Mortgage verification automation is a lender-side process that uses eligible electronic reports to check information about a borrower’s income, employment and assets during loan origination. The lender orders an authorized report, submits its reference through an agency underwriting system such as Fannie Mae’s Desktop Underwriter (DU) validation service or Freddie Mac’s Asset and Income Modeler (AIM), and reviews the resulting findings against the application. A validated component can reduce document collection and may qualify for representation and warranty relief, but it does not approve the mortgage or remove the lender’s duty to investigate and document the file.
What mortgage verification automation actually verifies
In a U.S. conventional agency workflow, verification automation checks specific loan-file components rather than making the entire underwriting decision. An eligible third-party report can supply employment or income information, tax data, financial-account information, or a combination of those sources. The agency system evaluates the submitted application data against the report and returns messages describing what validated, what did not, and what the lender must do next.

This is different from automated underwriting as a whole. An automated underwriting system can evaluate credit, capacity, collateral and eligibility rules for a loan case. Verification automation is the data-validation portion: it tests whether the income, employment or asset information used in the application is supported by an acceptable electronic source. A loan can receive an underwriting recommendation while one or more verification components still require documents or additional review.

How does mortgage verification automation work?
1. The lender selects an eligible provider
The lender first chooses a report provider whose data is accepted for the intended agency workflow. Fannie Mae maintains authorized-provider categories covering income and employment, assets, tax transcripts and integration technology. The published list is an eligibility reference, not an endorsement or a guarantee that a provider fits a lender’s systems. Examples appearing on Fannie Mae’s list include Finicity, a Mastercard company, Truework and Truv. Provider status, products, integrations and contracts can change, so the lender must check the current list and perform its own supplier oversight.
Activation normally involves contracting with the provider, establishing credentials and connecting report ordering to the lender’s loan-origination system or another internal application. The lender remains responsible for quality controls, even when an outside supplier collects and formats the data.
2. The borrower authorizes the report
Before a report is ordered, the lender obtains the borrower’s authorization. Fannie Mae’s Selling Guide permits third-party employment and income verification when the borrower has provided proper consent, the report meets document-age requirements and the lender has controls for data quality. Authorization does not make every commercially available report eligible; the report still has to satisfy the relevant agency and loan-program conditions.
3. The lender orders the report and records its reference
The report is ordered for the borrower and the resulting reference or identifier is entered into the lender’s workflow. In DU, the lender selects the provider and enters the report reference as required when submitting the casefile. The agency service can then retrieve the corresponding data from the provider and assess the components submitted with the application.
4. The agency service compares application data with report data
DU evaluates income, employment and assets on their respective dimensions. AIM, which operates within Freddie Mac’s Loan Product Advisor, can assess assets with financial-account data, income with asset, employment or tax data, and employment with direct-deposit or employment data. Some asset-report workflows analyze recurring deposits and attribute them to reported income, but only when the income type, account history and other requirements are eligible.

5. The lender reviews messages, ownership and discrepancies
Automation produces findings; it does not replace professional review. The lender checks that the borrower is an owner of the account or report being used, compares the findings with the application and investigates contradictory or conflicting information. If DU does not validate a component, its message identifies documentation needed to support the information used in the file. The lender can then use another acceptable verification method.
6. The lender closes within the applicable timing rules
Validation-related relief and substitutions for other verification steps are conditional. Some components have close-by or reverification dates, and the exact deadline can depend on the agency guide, casefile messages and loan facts. The lender must follow those instructions, close within any required window and retain or maintain access to the larger data set referenced to the agency system. A result that was valid when ordered may not remain sufficient if the file misses a required date.
A concrete example: deposits used to validate eligible income
Consider a borrower whose wages are deposited into a checking account. For the applicable DU asset-report route, Fannie Mae says the lender must order an authorized report covering at least 12 consecutive months of checking or savings account data associated with direct deposits. The report’s “Current As of Date” cannot be more than 45 days before DU casefile creation for that route.
DU can compare recurring deposits with the income reported on the application. If the account history, deposit pattern, income type, ownership and other service conditions meet the rules, DU may validate the income and, where applicable, related employment information. The lender still reviews the borrower’s ownership and any unexplained or contradictory transactions.
Fannie Mae’s FAQ lists eligible wage-related types such as base pay, bonus, overtime, commission and military income. It also identifies specified non-wage types, including Social Security or disability benefits, Veterans Affairs benefits, pensions, long-term disability, child support and alimony. Self-employment income itself is not eligible through this particular asset-report validation method. That limitation should not be generalized to every provider report or to Freddie Mac’s AIM rules.

