Northpointe Bancshares is not reported to have suffered a broad mortgage-business contraction through June 30, 2026. Its latest filing instead shows a mixed picture: Mortgage Purchase Program (MPP) balances grew, while reported net gain on loan sales fell year over year because of fair-value effects. The downside thesis is conditional. A weaker mortgage environment could pressure NPB through borrower demand, loan-sale economics, independent mortgage-bank clients, collateral values and funding liquidity.
What Northpointe does and where mortgage risk enters
Northpointe Bancshares, Inc., headquartered in Grand Rapids, Michigan, is the holding company for Northpointe Bank. Its common stock trades on the New York Stock Exchange under NPB. The bank combines residential mortgage origination and servicing with digital banking and a nationwide MPP.

MPP provides short-term, floating-rate advances to independent mortgage bankers. The advances are secured by one-to-four-family mortgages that those clients are preparing to deliver to the secondary market. Northpointe says loans generally remain in a client facility for less than 30 days. This is different from direct mortgage banking: NPB earns from originating and selling loans and from servicing, while MPP earns from funding another originator’s pipeline.

Latest reported portfolio and revenue evidence
| Measure | Latest disclosed figure | How to read it |
|---|---|---|
| MPP share of total loans | 57.98% at June 30, 2026 | A large concentration; MPP balances increased $513.0 million from Dec. 31, 2025. |
| Residential mortgages share of total loans | 24.56% at June 30, 2026 | Down from 28.05% at Dec. 31, 2025, which NPB attributed to amortization and pay-offs while emphasizing MPP and All-in-One growth. |
| MPP share of revenue | 30.4% for the year ended Dec. 31, 2025 | An annual figure, not a 2026 interim revenue share. |
| Net gain on loan sales | $4.3 million lower year over year for the six months ended June 30, 2026 | The reported result included a $564,000 loss from combined fair-value changes in loans held for investment and the lender risk account. |
| Net gain excluding specified fair-value items | $34.2 million, up $1.7 million from $32.4 million | The increase was primarily tied to higher saleable residential mortgage rate-lock commitments. |
The figures do not establish that NPB’s mortgage operation was already shrinking. They show why concentration and market sensitivity matter while also documenting MPP growth through the latest reported quarter. The company filing is available in its Form 10-Q for the quarter ended June 30, 2026.

How a weaker mortgage market could affect NPB
1. Higher rates can reduce production and refinancing
Northpointe states in its 2025 Form 10-K that “Mortgage production, especially refinancing activity, declines in high interest rate environments.” Fewer applications can reduce NPB’s direct originations and lower the volume generated by the independent mortgage bankers using MPP. Rates are not one-directional, however: lower rates can improve purchase or refinancing demand while increasing prepayments and changing the value of mortgage-servicing rights. The timing and mix of those effects determine the earnings result.
2. Lower volume can expose operating leverage
Mortgage production carries personnel, technology, compliance and fulfillment costs. Northpointe says profitability depends on aggregating enough volume to sell at a gain and warns in its 2025 Form 10-K: “Our mortgage banking profitability could significantly decline if we are not able to originate and resell a high volume of mortgage loans.” If closings fall faster than expenses, gain-on-sale margins may not cover the fixed cost base.

3. Secondary-market disruption can trap loans
Delays, weaker investor demand, tighter eligibility rules or reduced market liquidity could make mortgages harder to sell or securitize. NPB says an inability to sell loans could constrain funding for new closings and pressure revenue and margins. The risk affects both its own inventory and the exit channel needed by MPP clients.
4. MPP concentration links NPB to client health
MPP represented 57.98% of total loans at June 30, 2026, and 30.4% of 2025 revenue. Independent mortgage bankers face many of the same rate, production and secondary-market pressures as NPB’s mortgage business. A client failure, falling collateral value or reduced liquidity could produce losses or lower MPP utilization. Northpointe reports recourse to the originator and to unsold facility loans, which can mitigate losses but does not guarantee full recovery.

5. Competition can compress pricing and funding spreads
Competition among lenders and funding providers can reduce mortgage fees, loan volume, deposit gathering or net interest margin. MPP clients may also use competitors or other funding options, including government-sponsored-enterprise channels, reducing demand for NPB facilities even if collateral performance remains sound.
6. Real-estate collateral can amplify credit losses
Northpointe’s 2025 annual report said approximately 99% of loans had real estate as a primary or secondary collateral component at Dec. 31, 2025. A decline in property values or market liquidity could therefore affect collateral recovery and credit losses beyond direct origination results. That percentage applies to the 2025 year-end portfolio and should not be confused with the June 2026 loan-mix percentages.

| Funding item | Disclosure | Risk interpretation |
|---|---|---|
| Brokered time deposits | $2.74 billion at June 30, 2026, versus $2.64 billion at Dec. 31, 2025 | A concentration to monitor; NPB says current levels are appropriate for its funding sources, liquidity and balance-sheet strategy. |
| Total deposits | $5.23 billion at June 30, 2026 | Provides context for the deposit base alongside brokered funding. |
| FHLB advances | $1.43 billion at June 30, 2026 | Secured by approximately $4.1 billion of mortgage loans, including MPP facilities and loans held for sale. |
These figures do not indicate a liquidity crisis. They show how a mortgage downturn could interact with funding: weaker collateral values or slower loan sales could reduce borrowing capacity, while a need to retain or finance inventory could increase reliance on deposits and advances. The company’s 2025 risk discussion is in its Form 10-K.

What would confirm or weaken the downside thesis
- MPP balances and utilization: sustained declines after the June 2026 growth would suggest weaker client production or funding demand; continued growth would show that the exposure remains active rather than contracting.
- Gain on sale excluding fair value: separating operating production from valuation marks is essential. The six-month 2026 reported decline and the $34.2 million adjusted increase point to different conclusions.
- Loan-sale inventory and execution: longer holding periods, wider pricing concessions or delayed securitizations would indicate secondary-market pressure.
- Client and collateral performance: delinquencies, utilization, covenant issues, recoveries and concentrations would show whether MPP growth is bringing credit stress.
- Funding mix: changes in brokered deposits, FHLB advances, pledged collateral and liquidity buffers would help distinguish ordinary balance-sheet management from mounting pressure.
Bottom line for NPB investors
Northpointe’s mortgage exposure is substantial, but the latest evidence is not a simple contraction story. MPP grew by $513.0 million through June 30, 2026, and net gain on loan sales increased when specified fair-value changes were excluded. The risk case is that weaker rates, demand, loan-sale liquidity or real-estate values could reverse those gains while leaving NPB with high operating costs, concentrated MPP exposure and collateral-linked funding needs. Future filings should be read by separating direct mortgage production from MPP activity and reported fair-value marks from underlying sale performance.
