For a typical U.S. home purchase with a mortgage, expect to review and sign a Closing Disclosure, promissory note, mortgage or deed of trust, and deed. Your lender or settlement agent will provide the transaction-specific packet: additional forms, signing requirements, and procedures vary by loan, state, locality, and property.
Which documents are central to a mortgage closing?
These four documents serve different purposes. Check that each reflects the agreed transaction, and ask the lender or closing agent to explain anything you do not understand.

- Closing Disclosure: Summarizes final mortgage terms and closing costs, including the cash you need to bring. Compare it with your latest Loan Estimate and ask about unexpected changes to the loan terms, costs, or cash to close.
- Promissory note: Your promise to repay the loan. Check the loan amount, interest rate, payment schedule, term, and other repayment terms against what you agreed to.
- Mortgage, security instrument, or deed of trust: The name depends in part on the location. This document secures the loan against the property and describes borrower and lender rights and obligations. Some signatures, including on a deed of trust, may need notarization.
- Deed: The seller signs this document to transfer legal ownership to you. If more than one buyer is taking title, check that the deed names everyone correctly and reflects the ownership arrangement you intend.
When should you receive the documents?
For covered mortgage loans, the lender must provide the Closing Disclosure at least three business days before closing. The Consumer Financial Protection Bureau explains this advance-delivery rule in its Closing Disclosure guidance. Use the time to review the final terms and costs, rather than waiting until the signing appointment to spot a mismatch.

Ask your lender or closing agent for copies of the rest of the closing documents in advance. The Closing Disclosure has a specific advance-delivery requirement for covered loans; do not assume every other document must be sent on the same schedule. The CFPB’s guidance on preparing for closing recommends requesting the full set.

What should you confirm before the appointment?
Contact the person or company conducting settlement—depending on your location, that may be a title company, escrow company, or closing attorney—and confirm the practical details directly.
- Who will conduct the closing, and where and when will it take place?
- Which documents should you bring, and how much money is due?
- How must closing funds be delivered? Verify payment instructions using a trusted contact method for the named settlement agent; do not rely on a generic checklist or unverified instructions.
- Does your lender require proof of homeowners insurance before funding?
At the appointment, take time to review names and spellings, property information, loan terms, ownership interests, costs, and cash to close. Raise discrepancies with the lender or settlement agent before signing. The CFPB’s document-review guidance covers checking the Closing Disclosure against the terms you expected.

How does the checklist change for other transactions?
The four-document list is a useful starting point for a typical financed purchase, not a universal packet for every way of buying or borrowing against a home.

- Refinance or home-equity transaction: A Notice of Right to Cancel applies to certain refinance or home-equity transactions, not to a mortgage used to purchase a new home. Check the disclosure requirements for the specific loan.
- HELOC or reverse mortgage: These have different disclosure requirements from a typical purchase mortgage.
- Cash purchase: A mortgage note and security instrument may not apply, and the exact required paperwork depends on the transaction and local process.
State and local law, the lender, the purchase contract, and the property can affect additional forms, notarization, recording, and closing customs. The lender or settlement agent can identify the packet for your transaction; there is no single checklist established here for every state, locality, or cash sale.

What should you keep after closing?
Keep the complete final paper set or electronic file. The CFPB identifies the Closing Disclosure, promissory note, mortgage or security instrument (including a deed of trust), and deed as key records to retain. Its after-closing guidance says to save the whole stack or electronic file. A paper folder is optional; electronic retention is also acceptable.
