A credible roof replacement estimate starts with the measured roof—not the home’s floor area—and spells out the entire job: roofing materials, labor, tear-off and disposal, required components, permits, and how hidden deck damage will be priced. A national average can give context, but only a local inspection and comparable written bids can estimate your project.
What determines a roof replacement estimate?
The largest input is the roof’s actual surface area. GAF notes that contractors commonly use satellite or drone measurements and may inspect the roof to define the scope. A house’s advertised square footage measures living area; it is not a reliable substitute for the roof surface.

Other major cost drivers include the chosen roofing system, pitch and complexity, local labor and cost conditions, and applicable code and permit requirements. A steep or complicated roof can require different labor and installation assumptions than a simple roof of the same area. Ask contractors to show those assumptions rather than treating one price per square foot as a universal rate.

- BUILT FOR THE JOBSITE, NOT THE CLASSROOM — 200+ construction-specific functions including feet-inch-fraction math, rafter calculations (rise, run, pitch, diagonal), stair layout, concrete/material estimation, and area/volume with built-in waste factors. Replaces your Construction Master Pro at half the price.
- FULL LAYOUT MATH, NOT JUST MATERIAL COUNTS — goes beyond how-much-to-buy estimating: hip and valley rafters, compound miter angles, roof pitch and angle conversions, stair rise-and-run layout, polygon tiling, and foundation correction. The math a framer, roofer, or finish carpenter actually runs every day.
- LARGE 3-INCH, 12-DIGIT DISPLAY + BACKSPACE KEY — a screen you can actually read at arm's length in daylight, 45 glove-friendly hard buttons, and a backspace key so one typo doesn't erase the whole entry — a feature the big brands still haven't figured out. Drop-proof TPU shell shrugs off jobsite drops, dust, and spills.
- BUILT-IN LCD WRITING TABLET — flip-page notepad right on the calculator. Jot measurements, sketch layouts, or write cut lists without hunting for scrap paper. One-touch clear wipes the page for the next number, and the erase-lock switch makes sure a bumped button never deletes a cut list mid-job.
- EASY TO START, DEEP WHEN YOU NEED IT — battery included and pre-installed, and the 2 quick-reference cards get you running the everyday functions in minutes; grow into all 200+ as the job demands. Auto-off after 13 minutes saves power. The tool they didn't know they needed — a perfect gift for contractors, carpenters, electricians, and DIYers.
Consumer Reports’ August 27, 2025 guide also relays a HomeAdvisor estimate range of $5,867 to $13,211 and an average of $9,513. The passage does not establish scope comparable to GAF’s figure, so these estimates should not be combined or averaged. Consumer Reports’ roofing guide
How to estimate roof area and material quantity
Roofers commonly measure material in squares: one square covers 100 square feet. Start with the measured roof surface, not the home’s floor area. For a rough material quantity, Consumer Reports advises adding 10 percent for waste, then dividing the adjusted area by 100 to get squares.

- Get the roof surface measurement in square feet from the contractor’s measurement or inspection.
- For a rough material allowance, multiply the measured area by 1.10, applying Consumer Reports’ 10 percent waste guidance.
- Divide the adjusted square footage by 100 to convert it to roofing squares.
- Ask the contractor to confirm the order quantity and explain any difference from this rough calculation; the allowance is for material estimating, not a substitute for a project-specific takeoff.
For example, a measured 2,000-square-foot roof would yield a rough allowance of 2,200 square feet, or 22 squares, using that guidance. The example is a quantity calculation, not a price estimate.

What an honest written estimate should include
Request separate line items and clear scope language. There are no universal unit prices established by the cited sources for these components; use current local quotes and require each contractor to state what its price assumes.

- Roofing system: Identify the selected covering and related system materials, including the specific material model where applicable.
- Labor: Show installation labor and the assumptions for pitch, complexity, access, and local conditions.
- Removal and disposal: State whether existing roofing will be removed, how many layers are included, and whether hauling, disposal, and site cleanup are covered.
- Components: Specify underlayment, flashing, ventilation, and other accessories included in the scope.
- Permits and inspections: Identify required fees, who obtains the permits, and who coordinates inspections.
- Hidden damage: State either a contingency or unit pricing for concealed sheathing or structural repairs, plus how the contractor will document damage and get approval before extra work.
- Warranty: Explain the applicable product and workmanship warranty terms and any conditions that affect coverage.
Consumer Reports recommends a breakdown of shingles, removal and installation labor, and a contingency for possible sheathing replacement. GAF also recommends itemized costs, clear warranty information, and including old-roof removal and cleanup. Consumer Reports · GAF
How to compare contractor bids fairly
Do not compare bottom-line totals until the bids describe the same roof area and work. A lower figure may exclude removal, disposal, components, permits, or repairs that another contractor included.

Check local permit and roof-layer rules
Permit requirements and rules about adding a layer vary by jurisdiction, so a rule from one city is not a national standard. As one local example, the City of Elk Grove, California says a reroof permit is required except for repairs that do not exceed 100 square feet. Its handout also describes California cool-roof provisions and circumstances requiring removal of existing roofing first, including water-soaked or deteriorated coverings, slate, clay, cement or asbestos-cement tile, or two or more existing roof-covering layers.
