reliable operations, customer demand, construction execution, and access to capital. Digital Realty and Equinix both identify demand, competition, operating reliability, and customer needs among factors that can affect results in their filings: Digital Realty’s 2025 Form 10-K and Equinix’s 2025 Form 10-K.

- Understand where the company operates and who its customers are.
- Assess whether existing and planned facilities can obtain power and operate reliably.
- Separate completed, powered, leased capacity from announced development plans.
- Review debt, maturities, interest exposure, and how planned construction will be funded.
- Compare GAAP results, FFO, issuer-defined AFFO, distributions, and share valuation.
- Check the latest filings and tax information before making a decision.
Are demand and tenant commitments strong enough?
Sector-wide growth does not guarantee that every building or market will lease at attractive economics. Examine tenant and industry concentration, geographic exposure, lease commitments, renewals, occupancy, and reliance on a small number of customers. Consider whether customers could consolidate their needs, build their own facilities, or choose a competitor. Digital Realty warns that reduced data center demand, customer consolidation, competition, or customer self-build could affect its results and its ability to distribute cash in its 2025 Form 10-K.

Can the company get enough power to serve its sites?
Power is a core operating input, not a secondary property detail. Check utility capacity and connection timelines, the electricity cost and how much can be passed through to customers, backup systems, and any water constraints relevant to a site. Ask how much power is deliverable to customers now, rather than relying only on a site’s planned or announced capacity.
Grid constraints, delays in supply, outages, and volatile electricity costs can limit expansion or raise expenses. Some power commitments may begin before a facility is operational, creating costs ahead of revenue. Equinix describes these exposures in its 2025 Form 10-K, including the risk that “Our business could be harmed by increased costs to procure power, prolonged power outages, shortages or capacity constraints.”

How much of the development pipeline is real and revenue-producing?
Do not treat announced capacity as equivalent to a finished, powered, leased facility. For each project, look for progress through these stages:

- Announced: The company has described a project or capacity plan.
- Under development: Permitting, construction, equipment, contractors, and cost estimates still affect timing and delivery.
- Powered and ready: Utility capacity and site infrastructure are in place to serve customers.
- Leased and operating: Customer commitments and service commencement can support recurring revenue.
Compare construction schedules, projected costs, customer commitments, and expected lease-up. A project can require substantial resources before it has secured all customer contracts, and expected demand may not materialize. Equinix discusses these development and demand risks in its 2025 Form 10-K.

Can the balance sheet support investment and dividends?
Data center businesses make significant investments in facilities, so examine total debt, fixed- versus floating-rate exposure, maturity dates, covenant headroom, available liquidity, and the expected funding mix for construction. Capital-market conditions can affect the cost and availability of financing; higher rates may increase borrowing costs and change the return investors demand from REIT shares.
Digital Realty reported approximately $18.6 billion of consolidated indebtedness as of December 31, 2025, in its 2025 Form 10-K. That is a company- and date-specific figure, not a sector benchmark. Equinix also discusses interest-rate and capital-market sensitivity in its 2025 Form 10-K.

What do FFO, AFFO, and dividend coverage tell you?
Read GAAP net income alongside funds from operations (FFO) and adjusted funds from operations (AFFO), but do not assume these measures are interchangeable with cash available for dividends. FFO is a supplemental measure intended to help analyze real estate operations. AFFO has no standardized definition, so issuers may make different adjustments. Nareit explains the measures and their limitations in its FFO and AFFO guidance.

Recurring capital expenditures, tenant improvements, leasing costs, and development spending can affect the cash available to support distributions. A stated dividend yield is not a coverage measure: it can rise because the share price has fallen, as well as because the dividend is large. Consider cash generation and valuation together.

What does REIT status mean for distributions and taxes?
U.S. REIT qualification includes a distribution test. The IRS instructions for Form 1120-REIT describe a requirement to distribute at least 90% of taxable income, subject to statutory adjustments and exceptions. This is a tax rule for REIT qualification—not a promise of a particular dividend, proof that recurring cash flow covers a dividend, or a guarantee of investment returns. See the IRS Instructions for Form 1120-REIT (2025).
REIT distributions may be classified for tax reporting as ordinary income, capital gains, or return of capital. The classification and consequences depend on the distribution and the investor’s circumstances. Review the company’s annual tax reporting and consult a qualified tax adviser for advice specific to your jurisdiction and situation. Nareit outlines the possible distribution classifications in its REIT tax overview.
