1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsFor industrial sites, native gardens can reduce recurring irrigation and mowing needs and complement well-designed stormwater systems—but they are not maintenance-free, and planting alone will not fix drainage or contamination problems. The better choice depends on local growing conditions, site risks, operating needs, and the full cost of installation and upkeep.
What is the difference?
Native landscaping uses plants indigenous to the region, selected for the site’s climate, soil, drainage, sun exposure, and intended function. It may include prairie grasses, flowering forbs, shrubs, or wetland plants. “Native” is not a universal recipe: a plant native to one region may be unsuitable elsewhere, and even locally native species may fail if the site’s conditions do not suit them.

Conventional industrial landscaping often relies on turf, ornamental plants, or other standardized plantings that may require regular mowing, irrigation, fertilizer, and replacement. Either approach can be designed for appearance, access, and stormwater functions; neither is automatically the cheaper or easier option in every setting.
How do the options compare?
| Consideration | Native planting | Conventional landscaping |
|---|---|---|
| Installation cost | Depends on site preparation, design, plant material, and establishment. EPA examples show that native installation can cost more or less than turf, depending on the project and the cost category measured. | Depends on the same project-specific factors. Turf may have lower initial amounts in one EPA example, while another case estimated a higher total for turf and irrigation. |
| Recurring inputs | Locally suited plants may reduce irrigation, mowing, weeding, and replacement after establishment, but inspections, weeding, debris and sediment removal, repairs, and replacement may still be needed. | Turf and ornamental plantings may require recurring mowing, watering, fertilizer, weeding, and replacement; actual needs depend on design and local conditions. |
| Stormwater | Can be part of a green infrastructure design, but performance depends on soils, grading, drainage, and engineering. Low-infiltration soils may require underdrains or another approach. | Can be combined with drainage features, but a conventional planting scheme is not, by itself, a stormwater solution. |
| Habitat goals | Can support regionally appropriate habitat and biodiversity goals when plant selection and site design are suited to them. | May prioritize a uniform appearance or operational function; habitat outcomes depend on the plants and design chosen. |
| Industrial operations | Requires planning for visibility, safe access, equipment passage, and any contamination or engineering restrictions. | Also requires planning for visibility, access, safety, and maintenance equipment. |
What do the cost examples show?
EPA’s Green Parking Lot Resource Guide (2008) gives a historical modeled comparison for an 8,000-square-foot landscape area: annual maintenance was estimated at $272 for native planting and $3,318 for traditional turf. In the same example, native site design and implementation were listed at $3,673 versus $1,224 for turf, and installation at $184 versus $61. These are guide-specific historical figures, not current bids or a general prediction of savings. Read the EPA guide.

A separate Landscape Performance Series case brief for EPA Region 7 Headquarters estimated the native landscape at $619,097 ($32,670 per acre), compared with $1.1 million ($58,332 per acre) for a comparable traditional turf landscape with irrigation—a 44% lower estimated installation cost in that project. The case describes project-specific bid documents for establishment and upkeep and notes that regular maintenance remains necessary. It is a project estimate, not a rule for other industrial properties. Read the case brief.
EPA’s Superfund native-plant primer gives another historical installation estimate: $6,440–$8,120 per acre for prairie or wetland seeding, compared with $8,428 per acre for seeded turf and $5,964 per acre for sodded turf. Those estimates reflect the primer’s assumptions and historical cost basis; they should not be treated as present-day pricing. Read the EPA primer.

Together, these examples show why a fair comparison separates design and installation from recurring maintenance, and why bids should use the same scope, performance goals, and time horizon.

How should an industrial site assess stormwater and contamination?
Native vegetation can be incorporated into stormwater features when the design fits the site, but plants do not make every location suitable for infiltration. EPA guidance notes that low-infiltration soils may call for underdrains or a different green infrastructure approach. It also cautions against placing infiltrating green infrastructure where it would receive runoff from hot spots or brownfields without proper consideration. See EPA’s green infrastructure design strategies.

For brownfields, landfills, or remedial properties, project professionals should review contamination pathways, soil conditions, infiltration suitability, and engineering restrictions before choosing a stormwater or planting design. Superfund and remedial sites may have particular establishment and engineering constraints; a planting plan should not interfere with site controls or remediation. EPA’s Superfund native-plant primer discusses these site constraints.
What maintenance should the project plan include?
Lower recurring inputs are possible when plants are suited to local conditions, but establishment and ongoing care still need a defined scope. EPA operation and maintenance guidance identifies inspection and routine upkeep as part of green infrastructure management. See EPA’s installation, operation, and maintenance guidance.

- Establishment: Specify the tasks and timing needed while plants take hold, including watering or replacement where appropriate.
- Routine upkeep: Define inspection, weeding, debris and sediment removal, repairs, and plant replacement.
- Responsibilities: State who performs each task, when it is due, and how deficiencies are corrected.
- Access: Ensure crews and equipment can reach planting and stormwater areas without obstructing operations or compromising safety.
How should a site choose between them?
- Set operational requirements. Identify areas that must remain open for vehicles, equipment, visibility, safety, or future work, and define the desired appearance and habitat goals.
- Assess site conditions. Have qualified local professionals evaluate climate, soil, drainage, sun, runoff sources, and any contamination or remedial restrictions.
- Choose plants and stormwater features together. Select regionally appropriate species for the actual soil and function. Where infiltration is unsuitable, consider an engineered alternative rather than assuming vegetation will solve the problem.
- Compare like-for-like bids. Ask for design, installation, establishment, and recurring maintenance as separate scopes, with a stated time horizon and specified tasks.
- Preserve existing native vegetation where practical. Incorporate it into the project plan when compatible with site controls, safety, and operations.
EPA recommends native species where possible and emphasizes matching plant selection to local conditions and designing for maintenance. EPA design guidance can help frame the discussion, but an industrial property needs a site-specific assessment and maintenance specification.
