Real Insurance Essential is an Australian contents insurance option for people who rent their home; it is not a separate US-style renters policy. The current Home Insurance Product Disclosure Statement (PDS), issued by The Hollard Insurance Company Pty Ltd and dated 1 July 2026, applies to new policies and renewals effective on or after 14 August 2026. The PDS explains the terms; your Certificate of Insurance records your selected cover, sum insured, limits and excesses. Read both before deciding whether the policy fits.
Does Real Insurance Essential cover renters’ contents?
Yes. Real Insurance’s PDS describes contents cover for a home the insured lives in, including a home occupied as a tenant and a strata property. Its wording says, “This product is for customers who own their home and/or the contents in their home,” then clarifies that contents cover can apply when the customer lives in the home as a tenant. Read the Home Insurance PDS for the applicable definitions and conditions.

This review concerns the Australian product and the 1 July 2026 PDS version. The Certificate of Insurance is essential to understanding an individual policy: it identifies the cover selected and relevant sums insured, limits and excesses.

Essential covers contents against specified insured events, subject to policy terms. The PDS lists events including fire, theft, storm, rainwater, flood, accidental glass breakage and sudden accidental escape of liquid. Cover is not unconditional: exclusions and event-specific requirements determine whether a particular loss is covered.

| Feature | Essential | Top |
|---|---|---|
| Specified insured events | Included, subject to the PDS and certificate | Includes the broad cover offered by Essential |
| Accidental damage | Not included as a tier feature | Added |
| Some benefit and option limits | Lower limits | Higher limits for some benefits and options |
| Contents in transit while moving | Not included as a tier feature | Included when moving to another address in Australia, subject to terms |
The comparison is based on the PDS’s description of the two tiers; check the current product wording and your certificate for the actual terms that apply. Top may be worth considering if accidental damage or cover for contents in transit during an Australian move matters to you.
Where can item limits leave you underinsured?
Essential applies specific caps to some property. For each insured event, specified valuables, collectables and media are limited to $1,000 per item or collection, up to $2,500 per group. The PDS also states a $1,000 limit for each non-motorised bicycle and each portable musical instrument. These are policy limits, not estimates of what an item costs to replace.
If an eligible item is worth more than the applicable limit, tell the insurer and check that it is listed on the Certificate of Insurance if you need full cover. Separately, estimate the total replacement cost of all contents accurately: a sum insured does not automatically establish that your possessions can all be replaced at that amount, and claim payments for loss or damage are limited by relevant sums insured.
Do these 3 things before closing this tab:

Portable valuables cover is an optional benefit, not blanket protection for every item outside the home. The PDS describes eligible contents accidentally lost or damaged anywhere in Australia and lists categories such as clothing and personal effects, jewellery and watches, spectacles, sporting equipment, portable musical instruments, photographic equipment and hearing aids. Eligibility rules apply, and claims under this option have a fixed $100 excess. Check the PDS and certificate for covered categories, listed items and applicable limits before relying on it.

What exclusions, waiting periods and excesses matter?
Gradual damage and damp
The PDS excludes gradual deterioration. Its general exclusions include mould, mildew, wet or dry rot, rising damp and dampness; sudden accidental escape of liquid should not be confused with gradual seepage, which is excluded.
First 72 hours for specified events
The 1 July 2026 PDS applies a 72-hour waiting period for bushfire, storm, rainwater or flood after first purchasing the policy, or after purchasing following a gap in cover. It describes exceptions for certain uninterrupted transfers from equivalent cover. Confirm that an exception applies to your situation rather than assuming a new policy removes the waiting period.
Rank #4
Flood and other excesses
Your excess depends on selected cover and any fixed excesses, so do not assume a single amount applies to every claim. CHOICE’s public page for its Real Essential review reports a flood excess of the greater of $500 or the basic excess, as well as a 72-hour waiting period. Because terms and effective dates can change, verify any flood excess against the current PDS and your Certificate of Insurance before relying on that figure. The $100 excess for optional portable valuables cover is specified in the current PDS.

How much does Real Insurance Essential cost?
There is no universal premium in the cited product material. Real Insurance says premiums can vary with the cover selected, property and site, limits and excesses, insurance history, other risk factors and business costs. The quote and Certificate of Insurance state the premium for an individual policy.
Best Value
To judge value, compare quotes using the same address, sum insured, excess, optional benefits and payment basis. Without matched quotes, describing Essential as cheap or expensive would not be meaningful.
What does independent review information establish?
CHOICE’s public product page identifies The Hollard Insurance Company Pty Ltd as provider and describes Essential as a sum-insured policy. Its expert rating, cover score, price score and satisfaction details are withheld on the public page, so those results cannot support a public numerical rating here. CHOICE is a secondary reference for comparison; the current PDS and certificate govern policy terms.
How should renters compare Essential with another policy?
Compare policies on a like-for-like basis, not by headline premium alone. Check these points in the policy documents and quote:
- Which insured events are covered, and whether accidental damage is included or optional.
- How to calculate the sum insured and whether it realistically reflects replacement costs.
- Per-item and group limits for valuables, collectables, media, bicycles and instruments.
- Whether away-from-home cover is available, which items qualify, its geographic scope and excess.
- Waiting periods and event-specific excesses for flood, storm and other relevant events.
- The liability limit and its exclusions.
- Whether moving cover applies, how claims are handled, and the premium for equivalent cover.
Real Insurance’s CHOICE public review can provide secondary comparison context, but use the current policy documents for the limits and terms that would apply to you. The insurer’s Essential product page describes the product, while directing readers to the PDS for full conditions.