DU validation service and Freddie Mac AIM: what is different?
Both workflows use electronic data to test parts of a mortgage application, but they are separate agency services with separate eligibility and message rules. Their names, integrations and documentation requirements should not be treated as interchangeable.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitches| Comparison point | Fannie Mae DU validation service | Freddie Mac AIM in Loan Product Advisor |
|---|---|---|
| Underwriting platform | Desktop Underwriter (DU) | Loan Product Advisor (LPA) |
| Components assessed | Income, employment and assets, each on its own validation dimension | Assets, income and employment through the data combinations supported by AIM |
| Example data sources | Eligible employment/income, asset and tax-transcript reports; asset reports can use recurring direct deposits under defined rules | Financial-account data for assets; asset, employment or tax data for income; direct-deposit or employment data for employment |
| Provider and integration setup | Lender selects an accepted provider, contracts and activates ordering through its systems or loan-origination system | Integration and provider availability depend on Freddie Mac’s current AIM and LPA requirements and the lender’s setup |
| Freshness and history | For the cited DU asset-report route, at least 12 consecutive months and a Current As of Date no more than 45 days before DU casefile creation | Specific history, freshness and close-by rules depend on the AIM use case and current Freddie Mac guidance; not stated as a single universal period |
| When validation fails | DU messages identify support needed; lender may document the component another acceptable way | LPA/AIM messages and Freddie Mac documentation requirements govern the follow-up |
| Representation and warranty relief | May apply to a validated component when all service, timing and program conditions are met | May apply to a validated component when AIM and loan-specific conditions are met |
There is no evidence establishing a general performance winner between DU and AIM. A practical comparison should focus on the lender’s eligible loan mix, borrower and income types, accepted reports, integrations, data-freshness rules, close-by and reverification requirements, and the documentation or relief attached to each result.
Eligibility rules and limits lenders must check
Not every report is acceptable
A report available in the commercial market is not automatically eligible for an agency validation workflow. The provider, report type, data source, authorization, age and loan purpose must fit the applicable guide. Lenders should verify current authorized-provider status and the exact agency messages for the case.
Income, employment and assets are separate tests
Validation of one dimension does not guarantee validation of another. A bank-account report might support eligible income while leaving employment or assets unresolved. Conversely, an employment report can validate a job relationship without validating the amount of income used to qualify. Each component must be documented according to its own result.
Document age and close-by dates matter
The 45-day Current As of Date limit applies to the specified DU asset-report route, not to every report or every agency workflow. DU and AIM can also issue close-by or reverification instructions. The lender must use the current guide and the loan-specific message rather than relying on a remembered date.

Missing data still requires supplementation
The general documentation standard does not disappear because a lender uses automation. Fannie Mae states that employment income used to qualify a borrower must be verified through borrower, employer or acceptable third-party documentation. If a report omits needed information, is too old, or conflicts with the application, the lender supplements or replaces it with an acceptable method.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What the lender remains responsible for
- Authorization: obtain and retain evidence that the borrower permitted the report.
- Data quality: establish controls for provider accuracy, report age, completeness and system transmission.
- Ownership: confirm that the borrower owns the financial account or is the subject of the employment or income record used.
- Consistency review: investigate conflicting deposits, employers, tax information, addresses or other facts that do not align with the application.
- Message compliance: follow the agency’s instructions for validated and unvalidated components, including any reverification or close-by requirement.
- Record access: retain the report or maintain access to the larger data set referenced in the casefile for the period required by the applicable rules.
- Final underwriting judgment: make sure the complete loan file satisfies all credit, capacity, collateral and eligibility requirements.
These duties explain why “automated” does not mean “hands-off.” The system can locate and compare evidence, but the lender is accountable for deciding whether the evidence is complete, attributable to the right borrower and consistent with the loan application.
What happens when validation fails or information conflicts?
The report is too old
If the report falls outside the permitted age window, the lender orders a newer report or uses another acceptable verification method. For the DU asset-report example, a Current As of Date more than 45 days before casefile creation would not meet that route’s stated condition.
The account or income source is not eligible
The lender documents the income or asset under the ordinary program rules. Self-employment income, for example, cannot be validated through the specified DU asset-report method, even if the borrower’s business deposits appear in the account.

The data does not match the application
A difference in employer, pay pattern, ownership or deposit amount triggers investigation. The lender may request pay records, employer verification, bank statements, tax transcripts or other documents permitted for the loan. The automated result does not override contradictory evidence.
Best Value
Only part of the file validates
The lender keeps the validated component under the conditions stated by the agency and documents the remaining components through acceptable alternatives. Relief, if available, is component-specific rather than a blanket waiver for the mortgage.
What automation changes for borrowers
A borrower may have fewer paper documents to upload when the lender successfully validates income, employment or assets. The lender can often use the electronic report and the agency message for that component instead of collecting every traditional document at the outset.
That convenience is conditional. The lender can still request documents if the report is incomplete, stale, inconsistent or outside the loan’s eligibility rules. Borrowers should respond to follow-up requests promptly and explain unusual deposits, job changes or account ownership issues rather than assuming the automated check has settled them.

How widely has this been used?
Available adoption figures are historical and should not be read as current market share. A 2019 report by the Federal Housing Finance Agency’s Office of Inspector General, using Fannie Mae data, found that 13.8% of Fannie Mae mortgage purchase volume in the first quarter of 2019—$11.8 billion of $84 billion—had all employment, income and/or assets needed for the transaction validated through DU’s validation service. The comparable first-quarter 2017 figure was 3.8%, or $4.5 billion of $118.5 billion.
The same 2019 report cited Freddie Mac data showing that about 1% of loans funded in April 2019, $272 million, used AIM for income verification with associated representation and warranty relief, while 1.9%, or $444 million, used AIM for asset verification. These dated figures show program adoption at those points in time; they do not establish current speed, cost, accuracy or market penetration.
Fannie Mae Senior Vice President and Single-Family Chief Credit Officer Cyndi Danko described a March 6, 2024 DU update as “removing a hurdle from the loan application process and bringing greater speed, simplicity, and certainty to both lenders and borrowers.” That is the executive’s characterization of the update, not an independently measured performance result.
Quick Recap
A practical checklist for a lender evaluating a workflow
- Confirm that the loan and borrower profile are eligible for the intended DU or AIM validation path.
- Check the agency’s current authorized-provider and report-type requirements.
- Complete provider contracting, activation, security and loan-origination-system integration.
- Capture borrower authorization before ordering the report.
- Verify report freshness, required account history and the data fields needed for the income, employment or asset type.
- Submit the report reference and complete application data to the agency underwriting service.
- Read every validation, warning and documentation message; do not treat a recommendation as a complete file review.
- Confirm ownership and investigate contradictions before relying on a validated component.
- Record the evidence, maintain required report access and calendar any close-by or reverification deadline.
- Document unvalidated components through another acceptable method before closing.
