These models are not interchangeable. A facility reservation, a monthly rental from a private host, and a private-space booking across several durations can differ in access, operating hours, cancellation rules, and who provides the space.

What fees should you compare?
Compare the final amount for the specific booking, not just the advertised base rate. Platform fees, taxes, owner fees, optional protection charges, and operator-imposed fees are separate items, and the sources do not establish a universal comparable fee percentage across the three services.

SpotHero’s terms say an operator may collect charges at the facility if they were not included at checkout. For any app, inspect the booking summary for the chosen dates, duration, vehicle, and add-ons before paying.

Does the app include insurance or a booking guarantee?
“Guarantee,” “host coverage,” and vehicle insurance describe different things. Check whose loss a protection product addresses, what triggers it, and whether it applies to your booking.
SpotHero: a reservation remedy, not vehicle-damage insurance
SpotHero’s Parking Guarantee says a reservation is guaranteed at the price paid or the customer gets money back, subject to the policy’s exceptions and replacement-reservation discretion. SpotHero also says: “While SpotHero does not physically hold a specific spot open for each reservation, we work closely with our partners to monitor inventory levels to avoid overbooking.” This is a company statement about partner inventory, not a promise of vehicle-damage coverage.

Spacer: an advertised host-coverage figure
Spacer’s US host page advertises “$2.5M insurance coverage” for hosts. That is Spacer’s own marketing claim; the page alone does not establish covered events, exclusions, deductibles, or the claims process. Read the underlying policy documents rather than treating the headline amount as a guarantee for every incident or for renters’ vehicle damage.

JustPark’s UK Parking Peace of Mind add-on is listed at £0.29 per hour. It can refund the excess after a successful claim on the driver’s own motor policy, up to £1,000, subject to conditions. The policy requires UK residency and valid motor insurance matching the booking; rental vehicles are excluded. The help page also says extending an active booking voids cover and refunds the add-on fee. Check the booking-specific policy schedule and terms before relying on it.

How to compare availability and choose a booking
- Search the same trip in each relevant app. Use the same destination, arrival and departure times, and parking duration. Check that the app’s booking model fits your need: a facility reservation, monthly private-space rental, or private-space booking for another duration.
- Check the space itself. Compare walking distance, entry method, operating hours, height and vehicle restrictions, and any host or facility instructions.
- Review the full price and cancellation terms. Include applicable taxes, platform and driver fees, operator charges, and optional add-ons in your comparison.
- Read the protection terms for that booking. Do not treat a reservation refund remedy as vehicle insurance, or assume an advertised host-coverage amount tells you what is covered.
None of the cited official pages provides a comparable live inventory count or a fixed city-and-date availability list across all three services. Availability is a local, time-specific result; an app’s presence or marketing claims do not establish that a suitable space will be available for your trip.
