That estimate is not an approval: you compare offers, tell your chosen lender you intend to proceed, provide verification documents, and respond to follow-up requests while the lender processes and underwrites the file. If the loan moves toward closing, you should receive a Closing Disclosure at least three business days before signing. The exact schedule depends on the borrower, property, loan program, lender, and purchase contract.
The process is not one continuous wait. Some steps are disclosure deadlines, some are lender requests, and some depend on property or transaction work. Knowing what each document means—and what you need to do next—can help you spot a delay early without assuming that every lender or loan follows an identical sequence.

1. The six application details trigger the Loan Estimate
For a mortgage covered by the standard Loan Estimate rules, the application is considered received for this disclosure deadline once the lender has these six items:
- Your name
- Your income
- Your Social Security number, so the lender can obtain a credit report
- The address of the property
- An estimate of the property’s value
- The requested loan amount
The lender generally must deliver or mail your Loan Estimate within three business days after receiving those details. You do not have to submit supporting documents just to receive the estimate, though more complete information can make its figures more accurate. See the CFPB’s explanation of what is required to apply and its disclosure-rule FAQs.

The Loan Estimate summarizes proposed loan terms and estimated costs. It is an early comparison document, not a final approval or a promise that the lender will make the loan. The lender still needs to verify information and decide whether the application meets its requirements.
This distinction answers a common question: receiving a Loan Estimate does not mean that underwriting is complete or that the lender has committed to fund the mortgage. It means you have an early disclosure to review. The lender may still need to verify your information and evaluate the loan and property before making its decision. The estimate can help you decide whether to continue with that lender, but it should not be mistaken for a final set of closing figures.
2. Compare Loan Estimates before choosing a lender
Where practical, request estimates from three or more lenders. Compare offers using the same loan amount, down payment, property details, and other assumptions; otherwise, differences may reflect different inputs rather than better terms. CFPB recommends comparing Loan Estimates and explains how to review them in its Loan Estimate comparison guide.

| Interest rate | Compare the stated rate and whether it is locked. An estimate does not necessarily guarantee the rate. |
| Monthly payment | Compare the payment shown for each offer, making sure the loan amount and term are alike. |
| Loan amount and term | Check that each lender is estimating the same borrowing amount and repayment period. |
| Points and lender credits | Note whether you pay points for a lower rate or receive credits that reduce upfront costs; weigh them against your plans and the rest of the offer. |
| Closing costs and cash to close | Review the estimated cost categories and the total funds you may need at closing. |
| Conditions and timing | Ask about requirements, deadlines, and any rate-lock expiration that could affect your transaction. |
For a useful comparison, make sure each lender is working from the same basic scenario: the same property and approximate value, loan amount, down payment, and loan term. If one estimate assumes a different amount borrowed or different loan terms, the payment and costs may not be directly comparable. Ask the lenders to explain differences rather than treating the lowest initial payment or smallest cash-to-close figure as automatically the best offer.
Points and lender credits can change the trade-off between costs paid up front and other loan terms. Consider them alongside the rate, monthly payment, and cash needed to close, and think about your own plans. No single offer is best for every borrower, so compare the terms that matter for your circumstances and eligibility. If a rate is not locked, ask how and when it could change and whether there is an expiration date or other timing condition.
Multiple mortgage credit checks made within a 45-day window are treated as a single inquiry for credit-report purposes, according to CFPB comparison guidance. This supports shopping for offers within that window; it does not mean that every credit-scoring model or circumstance is identical.
3. Tell the chosen lender you intend to proceed
Once you have chosen an offer, tell that lender that you intend to proceed. Silence does not count as communicating your intent. The lender can explain how it wants you to give notice, since the method may vary.

CFPB says the lender is required to honor the Loan Estimate’s terms for ten business days; if you have not indicated intent to proceed within that period, it may revise the estimate. If you need more time to compare or decide, ask the lender what could change and whether any rate-lock terms have a separate deadline. The CFPB explains the step in its Intent to Proceed guidance.

