For real apartment transaction prices in Poland, use the official Rejestr Cen Nieruchomości (RCN), a register based on notarial deeds and maintained by county authorities. The national Geoportal service is an OGC WMS/WFS endpoint—not a documented, uniform REST API—and Geoportal also offers full-data CSV and XLSX exports for a selected area and period. Access to full RCN data has been free since 13 February 2026, but coverage and update status still depend on local publication.

The practical choice is straightforward: use the map for inspection, CSV/XLSX for tabular analysis, and a geospatial download or service when your workflow needs geometry or GIS integration. The official Geoportal overview describes the register at Geoportal’s RCN page; GUGiK’s notices cover the full-data export and download formats.

Connect to RCN through WMS or WFS
For software access, start with the national endpoint: https://mapy.geoportal.gov.pl/wss/service/rcn. GUGiK describes it as a WMS/WFS service. WMS is useful for map imagery and feature inspection; WFS is the relevant service type when a client needs geographic features and their attributes. The service information describes standard WMS operations including GetCapabilities, GetMap and GetFeatureInfo. Use the service’s capabilities response to confirm the supported operations, layers and available fields before building a client.

In QGIS, use the relevant WMS/WMTS or WFS connection option and enter the endpoint URL above. GUGiK says software that supports WMS/WFS, including QGIS, can connect to the service.
- Inspect capabilities and available layers. Confirm the service responds and review its current layer and operation details rather than assuming a fixed schema.
- Limit the query to the target area. Select the locality or extent and inspect returned features and attributes. Availability depends on county publication.
- Record the retrieval context. Keep the county or area, service, query date and any relevant transaction-date range with the data you use.
GUGiK characterizes the national service as temporary and says it does not replace county authorities’ publication responsibilities. The national endpoint should therefore not be treated as a guaranteed permanent API with uniform countrywide coverage. See the service information and GUGiK’s description of RCN service operation.

Export full records as CSV or XLSX
For a non-specialist who needs rows and columns rather than a map service, the clearest recently documented route is Geoportal’s Price Analysis Module. GUGiK’s 23 September 2026 announcement says users can choose an area and analysis period and export “Pełny RCN” (full RCN) in CSV or XLSX. The full export ignores table filters and contains a wider set of register fields than the filtered table view.
- Open Geoportal’s Price Analysis Module.
- Choose the geographic area and the analysis period.
- Select the “Pełny RCN” export option.
- Choose CSV or XLSX, then review the downloaded fields and missing-value indicators before comparing records.
The feature and its behavior are described in GUGiK’s 23 September 2026 announcement. CSV is convenient for code and data tools; XLSX is often easier for manual inspection. Neither format makes the underlying records a valuation estimate.

Download geospatial files or check the county source
Geoportal geospatial downloads
Geoportal’s download tools describe GeoParquet for national and provincial data and GeoPackage for provincial and county areas. Before relying on a file, verify that it covers the desired place and note its dataset date; availability can vary by area. GUGiK describes these choices in its download-format notice.

County services and archived files
The county authority maintains the register. Under the amended publication rules, archived GML spatial-data files are published in ZIP, and authorities may publish services or files themselves, use GUGiK publication on their behalf, or use a GUGiK-provided tool on their own infrastructure. Check the county source for the locality you need, especially if the national view has gaps or you need to establish which publication supplied a record. GUGiK’s 28 August 2026 notice describes the rule changes and the county transition deadline.

What apartment transaction records can tell you
GUGiK’s full-export announcement lists transaction identifiers; notarial document identification and date; transaction and market type; buyer and seller party fields; gross transaction price and VAT; property identifiers and rights; and details about the object sold. For premises and apartments, listed attributes include function, room count, floor number, usable area, ancillary-room area, address and price. The export preserves source values; fields that do not apply are identified as such, and missing source values are marked as missing. A record need not contain every attribute.

- Locality and transaction date.
- Market or transaction type, such as primary versus secondary market where provided.
- Gross transaction price and whether VAT is recorded.
- Usable apartment area, plus separately recorded ancillary area where relevant.
- Apartment function, room count and floor.
Calculate price per square metre only when the price and area refer to the same object and transaction basis. RCN supplies transaction facts; it does not prescribe an adjustment formula for differences in condition, location within a building, date, or other valuation factors. The field list is in GUGiK’s full-export announcement, while the register and publication framework are covered by the land and building register regulation.
Coverage, fees and the meaning of “API”
Full RCN data is free, but coverage is not uniform
GUGiK states that full RCN data has been free since 13 February 2026. Older Geoportal material that says prices or detailed attributes require payment describes the earlier access regime, not the current fee position. The free-access change is covered in GUGiK’s 28 August 2026 update.

The KICN integration aggregates county WMS services that have been registered and included. It therefore covers only counties that provide the relevant viewing service, and its operation depends on those services and their compliance with specifications. A national map or endpoint is not proof that every county is represented, that data is equally current, or that all fields are populated.
The county transition deadline does not certify completion
GUGiK’s 28 August 2026 update says county authorities were required to adapt RCN publication to amended rules by 30 September 2026. That deadline alone does not establish that every county completed the transition or that each record contains every field. Check the relevant county and dataset date when completeness matters.
Use “API” carefully
WMS and WFS are standardized geospatial web services. The official material documents these services, GML files, Geoportal downloads and county publication routes; it does not document one stable nationwide REST API with a uniform schema and complete coverage for apartment transactions. If you are writing an automated client, inspect the selected service’s capabilities and verify its county coverage before depending on it. GUGiK’s service overview is at gov.pl, with the endpoint details at the RCN service page.
