A mortgage lender originates your home loan; a mortgage servicer manages the account afterward, including taking payments and answering account questions. The same company can do both jobs, but a different servicer may handle your loan.

Mortgage lender vs. mortgage servicer at a glance

Question Mortgage lender Mortgage servicer
What does it do? Provides the original mortgage loan and makes the loan agreement with the borrower. CFPB Manages the loan account day to day. CFPB
What might you contact it about? Applying for the loan and its original terms. Statements, payments, payment allocation, account questions, and escrow administration when an escrow account exists. CFPB
Can it also perform the other role? Yes. A lender may also service the loan. FHFA Yes, though a different institution can provide servicing. FHFA
Does the role establish who owns the loan? No. Do not assume the original lender still owns the loan based on its name alone. CFPB No. Servicing can be transferred separately from the mortgage asset. CFPB

Why might the company you pay differ from your lender?

Servicing is a separate function from originating a loan. A lender may retain servicing, transfer servicing rights to another company, or use a subservicer to handle account work. The loan itself may also be sold; that is distinct from changing who services it. A new company name or payment address by itself does not establish that the loan was sold or that its terms have changed. The CFPB explains these different kinds of mortgage transfers.

When you receive a servicing-transfer notice, use the current notices and account documents to confirm where and how to pay. A change in the payment destination is a reason to check the instructions carefully, not to infer ownership from the company name.

How to find your current mortgage servicer

  1. Check your latest monthly mortgage statement or payment coupon book. These identify the company currently handling payments. CFPB guidance recommends these documents.
  2. If you do not have either document, the CFPB points borrowers to the MERS Servicer Identification System. Use the lookup information on MERS Servicer Identification System; confirm the contact details there because phone numbers and lookup routes can change.

What the servicer does with escrow

If your mortgage has an escrow account, the servicer collects funds as part of your payment and uses them to pay certain property-related bills, such as property taxes and homeowners insurance. Those bills can change over time, which can change the escrow portion and the total monthly payment. The CFPB’s escrow guidance describes how these accounts work. If your loan has no escrow account, you are responsible for paying those bills directly.

How a mortgage broker differs

A mortgage broker helps a borrower find lenders or mortgage loans but does not lend the money. A financial institution may act as a lender, a broker, or both, so ask which role it is performing if you are comparing or applying for a loan. CFPB guidance on lenders and brokers explains the distinction.