In practical terms, choosing a lender and communicating that choice are separate actions. Do not assume that returning an application, continuing to discuss terms, or simply waiting tells the lender you want to move forward. Ask what form of notice the lender accepts and keep a record of when you gave it. If you are still comparing, clarify what the ten-business-day period means for that estimate and whether a rate lock has its own deadline; those are related timing questions, but they are not necessarily the same condition.
4. Send documents and answer follow-up questions
After you say you intend to proceed, the lender may ask for records to verify income, assets, and other financial details. It may also request clarification or additional documents as it reviews the application.
- Send requested documents promptly and keep copies of what you provide.
- Answer questions consistently and tell the lender if a document is unavailable or a financial detail has changed.
- Ask whether a request is complete and whether anything else is outstanding, especially when your purchase contract has a closing deadline.
Delays in returning requested documentation can delay closing. A delay may also matter if a rate lock expires or the purchase contract sets a closing date. Contact the lender promptly if you expect difficulty meeting a request or deadline; ask what options apply to your specific file.
Lenders may request information based on the application and what they need to verify; there is no universal document checklist. Rather than relying on a generic list, ask the lender which records it needs, how it wants them submitted, and whether anything is missing. If a request is unclear, ask what question the document is meant to answer. That can help you respond completely and avoid unnecessary back-and-forth.
Keep track of requests and responses in one place. If the lender asks for clarification, answer the question directly and let the lender know if relevant information has changed or a requested item is unavailable. Do not guess at what a request means or send inconsistent explanations. Prompt, clear communication cannot guarantee a particular closing date, but it can reduce avoidable delays caused by incomplete or late responses.
5. The lender processes and underwrites the application
The lender checks application information and evaluates whether to approve the proposed loan. Underwriting steps and their order vary; some work may happen in parallel. Depending on the property, loan program, lender, and transaction, the lender may require an appraisal and other property- or title-related work before it can finalize the loan.
There is no single approval date that applies to every borrower. The Loan Estimate is not approval, and the lender makes its decision after receiving and processing the information it needs. FHFA’s step-by-step mortgage guide notes that mortgage activities and timing vary with loan type and borrower circumstances. Ask your loan officer which items remain open and what could affect your transaction’s schedule.
Processing and underwriting are part of the lender’s review, not a guaranteed sequence in which every borrower reaches the same checkpoints on the same day. Some financial verification and property-related work may overlap. An appraisal or title-related work may be required, but neither item is universal or has a guaranteed timing. Ask which items apply to your loan, which are complete, and which still need attention.

If you receive a new request while the file is being reviewed, treat it as part of the process rather than proof that the application has been approved or denied. The lender may need additional information or clarification before it can make a decision. The decision comes after the lender receives and processes what it needs. If timing matters because of a contract date or rate-lock period, ask the loan officer what remains open and whether any unresolved item could affect that schedule.
6. Review the Closing Disclosure at least three business days before closing
For a covered transaction, the lender must provide the Closing Disclosure at least three business days before closing. It presents final loan terms and closing costs. CFPB’s closing guidance says the disclosure includes the loan terms and an itemized list of closing fees; see which documents you should receive.
Compare the Closing Disclosure with your most recent Loan Estimate. Check the names, loan terms, figures, and costs, and promptly contact the lender or settlement agent about anything unclear or incorrect. Some costs can change between estimates and closing, so ask for an explanation rather than assuming a difference is an error.

Read it when you receive it, compare it with the most recent estimate, and raise questions promptly. Check that the names and loan terms are right, review the itemized fees, and make sure you understand the funds due. Some costs can change; not every difference is a mistake or every fee must remain identical to an early estimate.
If a number or term is unclear, contact the lender or settlement agent and ask for an explanation before signing. The settlement agent can address transaction and closing questions, while the lender can answer questions about the loan disclosure. Getting answers in advance gives you a chance to understand the figures and resolve discrepancies before you are at the closing table.
7. Closing, funding, and transfer of ownership
A settlement agent coordinates important parts of closing. Depending on where the property is located, this may be a title company, escrow company, or closing attorney. The agent can tell you which documents to bring, how funds must be delivered, and where to direct transaction-specific questions.
At closing, you sign binding loan and property documents, including the promissory note and a mortgage or deed of trust. The note sets out your promise to repay; the mortgage or deed of trust makes the property collateral for the loan. The settlement agent collects the funds due, the lender’s funds are disbursed, and the deed and other transaction documents are submitted for recording. You must show proof of homeowners insurance for the lender to fund the mortgage. When closing is finalized, ownership transfers and the buyer receives the keys. CFPB describes the process in its mortgage closing guidance.
Ask the settlement agent in advance how to deliver the funds you owe and what to bring. The exact closing arrangements can vary by location and transaction, so follow the instructions for your file rather than assuming every closing works the same way. Confirm that the agent has told you how questions should be handled and whom to contact if a figure or document needs clarification.

