Short answer: Decide from your own written refinance offer—not the latest Federal Reserve announcement. The premise in the question is out of date: on September 16, 2026, the Fed raised its federal funds target range by a quarter point, to 3.75%–4%. That move does not set your mortgage rate, and it does not tell you whether refinancing is worthwhile.
Compare the new loan’s costs, payment, term, and equity impact with your current mortgage. A basic break-even estimate can show how long it takes for monthly savings to cover refinance costs; whether refinancing makes sense also depends on how long you expect to keep the loan and what you want the new loan to accomplish.

What the Fed’s latest rate decision means for mortgage refinancing
The Federal Open Market Committee’s September 16, 2026 statement raised the federal funds target range by 0.25 percentage point, to 3.75%–4%. The Fed’s statement describes a policy decision, not a mortgage quote for an individual borrower.

As a separate market reference, Freddie Mac reported U.S. weekly survey averages of 6.95% for a 30-year fixed mortgage and 6.26% for a 15-year fixed mortgage on September 17, 2026. Those figures came from its Primary Mortgage Market Survey, which uses rates from thousands of applications submitted through Loan Product Advisor; they are averages, not promised refinance rates. Your rate and eligibility depend on factors including credit, income and assets, debts, property value, loan amount, and lender terms. Check Freddie Mac’s survey, then get actual offers based on your circumstances.

Do not treat a Fed hold—or, in this case, an increase—as a signal that refinancing is automatically good or bad. The available figures do not establish what mortgage rates will do next month or next year. Waiting for a predicted rate drop is a bet, not a guaranteed way to get a better loan.

Ask what “no-cost” means in a particular offer. The Federal Reserve’s consumer guide explains that closing costs may be covered through a higher interest rate or added to the principal, so the costs have not necessarily disappeared. The guide also describes refinance comparisons and break-even calculations; verify current terms with the lender because the guide is general consumer guidance, not a current offer.

For example, if an offer’s costs are $3,000 and its net monthly savings are $150, the simple estimate is 20 months. This is arithmetic, not a forecast of your actual savings. Use costs that reflect the offer, and adjust the comparison for relevant tax effects or other costs where applicable. If monthly savings are zero or negative, this simple calculation does not show a break-even point.
The Federal Reserve guide’s worksheet illustrates a $2,500 fee scenario with a 27-month break-even period after tax. That is an example in the guide, not a typical fee or a result you should expect. Your calculation should use your own offer and circumstances.

Compare the estimated break-even period with how long you expect to keep the loan. If you may sell or refinance again before reaching it, the savings may not recover the costs. Break-even is only one screen: it does not by itself account for a longer repayment term, slower principal reduction, or changes in loan risk.

A refinance can lower the monthly payment by extending repayment over more years, even if it does not reduce the loan’s overall cost. Restarting a longer term can keep you in debt longer and slow early principal paydown compared with keeping a mortgage that has fewer years remaining. Compare the total interest and projected balance over the time you expect to hold each loan, as well as the monthly payment.

A refinance can also serve a purpose other than reducing the payment. For instance, changing from an adjustable-rate mortgage to a fixed-rate loan can change future payment risk, while shortening the term can speed repayment but may raise the monthly payment. Evaluate the payment, interest, and risk tradeoffs against your goal instead of assuming one measure decides the choice.
When refinancing or waiting may make sense
Consider refinancing when
- Your actual offers meet your goal after accounting for costs, term, total interest, and equity paydown.
- You expect to keep the loan long enough for the estimated savings to offset costs, and the comparison still works when you account for the new repayment schedule.
- You value a change in loan structure, such as moving from adjustable to fixed, and the offer’s payment and cost tradeoffs are acceptable to you.
Consider waiting when
- The available offer does not justify its fees, payment, or term tradeoffs for your circumstances.
- Your decision only works if rates later fall, but no future rate move is established.
- You need to clarify costs, eligibility, or the effect of a new term before deciding.
Most outstanding U.S. mortgages still had rates below 4% in data reported through July 1, 2026, while the comparison 30-year fixed rate cited in the Federal Reserve’s July 2026 Monetary Policy Report was 6.4%. The report identifies this gap as a factor discouraging homeowners from moving; it is housing-market context, not evidence that refinancing is advantageous for a particular borrower. Read the July 2026 Monetary Policy Report.
What you need to make a personal decision
A useful comparison requires your current mortgage balance, rate, loan type, and remaining term; the new offers’ rates, fees, and terms; and a realistic estimate of how long you will keep the loan. Your credit, income, debts, available equity, property value, and lender rules can affect the offer and eligibility. Without those details and actual quotes, a universal instruction to refinance now or wait would not be reliable.