Signing is only one part of the closing process. The settlement agent collects the required funds, the lender’s money is disbursed, and transaction documents are sent for recording. The lender also needs proof of homeowners insurance to fund the mortgage. Once the closing is finalized and ownership transfers, the buyer receives the keys. If you are unsure which point has been reached, ask the settlement agent to explain the remaining steps and what is needed from you.
Deadlines are not the same as a promised closing schedule
| Period | What it means |
|---|---|
| Three business days after the six application items | The general Loan Estimate delivery or mailing deadline for a covered mortgage; it is not an approval deadline. |
| Ten business days | The period during which CFPB says the lender is required to honor the Loan Estimate terms; after that, it may revise the estimate if you have not indicated intent to proceed. |
| At least three business days before closing | The required advance receipt period for the Closing Disclosure for a covered transaction. |
These disclosure deadlines do not establish a universal number of days from application to closing. The actual path can depend on how quickly documents are supplied, the lender’s process, property and title work, loan type, borrower circumstances, and contract dates. The official guidance cited here does not establish a national processing average.
In particular, the three-business-day Loan Estimate deadline is tied to receiving the six application details, not to a lender’s final review. The ten-business-day period concerns how long the lender is required to honor the estimate’s terms under the CFPB explanation, while the Closing Disclosure deadline counts back from closing. These are different milestones, so one should not be used to predict when underwriting will finish or when keys will be available.

The standard Loan Estimate and Closing Disclosure framework does not apply to every product. State law and local closing practices can also affect details. Ask your lender and settlement agent which rules and schedule apply to your loan.
This guide is general consumer information, not a guarantee about an individual lender’s process. If your loan is one of the products listed above, or you are unsure whether the standard disclosure framework applies, ask the lender which disclosures and deadlines govern your transaction. Local practice, loan program, property, and purchase contract can also affect how the steps are handled.
How to stay organized while your application moves forward
A simple checklist can help you keep the important parts visible without replacing the lender’s instructions. Record when you received each Loan Estimate, which assumptions it uses, what you asked each lender, and whether the rate is locked. Note which lender you selected and when you communicated your intent to proceed. Keep a list of document requests, submission dates, and questions that still need answers.

CFPB also points borrowers to housing counselors who can help review Loan Estimates.

Frequently Asked Questions
Does receiving a Loan Estimate mean my mortgage is approved?
No. A Loan Estimate summarizes proposed terms and estimated costs so you can compare offers. The lender still needs to verify information, process the application, and make an approval or denial decision.
What do I have to provide before the lender sends a Loan Estimate?
For a covered mortgage, the six items are your name, income, Social Security number, property address, estimated property value, and requested loan amount. The lender generally has three business days after receiving them to deliver or mail the Loan Estimate. Supporting documents are not required just to receive it.
Do I have to tell the lender that I want to proceed?
Yes. Tell the lender you chose that you intend to proceed; silence does not communicate your intent. Ask how the lender wants you to provide notice, because the method can vary.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsHow long should mortgage underwriting take?
There is no single reliable timeline for every borrower or transaction. Timing varies with the lender, borrower, loan type, property, required work, document responses, and contract dates. Ask your loan officer which items remain open.
When should I receive the Closing Disclosure?
For a covered transaction, the lender must provide it at least three business days before closing. Review it against your most recent Loan Estimate and promptly ask the lender or settlement agent about anything unclear or incorrect.
What happens at a mortgage closing?
A settlement agent coordinates important parts of closing. You sign binding loan and property documents, provide the funds due, and show proof of homeowners insurance for the lender to fund the mortgage. The lender’s funds are disbursed, documents are submitted for recording, and ownership transfers when closing is finalized.
Do the same disclosure deadlines apply to every kind of mortgage?
No. CFPB lists reverse mortgages, HELOCs, some manufactured or mobile-home loans not secured by real estate, and certain subordinate homebuyer-assistance loans among exceptions to the standard Loan Estimate and Closing Disclosure framework. Ask your lender which requirements apply.
The Bottom Line
After you apply, expect an early Loan Estimate, an active comparison and lender-selection step, document requests and underwriting, then a Closing Disclosure and closing if the loan moves forward. The key deadlines are disclosures—not a promise of approval or a universal closing date. Respond promptly, ask about open conditions and timing, and review each disclosure before signing.
